Property Ratings at The Social Apartments
I have lived here for over a year and I recently moved into a new unit. My first unit was not so bad but boy as soon as I moved into this “remodeled” unit I soon found a million and one problems. I have been here for 2 months and since day 2or 3 of moving in my kitchen light went out. I put in about 5 work orders for it just for them to respond with they are having an outside maintenance guy coming in to look at it. Obviously that has not happened. That is just one of the many issues I need repaired and quite frankly a very simple fix if they could actually just do their job. I am starting to lose my mind with management they are completely incapable of taking care of their residence. The rent is ridiculously high and not to mention you can hear everything single sound coming from the apartments around you clear as day. I could have a conversation with my neighbors below me. I could honestly write a book about the social apartments and I would not have 1 good thing to say. I hope every employee reads my review because something needs to change. I am disappointed and can’t wait to be out of here in a few months! There is a lot more apartment complexes that charge the same amount for better living. DO NOT MOVE HERE

User, Thank you for letting us know about your recent experience. Allow me to apologize on behalf of our team. We would appreciate the opportunity to discuss this with you further so we can improve.
When I lived at the Social Apartments in 2018-2019 they were under investigation for neglect. Several gas leaks happened and the office didn't do anything about it. Now, I see they are charging almost double and they didn't even bother to change the branding or anything.
In the fall/winter november/December of 2020 I put in multiple requests to have my heater repaired. It took them until snomageddon to even get looked at and that was only because I emailed corporate and threatened legal action. For reference that's 3-4 months no heat in winter. I called emergency maintenance 4 different times and never got any response from any maintenance. One office worker didn't even know my heat was broken. The property manager will not respond to any email you send. They will not return any call you make. Now my ac is broken and it took 8 phone calls and 2 office visits to get maintenance out here. I was taken advantage of once I'm not letting it happen again. Do not move here. Do not renew your lease.
The new people do not care about residents. They are very good at making themselves look great, until there's an actual problem. Then they do everything they can to ignore it at the expense of the residents. As of May 15th, 2020, there has been a leak in my ceiling. I took photos and videos as proof and sent them the google drive link to view. I kept up communications and let them know when the leak got worse. I explained my concerns about possible collapse or mold. They seemed unbothered by this information. They barely responded. When they DID respond, it was to tell me that they were hiring an outside contractor who would fix it soon. On June 9th, 2020, they emailed me to say the roof had been repaired and asking permission to enter my apartment to fix the cosmetic damage. I did not have the opportunity to respond immediately because I am constantly working. I was asking my boss for a day off to be present for repairs because my cat is a concern when strangers are in my home. On June 12th, 2020 they sent someone to my apartment without my prior approval or permission. I came home to find my belongings moved and the crack in the ceiling filled in and painted over. On June 15th, 2020, a month after the first leak, it rained. I came home to water everywhere. All over my belongings. I called the emergency number and they did nothing. I also left a voicemail for the office. They did nothing. I emailed them. They have not responded. They promised this was fixed. THEY LIED Do not move here. The apartments smell of cigarette and weed smoke because management allows people to smoke inside of their apartments. People scream and fight almost every night into the early hours of the morning. Cars are broken into constantly. The laundry facilities are always breaking. They do not enforce leash laws or picking up pet poop. Also, the roach problem is inescapable because they NEVER have pest control visit, even though you have to pay for it according to the lease. This is East Riverside. And the management team at The Social seem hellbent on making sure you know no one gives a crap in this neighborhood. Don't let the prices, the walk-in closets, and gas stove ranges draw you in. You do NOT want to live here.
When you go into an apartment at the Social, look at the paint on the walls. You'll see bumps where they used too much paint, areas where there isn't enough paint, and paint in places where there shouldn't be any. This kind of lack of organization and attention to detail is a pattern I have observed at the Social. For the last week and a half, the gas has been shut off. They tried to fix the gas leaks, but the City of Austin came and found more leaks, prohibiting them from turning it on. They didn't do due diligence to make sure there really were no gas leaks, and were content to solve the problem with a quick fix. If you'd ask the Social, they'd probably say they've done as much as they could. But the real problem is that they let it get to that point to begin with. In the same way that the paint job seems to have been done in a rush with little attention to quality, so management has come to treat the entire property in hopes no one will notice. Here's another example - before they started using a parcel management service, packages would come into the clubhouse. There was no organization of these packages, and the staff would rummage through every single package to find it. At least once they told me my package wasn't there even though I had confirmation from Amazon that it had been delivered. No one thought to organize the packages to make it easier to find them. Here are several other of my experiences at the Social: My car was broken into and belongings stolen. My sink is repeatedly clogged. Management took my key to copy it, said they would bring it back later that evening, and then forgot to come back and give it back. There is standing water in my bathroom that never goes away. I have come to the office several times during office hours, only to find a locked door with no indication of when it would re-open. Here are some of the benefits to living at the Social: It's close to several convenience stores. It's cheap.
Every maintenance request is like pulling teeth. My garbage disposal was clogged for 3 weeks, I woke up one Saturday to no heater in my apartment and it took 6 hours for them to respond to my emergency call (it was 40 degrees outside), and now my bathroom sink and bathtub have been clogged for 3 weeks as well. I make calls to the office every day and get sent to voicemail, and when I walk into the office I am assured the issue will be handled immediately, just to come home the next day and find that the issue hast even been looked at. The only time I have ever gotten a response from them is if I call the corporate office to complain, or if the maintenance team actually happens to be in the office when I walk in with an issue. I would avoid at all costs, there are plenty of affordable apartments in this city that have a competent staff. This doesnt appear to be one of them.
I just recently moved here by far the best management I have came across from the move in process, to becoming a resident. They are always willing and happy to help with whatever they can, concerns are addressed in a timely manner, and best of all they make you feel welcome into the community. Definitely plan on being a long time resident.
DO NOT LIVE HERE! The carpet was torn within a month of living here. The door would constantly falling off their tracks. The apartment had an odor that I could not get rid of from old pipes in the wall. I had noise complaints form neighbors whose dogs barked at 5 am and management did nothing. I have dogs, it was pure a noise complaint. My AC went out in May.. MAY in TEXAS with over 90 degree weather and management did nothing to help me. It took days to fix. Everything was constantly breaking and management was no help. SAVE YOURSELF THE HEADACHE!!!!
Good new things are happening over here! I am 1/3 of the way into my third year as a resident and plan on staying for a while. I have been through 2 property management companies already at this complex and finally getting satisfaction with the third. I have been through a few major issues with the previous companies and Shippy is making everything right that was neglected in the past as well as addressing any new issues i have. I have personally witnessed loads of new appliances delivered and installed including a.c. units so odds are they will be new from here on out. I was friendly with the couple good maintnance guys here over the last few years but i am impressed with the new crew as they are getting things done. My pet and I have not had a flea, bedbug, or roach problem our entire stay and the new pest control is doing their job as well in maintaining that. The scenery is lovely all the way up to the smiles that now greet you in the office. The environment is nice and the new staff is definitely improving the experience.
Stuck it out for my 1 year lease and knew 1 month into it I wouldn't be resigning. Moved in July of 2016 and moved out July of 2017. I only gave 1 star because I had to. The walls are incredibly thin. Be ready to hear everything your neighbors do and say. Our dishwasher didn't work the entire year we were there. My roommate and I would submit maintenance requests that went unanswered until they finally showed up weeks later. Instead of fixing the problem or replacing the dishwasher they told us to manually fill up the dishwasher with water before turning it on...and then it would work. Disregarding the fact that the dishwasher didn't drain water either. Next the oven stopped working, again instead of fixing or replacing it, they gave us some SKETCHY advice. They told us to turn a burner on on the stove, THEN turn the oven on and leave the burner door open at the bottom. Then we were supposed to wait 3 to 5 minutes for a blue flame to show up, and that meant the oven was on. Long story long... the maintenance crew there doesn't intend to actually do any maintenance when they show up to your unit. If they show up at all. These issues were just the beginning. We had roaches the entire time we lived there. Despite having pest control treat the inside of the unit. I think this was probably due to a leak that went unresolved by maintenance for months. There was water coming up through the floor in the master bathroom and bedroom. I put requests in for months (literally, months) and finally called very upset when I got fed up with the stench. The maintenance crew finally came and fixed the leak but the damage was already done. On top of the smell and mold never going away, they left a huge mess in our unit, including huge holes in the dry wall. The management seemed constantly confused by what was happening. They all had a different story as to why the issue wasn't address properly and were totally unapologetic. I would definitely not recommend.
While you may be enticed by the picturesque model apartment, complete with renovated bathrooms and a relatively modern kitchen, chances are you will find yourself in a slightly more "artistic" apartment if you decide to unload your hard earned cash at The Social. Unfortunately the best thing about The Social on Oltorf has little to do with the accommodations, even less to do with the disappointing staffers /maintenance and everything to do with the fortune of being minutes from the heart of Austin, which tops big-city economic growth since the recession, according to the Austin Business Journal. I will also admit a recent change in management leaves the possibility, however slight, there is a promising future ahead for the tenants of 1817 Oltorf. As long as they're willing to continue to focus on the little things that The Social does manage to get right, such as the availability of an impressive dog park, and attracting youthful and friendly residents. No matter how unimpressive the units may be one thing is for sure, the renters at The Social know how to have a good time and are more than willing to share in the festivities. But even if you aren't a fan of the "mix, mingle, & chill" mentality at The Social Apartments on Oltorf the rates are reasonable and you can't argue with its convenient location.
These apartments don't look that great on the outside., but on the inside they have a lot of space and most are updated!. Carpets in the rooms, hardwood floors in the kitchen and living room. The great thing about this location is that 35 is right down the street and you're not far from downtown or the lake either. So wherever you want to go you're on the freeway right when you get out of the apartment complex.
I've lived in the apartment complex for 5 years since before it was owned by this management company. Overall, comlex is clean, maintenance is quick and people are nice. However, it is difficult if not inmpossible to get in touch with the manager. Our cabinet was broken when google fiber was being installed (not our choice) and every though I sent her pictures and emailed her multiple times, she still hasn't gotten back to me three months later. I don't really trust their maintenance to do big jobs since there has been so much turn over in that department, but smaller jobs are fine. The assistant manager is wonderful, but the company gives her little power or authority to do anything major.
My girlfriend and I have just recently rented out first apartment and Austin, and luckily for us we found the Social! Getting everything set up was easy and we had no hassle. The prosperty itself is great and had an awesome funky vibe with murals painted on the buildings. The Social also offers social events that allow residents to mingle and socialize! We've definitely met some nice people and we look forward to meeting more!
Been a resident for nearly a year and have no intentions of moving. Office Staff always Greets me with a smile and Hello. Maintenance staff quick to fix any and all issues. Plenty of Meet Your Neighbor events... No Breed Restrictions all done on a meet the Pet interview. The property owners can be seen touring the grounds always looking for ways to improve the grounds and units. THIS PLACE LIVES UP TO THE NAME "THE SOCIAL" AND DESERVES TO BE IN AUSTIN
