Property Ratings at The Stahlman
I moved here in February of 2023 and continue to be very happy. This is a historic building with a rich history that the owners and management have transitioned well for living in the 2020s. The upkeep and level of service to the residents are strong. I especially recommend The Stahlman to my fellow attorneys since it is situated close to the court buildings in downtown Nashville. We share a parking lot with the Historic Metropolitan Courthouse across the street. It is easy to park and to get home quickly.

I've been a resident for nearly two years. The Stahlman has been a superior experience to prior rental properties. The building is clean and maintained diligently. Every maintenance request I've had (for normal low-grade issues) has been tended to within 24 hours. Communication is great and other residents are grown adults. Everyone interacts with maturity and friendliness, but not in an overbearing way. I really enjoy the staff and have a good time being within walking distance of so many neighborhoods here in Nashville.
A new management company took over in March 2021 and everything went downhill. It's loud and unsafe now because the management company rents out airbnbs to bachelor parties. The elevators break twice a week. The office is always closing randomly. They took away the loading zone out front so you can't even unload your groceries without getting a ticket. My shower leaks, my toilet runs, there are large cracks in the wall, and I have roaches the size of small mice. The fridge is from the 80's and so is the horrible brown vinyl on the bathroom floors. There are no amenities, just a few treadmills in the dank basement they call a gym. I loved the look of the historic exterior, but they don't maintain any of the interior spaces, including the apartments. The hall tile is dirty and cracked. The stairwell is falling apart. For this price, save your money and get an apartment that is at least clean with functioning elevators and some amenities.

Hi there! I am so sorry you are having such a terrible time here at The Stahlman. I want to go ahead and let you know that we do not allow any type of subleasing or AirBNBs here. I would love to sit down with you to find out what units these are so we can stop this. Also, any work orders you have I am more than happy to take down and get fixed for you as well as place you on our pest control list. They are here every Wednesday to spray for anyone who asks. We are working to get the elevators working continuously as well as renovating the amenities in the next few months. Please stop by the office to meet with me. I try to make sure I tell everyone when the office will be closed due to it being a single person office ran by myself but I absolutely would love to get the chance to speak with you. Downtown living is not for everyone... but to the people who do enjoy it I would recommend this complex!
I love the location and the office staff is great.
Overall, I have been pleased living here since 2016. I am not pleased with the new trash pick up. This is a working building and it is extremely difficult to plan time to leave trash out so that it does not affect others. The receptacle is small (three people are in my home) and it is inconvenient not to have trash pick up on the weekend. Still, i would recommend the Stahlman.
I truly feel like I have found a home at the Stahlman. I love everything about living here and constantly am telling people.
I really enjoy my experience at the Stahlman! The building in general is very unique. Naturally, I recommend friends to check out the Stahlman b/c of the location, the layout of the floor plans, and the staff. The only time I would not suggest the Stahl is if someone needed more amenities (I.e. pool, updated gym, dog park, etc)
We have been here for 11 years and appreciate the quick and efficient service.
I would recommend it as a perfect place to stay, not to live.
I would absolutely recommend WITH A WARNING about the elevators and water/electric issues we've experienced with this apartment building. I understand it's an old building and disruptions are unavoidable. I do think the inconvenience of having only 1 working elevator (of 4) for such a long period WITHOUT any discount in rent is unacceptable due to the amount of the lease term most of us experienced this issue and the repercussions of time it took for everyone to make it to appointments, work, etc. That affected others committments.
I've already recommended this apartment to everyone. It's a pleasure to live in
I feel The Stahlman is priced fairly given the growth of Nashville.
Based on this maintenance interaction only, service was provided as usual, very fast and professional.
I’d love for more fun folks to live here. It’s A great time
Great apartment and location if you want to live downtown and don't mind parking across the street. Gym is small and the weight equipment isn't that great, but it's enough for a basic work out as long as nobody else is in there.
I am continuing to let the residents at Lofts at the Reserve know how happy i am with the units at Stahlman - so hopefully you will get some biz from it.
The only issue I had was street noise, otherwise, I loved the place!
I've only been here for a short period of time, but I appreciate the promptness of service and the cleanliness of the grounds.
Great location. But not many amenities. Weight room / gym is small. Adding a pool would be better. Parking is the biggest downfall. Too expensive and inconvenient.
The place is nice, but I thought it would come with more amenities. Also, the additional $135.00 is not good for me at the current rental rate. Also, the parking is not close enough for the money you're paying.

Most people today are looking for more community amenities and parking included or a part of the property. I brag about this place all the time bc I enjoy living here and don?t necessarily need those amenities but I do give them a heads up about what?s not here.

the water bill (one point) is outrageously expensive. a one bedroom apt should never have a $100 water bill. the HVAC fees are inconsistent and crazy! its almost a deal breaker on renewing its an extra $70 dollar

The HVAC fees represent each individual apartment's use of the common rooftop boiler and chiller. Maintenance did a good job but has does not respond as quickly as they did previously. I also appreciated knowing when the repairs were scheduled before but this time there was no indication the repairs were initiated until the maintenance worker showed up.
I think in the future, when you update the apartments, more kitchen storage and a microwave should be added. For the price, those should be a given.
The new leasing company is trying to bring the apartment community's rent up to a "market" level by charging more per month than the previous company. This would be understandable if not for the age of the building and fewer amenities than others at the same rate.
The building is quite, really good views, parking is not a problem, access to restaurant's and bars are with-in walking distance
We are proud of our home in the Stahlman and enjoy having friends visit. We absolutely would recommend The Stahlman to others and have done so many times.

Beautiful building with a great community of residents
The Stahlman Building is great! Blocks away from Broadway, right in front of the courthouse, which brings you right across from the "Live on the Greens". Great views as well! We can see the new Sounds Stadium, LP Fields and the river in front of you. With all the good things being said, this building is also old. So, no upgrade or anything. No granite, which a lot of high end apartments have now a days. We do have hardwood through out, but the condition is not that good. It is an apartment at the end of the day. It doesn't seem like they ever have windows cleaning schedule. Which is odd for a city high rise building, So many bugs and spiders are outside of the windows, we never open them, and it's kinda gross.
I visited this apartment, I will be moving in in July!!! Loved it!!! Thanks!!!
