I would recommend leasing here to anyone looking for housing in the Tampa area! The units are upgraded and spacious and the rates are the cheapest you will find for the area. The community and staff are very friendly and they host some fun monthly events

They’re horrible at communication and will charge you for things you didn’t do. They only wanna talk when you tell other people the truth about how bad the management is. Other things, dryer won’t work properly, dishwasher broke twice, pest control doesn’t really work, and they’re renewal process sucks for the people who stayed. Been here since last year and I’m trying to leave asap.
Since moving in, I’ve had to deal with roaches and had the displeasure of having an apartment with fleas. Lots of unnecessary fees and such a hassle to get out of a lease. Thin walls. Subpar appliances. Office barely answers the phone.

this is the worst place i have ever and will ever live and do not make the same mistake i did by signing here. it may be cheap but i promise it's cheap for a reason. in the time living here i have experienced mold problems that they refused to acknowledge or take care of and still to this day have not fixed. when we told maintenance about it he said to us "i'm not allowed to tell you guys it mold or i could get in trouble". We had electrical burn marks on the ceiling from our light fixtures and when told about how this could be a safety hazard all the did was paint over it. They never take out the trash even though we have "valet trash". They take a picture of the trash leave it behind and then fine you for no reason. After the first few months of getting random fines we just started taking it out ourselves. Every single month without fail we have overages on our electric that exceed 50$ even though it literally isn't possible. our AC has now broken twice and they can't be bothered to come out to fix it even though we live in florida in the middle of summer. whenever you call anyone at the office about any problems they act like they don't understand what your talking about and the problem never gets fixed. brandi could care less about her tenants so do yourself a favor and sign somewhere else.

I’m a veteran, rejoining the military, and they won’t let my soon to be wife end her lease, 6 months before she was even supposed to move in.
This apartment is the worse place I've ever lived. The rudest, loudest neighbors. The ugliest appliances/floors/furniture. The thinnest walls. There's barely any visitor parking, and they tow. And if you're unfortunate enough to live in the the buildings near the Irish pub (which is half the complex) you'll be tortured 3 days a week by the loud, awful live music they play. The front office also encourages people who tour/sign a lease to write a good review before they move in so do not trust the high ratings. If you want to save yourself a year of misery, don't sign a lease here.
I visited a friend who lives here and when they had a problem the Supervisor handled things in the most professional way possible and it was obvious he knew what he was doing 10/10
The Social seems great at first. It's not too far from campus and the pool is fine, but that's about it for the positives. We've had numerous problems with the management. They once charged each of my roommates and I (4 of us) about $75 in electricity overages for a month where only two of us were there for less than two weeks. We asked to see the statement but they refused and told us to pay it or we'd be fined. It took getting corporate involved for them to remove the charge, then they played the victim and said it was supposed to just be an "estimate". When we first moved in, the carpet was absolutely disgusting. It had burn holes, pet hair, and stains all over it. We were told it would be professionally cleaned, but it never was. We had to clean it ourselves. Our air conditioning unit broke down constantly, multiple times a week at its worst. They never replaced it, and sometimes refused to come out to repair it. Upon our move out, they charged us for damage to the couch, which we proved wasn't even there. The fence around the property was broken to the point where there was a massive hole that people were crawling through from the outside (from the gas station on Livingston), and when we reported it, they told us there was nothing they could do and it was left open for weeks. Their office staff, for the most part, is horrifically rude and unhelpful. They will not return your calls, and in the case of one of my roommates, won't be afraid to block your number. If you are unfortunate enough to move here, it's best to just contact CLS Living (the parent company) rather than trying to get into contact with the property manager. There were numerous other instances that scream sketchy, irresponsible, and neglectful, but I believe these reasons should suffice. Seriously, don't move here. I promise it's not worth it.
They do not di anything to keep their residents safe. Asked to get a unsupervised male that moved into my apartment out of the apartment and nothing occured. Instead i was left on my own nights in there without the girl on the lease. Leaving me notes, drinking putting me in a unsafe environment. I did not sleep there for the last 2 months of my lease. Then when it came to the new lease the changed locks without informing me first. I got the call and email. HOURS AFTER THE LOCK WAS CHANGED. I was already at worked. Locked out of the apartment for hours i got a hotel. When speaking with the person incharge instead she literally closed the door on my face. Does not do her job.
An absolutely horrible place to live all around. They force you to pay renters insurance and then take 3 months to fix anything. They constantly cut the water off. I was charged over $200 after moving out for ridiculous fees. The location is horrendous, causing you to do a U-turn to enter or exit on one of the busiest streets by USF. I would highly suggest anybody considering to live at the social to take their business anywhere else.
The management are very reckless and disregard of any resident safety and privacy. They have the nerve leave my front door open but then tried to blame me for it after they left their keys in the doorknob. They went through my room without me having any worked order nor did they let me know in advance. I strongly not recommend this place for anyone. I went to the office three time to talk to management and each time their was an excuse.
The Social has by FAR been my favorite student living apartment that I have lived at in Tampa. One of the biggest reasons is because the maintenance men Edwin, Edwin Jr. and Steven work so hard to keep the facility clean and looking like new. Between just the three of them they are able to do that AND keep up with requests in a timely manner. I have no clue how they do it and also always have a smile on their faces and are so friendly. One time when our T.V. wasn't working they left a hand written note on the counter saying that it was fixed with a smiley face. They didn't have to do that but they went out of their way to let us know it had been fixed that day. It was really sweet and it made my day. Any and all requests I have made have been solved and in a timely manner and they really deserve props for how hard they work. The leasing office staff are always so sweet and really care about roommate issues and any other issues I have had. The updates made to the facility this year are gorgeous and look like LUXURY. This place really is the hidden gem of student living apartments but if you do know then you know ;)
The experience of living in The social is just a nightmare! 1. When we move in, the sofa, dining table, chairs are broken. That's ok, we can understand they are busy. 2. However, they are ALWAYS too busy to response emails or fix things. One time, our AC stopped working but there is no response over 3 days after we reported, further, it took them over ONE WEEK to fix it. Yes, this community is in Florida! 3. If you have the same thought as mine that it is cheap so we can stand it. AHHHHHHH! Be careful! As far as I know, 8 residents including myself were charged around $400 for each room! 4. This is not the end. I sent emails and called them to ask the reason. If it is really my fault, I will avoid them in the future. But they just DO NOT response the emails. It has been one month. I have to call them and suffer from their rudeness again and again. 5. I can not just wait because They asked me to pay through Rent Collect Global in 30 days. However, I called 6 times during these 44 days and Rent Collect Global always told me they have not received my documents yet. I also called The social, they just told me to wait. Now I have to consult LAWYER about who will be responsible for the bad record in my credit and I don't know how many more days this nightmare will last.

So far I have had quite a nice experience moving in and living here. Move in day was very organized and quick to check in and get access to my place. The apartment was very clean and welcoming for move in day. Although there were a few things not in the best condition, within 3 days of submitting our conditions report they were fixed, and by very friendly staff. I believe this is a wonderful complex for usf students and is very promising.
The Social at South Florida is my first apartment complex in the USF area. After living on campus, I wanted to have the freedom of living off campus. The Social is a great choice for students around the USF area. They have affordable 2x2 and 4x4 apartment options. Electricity, furniture, cable, and wifi are included in the price of rent. The included furniture is nice and gently used. The area is close enough to be accessible to USF without the drawbacks of the party atmosphere associated with the apartment complexes right outside of campus. The complex is very quiet for a giant group of college students and has two beautiful ponds which most apartments have a view of. The location is also close in proximity to many restaurants and stores. Thus far, the office and maintenance staff have been helpful in answering questions and providing prompt fixes to any problems that have arisen in the apartment.
