Property Ratings at The Stables
my boyfriend and I rented a two bedroom apartment at this complex, and for the first year we had no issues. Maintenance responded quickly and communication was fine. Overtime there were at least three or four property managers, and it took a while for them to get back to us. We had a horrible leak from our vent in the bathroom and they did not fix it until after we moved out (about 2-3 months before we moved the issue began). we have been moved out for 2 1/2 months now and have yet to receive our security deposit, or a statement about what money from our deposit was used. We have tried contacting the property manager more times than I can count, and no one will get back to us. There is not even an email to get in contact with. Do not rent from this place
Dodson property management ran this place into the ground with TERRIBLE response times on anything and everything UNLESS if they could collect money from them. Was thinking about moving out but now Dodson is gone so I am going to stay. Maintenance is terrific again! Appliances and apartments are beautiful!!!
do not rent here. the management office has changed several times along with property managers. I still do not know who my property manager is, it has changed at least 4 times without any notice. They never answer the phone or return emails. The matientence office also needs to be called and reminded to come finish their job. I have called them out three times and each time they forget a tool and leave and never return. I am so glad im moving out, if I can since no one is returning my call about the procedure to return the key or to have a walk through. If I could give them zero stars I would, but I have to give a minimum of one.
My husband and I will be filing a lawsuit. These people are liars. I encourage everyone to avoid this apartment building and management company like the plague.
This is by far the most frustration and incompetent management I have ever encountered. I made the mistake of living here despite the poor reviews and I'm still suffering financially from it.
Management is terrible!!! Very rude and awful people to work with. PLEASE AVOID AT ALL COSTS! Literally the worst people I've ever encountered. I cant stress it enough. DONT LIVE HERE!!!!!
Honestly, the apartments are nice and in a decent location for VCU students but my god, MANAGEMENT IS THE WORST! Jessica - the property manager - is honestly one of the rudest individuals I've come across in the business. She doesn't care about the tenants, does nothing to try to help them, and honestly is on a power trip. I work in property management myself and it's embarrassing how horrible she is at this job. I'm not sure how she even got the job considering she is not personable whatsoever. Management really needs to take a second look at who they have managing this property because she is driving people away - prospect tenants and current tenants. On a positive note, Dave, is an awesome guy. He does everything he can to make the tenants happy and is trustworthy. Poor guy has to deal with her, but he's the only reason the tenants have kept their sanity. He doesn't get enough credit for all that he does considering people go to him for property management issues since they don't want to deal with Jessica.
THIS PLACE IS AWFUL!!! Not only does management suck and are rude they will steal the money right out of your pockets. The have charged me rent three times in one month because of a "system malfunction"..... The apartment smells like stables and if you have upstairs neighbors good luck because you will hear EVERYTHING!!! The only good thing this place has going for it is the maintenance man david. Hes the only one who really cares. Also no parking and cant get a parking pass. TERRIBLE PLACE!!! i would give it zero stars if I could.
Avoid, Avoid, Avoid! Don't let the nice apartments fool you. The office is horrible to work with and they are extremely rude!
I got lucky and manged to avoid renting here because their bad practices started before I rented the unit. I had gone in to look at units, based somewhat on them advertising the units as all-inclusive, and applied for the apartment. We paid a deposit of $150 to hold the apartment based on that. I headed home and looked at reviews the for the complex to get an idea of what others thought of the place and I saw something odd. They have a cap on their electric of $110, beyond which point, the renter gets to foot the bill. This basically means that they just raised the price of their rent by $110, and will keep whatever you don't use each month as profit. If you use more than that, you get to pay it. I took issue with this, as they hadn't made any mention of a cap. When I did call, they told me that the $110 was more than that apartment could use in power and I needn't worry about the bill going over. I asked them to see the bills for the previous two years, since they were the ones paying it - they told me they'd look into it. When they called me next, they told me that they hadn't looked it up because my application was denied. I have excellent rental history, and I asked what grounds I'd been denied on. They said I had missed a lot of payments on my previous apartment, and was still under lease. I called the leasing office for where was currently staying, and found out that they had sent the wrong information. They said just have them send the forms back, and they'd send the correct information over. When they got the corrected forms, the Lofts at Franklin rental office called me and told me that they would need to speak directly to my old leasing office about this, because it seemed odd that suddenly my rental history was great. At this point, I asked again about the energy usage again. While they said that apartment had never gone over the limit, the billing information painted a different picture. It had gone over twice in 2014, and once in 2015. I didn't call them back that day, as I needed to ponder if I was even comfortable with living there at this point. The next day, I got a call saying that they had leased the apartment to someone else, and they'd be willing to refund $50 of my payment, but $100 of it would not be returned. I now have a claim in with my bank to get that money back.
