Property Ratings at The Springs
I lived here from 2017-2023. When I first moved in, this place had actual working springs that were a beautiful namesake to the apartment complex. However, due to incredibly poor and outdated water infrastructure, those same springs broke soon after I moved in. Like clockwork, they filled up every winter from the rain, and as soon as the weather began to warm, they became a cesspool of garbage and breeding grounds for mosquitos. I had to stop walking in shorts at night after being bitten 50+ times in a 15 minute span, and coming down with a mosquito borne illness as a result. The water problem mentioned in numerous reviews is not to be taken lightly. It is a deeply serious and troubling issue, and you can expect to have your water shut off almost every month. Don’t expect any compensation or leniency in your water bill. Once, the water was shut off for almost the entire week leading up to Thanksgiving. Residents had to schedule showers in a vacant apartment, and when residents went on the news and threatened to sue, they were reminded by management at the time that they wouldn’t have a legal leg to stand on. Speaking of utilities, you’ll find that the dumpsters are frequently overflowing with trash on the ground. Rather than add additional dumpsters, management has informed residents in the past that they must hold onto their garbage until there’s enough room for additional bags. In the same news letter in which this was done, residents were informed that they may not store garbage outside their doors or on their balconies. Have fun storing garbage in your outdated apartment! Whatever you do, don’t store valuables in your car. My back windshield was shattered while parked in the complex and my belongings were stolen from my car, after I thought I was lucky to find parking. When I called management, they told me I was out of luck - costing me $300 just to fix my car. They don’t have a consistently working gate, and homeless people just ride their bikes onto the property anyway. Their security is rarely seen and they’re useless. One security guard once used his vehicle to catcall and chase my girlfriend. The pools are also frequently dirty and poorly maintained. The same can be said of their fitness rooms. This place is a southeast Fresno apartment on the north end of town, and you’ll be expected to pay rent that’s exorbitantly high for what you’re getting. I was relieved to leave when I did.

We are very sorry you feel your time within our community was not up to your expectations. The water shut-off you mentioned was from a prior year, and it was a result of a major plumbing job that was taking place in the community. We don’t foresee needing to do a plumbing project of this level again any time soon. You moved out of the community in the middle of September and there is a balance that is owed. If you would like to go over this balance with a member of our team, we would be happy to speak with you about it.
This is the worst place I've ever lived. Management seem nice until you sign the lease. Once it's signed, you are trapped. The property is managed by a company out of state who really don't care. These properties were built in the 1980s and you would be forgiven for thinking you are still living in the 80s as nothing has been maintained since. Everything is a band-aid repair, despite calls to the office. If you can deal with roaches, rats, mosquitos, dumpster divers and a lack of respect from management, this place is for you.

The garage ceiling also leaks, the plumbing sucks and leaks as well, our apartment was broken into, and everything is poorly managed. This complex has caused financial and emotional burdens and its no wonder they have to offer us incentives to even get any good reviews for this place. Don’t make the same mistakes we did. DO NOT MOVE HERE!!

There are tons of reasons why this is the worst apartments in Fresno. They faked reviews on their website at best this is a two star establishment, they lied about the crime rate in the area, their "gates" are perpetually broken and left open even when they are fixed, they'll tow your car and not give an explanation, the managers have a "go ask someone else" mentality and are borderline incompetent, to get a single repair is like pulling teeth, my neighbor has had a hole in his ceiling for three months to quote him "i think they forgot about it", they don't return their deposits, they hike up rent for no explained reason, they take photos of their apartments from low angles to make the apartments seem larger then they are, they lied on the dimensions of the buildings, we reserved a two bedroom two bathroom six months in advanced and they gave us a two bedroom one bathroom "because we double booked", and this is just off the top of my head. These apartments are a blatant example of misinformation and lying to your customers.

For example, the longest we can hold an apartment is 60 days, so it is improbable that we put an apartment on hold 6 months in advance. Also, our property does not have a (2 bed 1 bath) layout. We only have (2 bed 2 bath) AND (2 bed 2.5 bath) layouts. Therefore, we are hoping this review was a mistake. Horrible managment. Bad property. Can barely keep the water on consistently for more than a month. You will often have to deal with water outages, sometimes for multiple days, with minimal notification. Management will tow your car for any reason you give them, and immediately. Even a car 10 days out of its registration will get towed and cost the renter 400+. Management has roofs and gutters blown out without any notice whatsoever, so any belongings in patio areas as well as the entire patio itself gets covered in mud, WITHOUT WARNING. Overall, poor quality of apartments and the management is very poor itself, since they are severely disconnected from their renters. DO NOT RENT HERE. I have been living here for 8+ years, and I've even worked as a renovator for their apartments, which are in VERY poor condition. This is the best advice you will ever come across.
The minute I met Corrine and Nina, I knew this would be a terrific experience. Corrine has the ability to know exactly what apartment home will suit you, she found the perfect home for me. Quiet, spacious, all the comforts of home. Great choice, great value!

The whole staff is great! When we have matience concerns they are there to help, when we need assistance with our pets they provide and when we need a safe community for our children they commit. We wouldn't suggest any other place but The Springs for all family members. The matience team is awesome, quietly working and waving at the community members that pass by. The nicest and trustworthy people I feel safe around my family. The new office team members are always available when needed and have a welcoming smile. Nina, the new leasing manager, provides assistance keeping our community clean and safe. The Springs staff just ordered brand new waste baskets with waste bags for every puppy in our community. Making playing outside safe for our children. With the new staff members and great crew members I wouldn't suggest any other place.

I was living here for a year and half, all the person included office and technicians were very rude and just trying to throw all the blames for their post and old quality apartments and appliances to you! You definitely having a problem there each day and every single day! Also the people living there always let their dog poops stay on the ground and you will be enjoying walking on those shits everyday!!! All the carpets, kitchen,..... everywhere literally were a total mess, everything there is broken in daily basis!!! Mostly AC are quite old and when you need that definitely it will be broken as to my experience, in cold night several nights our AC got broken and my little Kid and Wife got very bad cold during winter times and when bought the complain to them they just suggested to use more blankets but honestly they didn’t advise how many we need to use, 10 15 or more!!! Also they didn’t advise when you slept and the AC broken at 2 or 3 am how you should realize to going get blanket on you!!! You only will be waking up at morning with cold symptoms!!! Thank you so much for your high quality apartments!!! He he he he,,,, Anyway, if even they want to give me a whole year or even lifetime free rent Apartment I never accept that and definitely, never ever ever I want to get that horrible experience there with their terrible apartments!!! And also when we finally rescued and moved from there we didn’t never receive our deposit return back!!!

The new manager, Nina, shifts blame for everything onto others. We have animal waste backing up into our patio on a regular basis due to the units next to us. Both units are now empty, and Nina refuses to snake the drain to clear out the animal waste so it doesn't happen again. Her defense is that they've sent notices to everyone in the complex about animal waste disposal, but they haven't. They've sent out notices to pick up waste in shared areas, not notices that the patio drains are not connected to the sewers and not to be used for animal waste. The previous manager would have taken care of it immediately. Nina also sent out last minute notice about chimney sweeps coming through, and refuses to let us set a date when we'll be home for that. We have a medically fragile dog who cannot handle strangers in our home. Nina's suggestions to kennel her for five days straight will most definitely kill her. Since the chimney sweeps are on the property for five days, there is no reason they cannot come through on a day we are home. Nina claims it's a set schedule by the chimney sweep vendor that she will not make requests for. Also, for five years our lease has never included an addendum stating that there is asbestos on the property. There is a section that says that it will be declared in addendum if there is, but there isn't. Now we have a letter from The Springs telling us there is asbestos and other previously undeclared Prop 65 health hazards. We never would have rented here had they properly disclosed these things. We are filing complaints with code enforcement. The Springs has gone downhill quickly over these last few months. The photos others have uploaded to other review sites showing mattresses everywhere, standing water, etc only show a fraction of the mess The Springs has turned into.

We had our water turned off not to long ago and I kept calling the office and no one would pick up. I walked to the rental office and I could see the manager in the office I called again from my cellphone and I literally watched her look at the phone and ignore the phone call. When I walked in I asked her who she was since I had never seen her and she introduced herself as the new manager by the name of Nina... I asked her about the water and she looked irritated as she answered that she couldn't give me an estimate. This is ridiculous not sure how the expect us to continue living here with their $100 rent increases, the property looking disgusting, and a crappy manager with attitude. Everything you guys saw on the news about this property is 100% accurate. I will most definitely not renewing my lease anything is better than this place at this point.

The maintenance guys are a joke and do what they can to temporarily make something look like it is fixed rather then actually fixing it. Then the problem gets worse until it becomes a hazard and they have to call in a specialist because the issue was never addressed in the first place and was allowed to become worse. The staff do not care and they refuse to allow the tenants to have the bathroom at the KIDS pool! Imagine where all those kids go to the bathroom.... Disgusting and it is a shame... This place has the potential to be great!
The Springs is very family friendly as well as dog friendly big or small. The grounds a beautiful and it is a very peaceful place to live. The staff is great and very helpful. Everything your looking for in apartment living.

Run down and no maintenance. Has potential, but this complex is getting old. Appliances are very old and oven has not worked for 5 months. Called weekly to have repaired. Smoking is horrible here!
I love my apartment, I've lived here almost three years. The location is perfect, I'm only minutes away from Riverpark shopping center, which includes Target, Edwards Movie Theater, and popular restaurants like Yard House and Chilis. Another great feature is the adult only pool and a seperate family friendly pool. I don't think I've ever come across another apartment who does that kind of setup but it's perfect. Me and my roommates can go relax and not have to worry about getting splashed or having pool noodles hit us in the face. The only thing I dislike about my apartment, is the carpet, and the cabinets. Mine are old and dated, but I have seen inside the windows of other apartments that's have updated features. I'd stay longer if I had wood laminate flooring, and updated cabinetry and appliances. Other than that, the staff is friendly and I love living there. The gated community and security is also a feature that I appreciate having because it gives you that added peace of mind.
Love the area and that every condo has their own garage! Excellent prices for the area as well. Come check them out. The office staff is very helpful!
