Property Ratings at The Spring Waterside Luxury Apartments
Managers changed frequently and any issues that we had were not followed up on. For the duration of our lease, we had issues with leaking in the ceiling and drafts and they consistently denied that were issues or put off repairs. Stay away if you don't want to deal with their terrible management.
In my one year the air conditioning went out 4 times, heat went out twice, a leak from the ceiling in master bathroom closet left my my cloths soaked, washer broke and when repaired maintenance left and they did not reattach the waste hose. When I ran it next it went all over the floor and even on the carpet. When I moved out they charged me $60 and when I told them it was their fault for the stain because of the washer they refused call back after I left a message and simply sent me to collections. Very unprofessional, do not care about their tenants, only in it for the money.
Neighbors are nice. Quiet community. Looks good on the outside. You can't enjoy the outside because you're frustrated nothing gets done on the inside of your unit. Maintenance turnovers a lot and when there seems to be an influx of new maintenance you notice they spend the majority of the time working at the sister property next to this one. Ignored work orders. Office staff will shrug in your face at the issues in the units. A month after I moved in went to the office and a lady was in there complaining how she'd gone a month without a washing machine. When she said , out of exhaustion, "if I went a month without paying rent you'd kick me out but you can go a month not fixing things in my apartment and act like it's my problem", I knew I was going to eventually have problems. You will. The sweetest neighbors get poor treatment from staff.
Shortest explanation: The buildings are old. Which is not the end of the world. But, the maintenance crew is disorganized, slow, unwilling to communicate, and overall ineffective. And, all of that leads to a growing list of safety concerns, that I have trouble accepting, as a resident. We will be moving at the end of our lease. (Trying to keep this short. But, I have so much to mention...) Highlights: - Main shower has crumbling grout, peeling tub, and black mold. - [Most likely] un-licensed electricians install fixtures that we cannot control, but we pay for on our meter. - Poorly performing furnace and poor insulation leads to over $300 each winter month for electricity bill. - Left for 12 hours with no heat, on Super bowl Sunday, when emergency maintenance could not be reached. It was 7 degrees outside. Asked for explanation of what went wrong, in case it happened again. Got no response. - Updated items (which cost more per month in rent) are cheap and poorly installed. The laminate is peeling off the cabinets. The sheet vinyl flooring is warped, discolored, splattered with pain, and scratched. - Small maintenance and grounds crews are shared with sister community. Everything takes forever. - Trash constantly blowing across the complex. No one cleans it up. The sister complex has valet trash, and can leave garbage out all night...to attract raccoons. - Dog poop everywhere. They ask us to clean up after our dogs. But waste stations are few and far between. And they NEVER have any bags in them. Ever. - Potholes. Potholes everywhere! - If it snows more than an inch, good luck getting out of your apartment. The plows shove mounds of snow in front of sidewalks, garages, and parked cars. It is nice to watch the birds. As long as the critter control guy isn't here with his dogs, chasing off everything. And leaving piles of dog poop in the middle of your sidewalk. And there are tons of options on doordash/grubhub in this area.
HORRIBLE! HORRIBLE! HORRIBLE! Do not move here! Worse place I've ever lived. The people in the office suck. They're not concerned with what's happening at your property. It was 95 degrees outside and our air was not blowing out, and we were told we'd have to wait until Monday to have someone look, and this was Friday. Everything we've needed since moving here has been nothing short of a HASSLE! There's nothing luxury about these apartments. I can't wait to leave! I would leave ZERO as the review if I could.
The location is great but the apartments for the most part are far from luxury. There is age in different areas of the complex, putt holes that are pretty big, and trash all over the apartment grounds making not look great as a of recent. Future renters here I would highly suggest you do a high to low inspection on the apartment and mark all damages and get what you need fixed fixed prior to moving in. All around great location, great price, and quiet neighborhood. You will not find a place like this - just wish it was better taken care of on the outside!
My lease is ending in about 2 or 3 months so I set out to find a new apartment & a friend recommended me to these apartments. I was welcomed as soon as i step foot into the building by Jennifer. She was very sweet to me & my family despite all the questions we asked ??. I will definitely come back & rent out an apartment when my lease is over. Thank you Springs Apartments & Jennifer!!!
These apartments are not as advertised. They are at least 40 years old and have very poor supporting systems. Water lines are either bursting or freezing on a monthly frequency therefore residents experience 6-12 hours without water on a regular basis. Countertops are not all granite or quartz as advertised, they are worn down Formica, HVAC are original, patched together units from the ‘80s, etc however rental rates are at the “lux” level. These are not “luxury” apartments. As for the advertised, beautiful water springs with wildlife, these are overgrown, run off water retaining holes. Looks nice when you drive in, but take a look from the apartments view. Weeds have overtaken “the springs”. There are no “springs”. The Leasing Agents and Prop Manager will tell you, they’re being repaired, but you should ask how long they have been “in repair”. They haven’t been “springs” or even natural ponds for 2 years now. They are nasty, runoff water retaining ponds now. Most residents, including me, have left or are in process of leaving the building I lived in therefore it might be in your best interest to look beyond the old photos online that depict a beautiful environment, a take a look without false promises “ it will be fixed” and maybe ask, if these apts are so luxurious, why is there no waiting list? Why are so many units available today? Truly nice apartments have no availability. These are 2 star apartments with 1 star management, at best.
This property advertises great service and great residents. haven't had issues with residents other than the fact garage doors are constantly left open. That makes it hard to want to store anything in the garage itself, because animals/birds can poke around under/over the walls (since they don't cover up spaces between ports). The second thing is that if you submit a maintenance request, it likely won't be completed to satisfaction (this includes move-in items). When I toured the apartment I was told a brand new oven would be put into the apartment before I moved in. Well over two-weeks later (probably closer to three), I move in and there was an oven... little did I know this oven was not new and wasn't plugged in. I submitted a request to have the new oven put in, and the stairs attached to the outside of the building (as they are old and are connected to the pole on the outer side but not the building itself). I received paper notifications a few days later they were completed. I accepted the "completion" as more of a not wanting to start trouble even though I was deeply dissatisfied with the job that was done with the stairs... no idea the oven wasn't fixed. Fast forward to the past couple days (I don't cook much, and I have been in the apartment complex for a little over a month). I have figured out that my oven doesn't have a cord to it, and it isn't plugged in. I called the main office and have yet to received a response from them regarding there not being a working oven in my apartment. I was told a new oven would be placed in the unit and I assume new ovens come with cords to be plugged in... If you are trying to make your way in the world, this complex is not for you. Lots of unneeded stress that you will never be repaid for.
These are not luxury apartments. You will be shown a unit with all the amenities in the brochure however, your unit will not include those features. If you discover your apartment is not as agreed, you will be promised the missing feature will be added, like a working balcony door, replaced countertops however, you can trust use car sales personnel more than the staff here. You will always have the 1990's features and a non-working door or no AC or chipped Formica countertops....yes Formica, not granite as promised. A prospective renter should talk to current renters, not the shady sales/office staff. I believe they must be paid on commission as they don't care to be untruthful when performing their job related tasks.

the community at first sight it's very appealing with the water view, swans, ducks... but it all stops there. The apartments interior are outdated,the community lacks good maintenance and living in staff likes to do parties just outside his unit where all residents who live near can hear their loud music laughs foul language (it's in Spanish I'm bilingual so I understand what he's saying and is horrible), beer bottles breaking until 1 am. Property's manager cannot control him at all, that was a fact because he just continues with his partying. living staffing are the ones disruptive and management does not do a thing but apologize but the staff continues to do it. They need to hire a professional property manager that has authority and the respect from his or her staff. Hire professional maintenance staff and several because they Parking is ridiculous the property does not even has in off parking for the residents. those that live near him will have to put up with his parties and drinking! So many of my neighbors have complained about rude staff, maintenance but property manager don't do anything about it Anyone want to live in a clean, well kept property where the maintenance staff doesn't keep up there residents with his loud music, fail language and beer breaking noises at very late hours of the evening. And where the office staff starting with the property manager are professional!
I typically do not write these, but I feel that after the terrible experiences I had at The Springs I should inform as many people as possible. I WOULD NOT RENT HERE AGAIN. During my time here, there were at least 4 different managers on site. Two of these managers were some of the most terrible people that I have had the displeasure of dealing with. After returning from a weekend out of town, I walked into my apartment to discover that a water pipe had burst. I WAS NOT CALLED! Maintenance entered my apartment, placed multiple blowers, moved an entire room’s worth of belongings into the living room…AND I WAS NOT CALLED. Rent was not discounted and I had to pay the increased electricity bill due to the blowers running around the clock. The apartment was well over 90 degrees in August and the blowers had to run making it even warmer. I was then told that the carpets would be cleaned by maintenance for the inconvenience…and it never happened. When I asked the manager about it, she said she had never promised that the carpets would be cleaned. Maintenance is incompetent and if you get them to show up, the job is usually left incomplete and barely functional. I had multiple outlets that were left unfinished with wires hanging out after they had supposedly finished the work order. Multiple times people entered my home without proper notice. I was sent an email at the exact same timeframe that unrequested maintenance was showing up at my apartment. After the maintenance had left my apartment, it was left unlocked for when I arrived home. The workers try to sell you on superficial looks, but when you get to the actual functionality, the apartments are in various states of disrepair. The garage was convenient though.
