Property Ratings at The Square at 511 Apartments
Elevators are frequently out of service, in unit washer/dryers are useless, maintenance team will explain at length why your concerns are not valid, laundry room has been out of service for week now, almost hit a car using the entrance as an exit, dogs pooping in the hallways and stairwells... nobody cares about this place and you shouldn't either.

Please READ THE DETAILS, This is an UNSAFE place to live in, Gates have never been closed for two years. ***Terrible residents and guests and some of them are thieves. ***Despite paying Fetch monthly to secure our packages, some of them have been stolen and others found open in elevators and stairs (areas accessible only by residents). ***My groceries have been stolen with a case of water from the lobby, I left them to move the car to a parking spot, when I came back to the building they disappeared. ***You might lose your car wheels as happened a few months ago. ***One day somebody who had access to the building came and ruined the whole lobby... Yes, how secure. ***Living in the Square 511 / Park Vue is sharing your home and the surrounding with some filthy nasty residents. ***The building stinks with the unpleasant smell of dead rats, mice and cockroaches, because of weed smokers, as well. ***Rats exist in the building, also, in both 11th and 13th floors, not only lower floors. Terrible Services: ***Temperature, inside my unit, is 88 degree and it is May. However, residents have been waiting on the management team or on whoever is responsible to switch from heating mode to A/C for more than two weeks. ***Terrible maintenance management, for more than 100 units and three elevators in the building, one never functions and two most of the time, the others two are down. ***One day I had to take my groceries all the way to the 10th floor. Wish you all the best and stay far away from this building and their terrible unqualified, unprofessional, non knowledgeable management team.

The room temperature can exceed 90 degrees before mid-May, so this apartment may be suitable if you are comfortable with high temperatures like that. However, if you prefer a cooler environment, you might want to consider other options.

Believe it when I tell you, this is the WORST apartment I have ever lived in. If I could give them zero stars, I would. It is a waste of money in a place where you will not feel comfortable or safe. I do not know anyone that enjoys living here. 1. They won’t tell you this, but the entire building is infested with mice. You will be dealing with mice everywhere in the kitchen, bedroom, ACs, I mean everywhere. 2. Management doesn’t care at all about the residents. They are incredibly rude and uncooperative. 3. The AC and heater always have issues, and we had situations where the AC is off in the summer, and the heat is off in the winter. 4. Maintenance requests take forever. After calling and emailing them for days/ weeks to the leasing office, leasing finally sends someone to come down to your apartment. 5. The utility bills are incredibly high that they do not tell you this when you sign your lease. They split the bill with all the residents in the building, and I’ve seen this at other apartments, but the prices are never this high. The last bill I had was over $200 for my one-bedroom unit. Do not waste your money on this apartment! No name change or new manager is going to make a difference here!

Thank you for your review and residency at Park Vue of Alexandria. My staff and I are sorry to see you are not enjoying your stay but are glad you shared your concerns. We value open communication and believe it is key to allowing us to serve residents better. I have decided to transfer our extermination needs to another provider to facilitate quicker mitigation of the recent issue. There was a brief heat outage in February due to a pipe leak, which we repaired. Our heating and cooling system is not centralized and local regulations require us to maintain heat from October 15th to May 1st even though one or more days within that range may prove unseasonably warm. Please e-mail me at parkvuemgr@slnusbaum.net, call the office at (703) 549-4600, or reach out to our corporate customer service line at (757) 955-8143 for assistance. I hope to hear from you directly to learn more about your utility bill and how I may help resolve that along with any other matters hindering your full enjoyment of our community. Your satisfaction matters and our team will always strive to demonstrate first-rate service! - Iliana / Community Manager
Didn’t have to rent here to see how bad this place is. Had a tour scheduled and was completely blown off on it. There wasn’t anyone in the office and I was just stuck outside for half an hour in the cold in the middle of the workday. The leasing office was completely unhelpful. The lobby was a mess. Very easy decision to not rent here.

They state on their website as having resort style amenities and charge as if they were a luxury apartment. I moved in during the winter of 2021 and the heat was on by the spring time it was still heat, you have no control whatsoever of heating and cooling in your apartment and because of that the entire building is controlled by one HVAC unit. It breaks constantly and you’re stuck with 80° weather indoors when it’s just as hot outside if not more. I’ve called Emergency Maintenance and was told it was not an emergency and I would need to wait until Monday when the offices are open to put in a request or complaint with maintenance. If you have pets don’t bother because they would suffer from the heat. If you try to open the window the airflow in the apartments are just terrible and only increases the heat indoors. The hallway is cooler than my own apartment. The water is another issue. The hot water goes out, and when you try to turn on the shower the pipes start creaking like if they’re about to burst and vibrate the entire shower wall to the point where you’re uncomfortable taking a shower so you need to just stick with your birdbath . I’ve made multiple complaints and maintenance request regarding the issue and was told it was just the changing of a showerhead but that has not done anything either. No matter how much you clean or spray you’ll always get roommates, mice and roaches. Sometimes they come from the hallways sometimes they’ll come from the walls that aren’t sealed correctly next to appliances.

I have lived in this community for the past 4 years. I like it very much because of its prime location( 5 minutes to the Potomac Yard plaza, 8 minutes to the Reagan Airport, 15 minutes to D.C....) I also like living here because it is safe and the management team is very helpful and friendly ( Tesfaye's customer service is top notch. I shall never forget when I first moved in to the Virginia area and this community, and he was so nice enough to make a list for me of the places that are close by). I was pleased with all the renovation they have done for the building and all the apartments. I myself, was living in one the old apartments and then I decided to move to a newly-renovated unit. The management team was so flexible and understanding. They made my apartment switch go smoothly. Kudos to the Park Vue team for their hard work to maintain the cleanness, safety and the community up to par. Keep up the great work! ... From one of your happiest residents-Hanane

Thanks for the great review, Hanane! We’re thrilled to hear that you’re loving your living experience at Park Vue. We’re especially pleased that the team has been helpful and courteous, and that our central location is convenient for you. We appreciate your feedback. Please let us know if you need anything during your residency.
Avoid this building at all costs. Location seems convenient and the price of rent is enticing for the area, but it’s a trap. It’s cheap because nothing is managed well or maintained. For starters, we haven’t had a working washing machine in our unit for a month. Management and maintenance keep making excuses saying they will come fix it or replace it and have yet to do so. The lobby of the building and the elevators smell like raw sewage because of a leak downstairs that has yet to be handled. The “privacy gates” are left open essentially 24/7, so not sure what the point in those is if anyone can just drive or walk into the parking lot who isn’t a resident. Walls are paper thin, so don’t plan on sleeping well or being able to focus. It’s understandable that kids will be kids and they get noisy, but when they’re running up and down the halls screaming until 1 am, that’s a bit ridiculous. Management has sent out emails about it yet doesn’t enforce anything. Two of our three cable ports in the apartment don’t work, and when brought up to maintenance we were told to “call the cable company.” That’s not an Xfinity issue, it’s a wiring issue they did not fix and will not fix. Air conditioner gets turned off without notice, which wouldn’t be an issue if it weren’t suspended on the hottest week of the season. Factor in the smell of cigarette smoke wafting into your apartment because you have to leave the windows open to avoid your house being 80 degrees and it gets uncomfortable. The living experience has been a headache since move in day and we are strongly considering breaking our lease. Would not recommend.

Ive been living here for 4 years. After the new management took over this year its been downhill. They installed a poor washing machine in the kitchen instead of the dishwasher that was there to raise rent. There was washing machines on every floor of the building already. They Replaced the older appliances with cheap ones. Like your toilet is now plastic. They took out the food disposal in the sink and didn’t replace it. They replaced shower heads with cheaper ones. They came in and out of our apartments constantly. The construction they did was careless and cheap. They didn’t care about the current residents. The insect and mouse problem in the building is growing. Its truly been hell the past few months. I suggest you stay away from this place. These people will lie to your face and take your money type people. You’re better off living elsewhere.
I have lived here since 2014 and am STILL very happy-- even with transitioning under with new management. I have never had one negative experience with ZRS management. They are always welcoming, even when I pop in their office unannounced. All I have encountered from them is smiling faces and quick service. Of course, no one likes the process of going through renovations, however the renovations made are well worth it-- especially for the price we pay. I love my stainless steel appliances and the bar installed in the open concept kitchen. I love doing laundry in my home without having to count quarters to go to the laundromat. I love that we now have a grill, and a screened in patio! I am super excited because I will be getting new floors installed in two weeks! All I had to do was ask the manager, and he made arrangements for it to happen in less than 24 hours. Also, I love my view of of the city skyline and small stream that runs across the city. The sunsets are amazing. All my friends-- even my rich ones-- envy my gorgeous view. If you move here, you wont be let down! If you have a pest issue, just schedule for pest control to come. Also, actually keeping the apartment clean helps... We live in an urban area, so that's to be expected from time to time. But I have no issues.
Cannot recommend. The leasing office is completely disorganized and will feed you differing information person to person. Even the security personnel complain about how disorganized they are and they fact that they don't provide the information necessary to complete their jobs. Not to mention, the amenities are sad. There is a washer and dryer on every floor, yes, but the washer on mine floods the tiny closet of a room every time you run it and your clothes are so drenched that you can't ever get them dry. There is an elevator down every other week. Not to mention, my kitchen is infested with cockroaches. They claim that they sent someone to treat, but I have killed multiple cockroaches every day since. I don't even feel comfortable cooking in my own kitchen because I have found them on clean dishes in my cabinets, on clean dishes inside my dishwasher, in my refrigerator, and crawling all over every appliance. ALSO, the new company informed us that they will be renovating our apartments while we are living in them. How much you wanna bet rent will be the same even though our apartments will be covered in dust and full of loose nails for improvements we won't get to reap the benefits of? My lease isn't up until the fall, but I am already fantasizing about moving out. I'm just trying to save others from making the same mistake.
Me and my husband have been living here since 6 months now. I have not yet experienced a single issue or problem as of now. The management is super cool and friendly(Specially Nidia). She gave us a lot of concessions when we moved in. Our pet ‘jack’ loves this apartment. They have a huge area beside the parking where my dog loves to play. I can say the view from my apartment looks like a landscape scene from those art galleries. Mornings and evenings are best. I live at the 9th floor and when i wake up, I see a clear sky, green nature, a narrow stream running in front of my house. During rainy season its amazing to watch, but snow fall is beautiful as well. During the night i kind of get to see the entire city in lights. Beside the view, the facilities are good as well. Whenever i raise a maintenance request, it gets resolves within 24 hrs. Parking is free for us. The only drawback here is they don’t have a swimming pool and in unit washer/dryers. Beside that, I will recommend this place to anyone who wants to save a few bucks for their dream car like me. Go for it!
I have lived here for a year and am renewing for a second. It's hard to beat the combination of price, location, and relatively good management. It's not perfect. This year we had an A/C outage, but it was after management approved an early startup due to the heat wave, and they had it fixed as soon as they could. Elevators go out sometimes. But management is really good and nice, they know the names of all the residents and greet you when you come and go. The concierge knows me and always has my packages ready to go when I get home. Maintenance is quick, usually I file a request for small items from work and it's fixed by the time I get home. Even little things like sticky closet doors get fixed up and taken care of. The laundry is expensive. Currently $2.09 for a wash and around $1 to dry it, and prices have raised twice since I lived there. But there's a 24-hour laundromat across the parking lot. The neighborhood isn't awesome, but it's really not THAT bad, and it's convenient to everything: Potomac Yards, Crystal City, Del Ray, and I-395 access. There's a Giant in walking distance, right across the street are a Capital BikeShare station, bus stop, access to the trails, and a Saturday farmer's market. The gym is nice and well-maintained, if small, but there's not really a LOT of residents and I'm always able to get a machine if I want one. Parking is never a problem. Bottom line, it's great for the price. It's not a luxury apartment building, but it's perfect for people looking for a reasonable price on a reasonable home in a reasonable location. I love living here.
The apartments are in good condition , there quiet , peaceful , and reasonable size. Also, everything is included in the building. There is a gym, laundry room, and wifi room for computer usage . In addition, there is key card gate access for entering the gate and entering the building . Lastly , the rent is at a reasonable price compared to most of the other apartments in the area.
