It's been a great experience. The staff is kind, helpful and friendly. They do a good job when assistance is needed. They community is well kept. The pools are cleared all the time. No trash is around. Grass is kept cut. Parking lots are clean but limited to where you can park without being towed. That should change. We pay a lot to live here. Have privilege to park shouldn't be a issue.

First off I moved in 2 weeks after my move I date. I moved from Michigan to move in my apartment and when I arrived they told me it wasn’t ready and didn’t update me until the day of. So of course I had to pay for hotel rooms that I didn’t have. Ok boom moved in apartment was dirty very dirty!! Dead roaches in the fridge and every where else they just painted over everything!! Very uncomfortable me and mines will be moving Asap

Everyone in the office has the worst customer service. They all have attitudes and poor communication skills. The claim is for upgraded luxury living, when everything is falling apart and maintenance doesn't know how or try to fix anything. They "complete" service requests without even doing any work, not sure how that works. Tenants pay for pest control and can't even get anyone to come treat the cockroach infestation. Leaving very soon, don't waste your time here! THE ABSOLUTE WORST APARTMENTS INSIDE, OUTSIDE AND MANAGEMENT!

This company accepted a payment over over 1200 for rent and deposits to be paid upfront. Unfortunately I was told I am unable to lease and they still took my payment. It has been almost 30 days and they still have yet to return my payment, or give me any indication that I should be receiving my refund soon. I have called numerous times, visited the office in person multiple times and no one seems to understand where my payment is, nor will they follow up or get in contact with me. I’ve had the displeasure of speaking with the property manager twice now. The second time, I walked into the office with a posted “open” sign and was met by the manager putting on her makeup which was followed by her telling me she’s “off the clock”, even though I was there during business hours. She then instructed her employee to close the office door in my face while I was standing there speaking to her. When I asked for a corporate number, she then told me to google it. I have never been met with such poor customer service, lack of communication, and general courtesy to individuals is clearly lacking.

First a formost the year that ive been living here manggment has always been terrible. Due to the strange time we are in this year its been a lot of death & unexpected things happened. I had a couple of deaths in my family had to miss work explaind that to the office & they still put up eviction. On top that the apartment was never in ready conditions. Things were never put in place. My kitchen light never worked. The fridge leaked. Ac/Heat went out multiple times. Maintenance sucks. And overall they over charge for the lack of up keep that they do to their property

first they are nice, then they took weeks to get us in an apt, switched our apt 3 times, we have now been living here for 3 months and the apt is STILL not move in ready! management is horrible. maintenance is terrible and marks work orders completed when they haven't even visited the apt. the AC is terrible, very cheaply renovated, there are roaches!!

When to visit the office foe information they seem a little busy but they gave us all the information we needed and all of our questions were answer. The only negative thing are the parking lots but other than that it seems a good place to live.

I do recommend this apartment complex because it has very nice people, attentive but above all very professional and among them is Janeth who does an impeccable job putting on high the name of this complex and the apartments are in very good condition, clean and so far Very quiet with the neighbors and in the surroundings.

I was greeted when I entered the office and the woman was very nice and accommodating. I had a 1 bedroom townhome. My maintenance needs were answered in a timely manner. It was a little expensive but I loved my neighbor and I was comfortable. Also upon move in they gave me paper plates, a welcome card, and a roll of toilet paper. It was a small gesture but it was nice.

Good morning: Since I have moved into the (from Chicago in November 2016) Surround Apartment complex, I have had array of issues. The maintenance takes long time to fix issues with the apartment, second in middle of my lease they moved to another apartment (worse than first one provided with little notice); This does not included that I had to take off unexpected time off work to move all my stuff by myself, with offer of using moving company (which I had no money for at the moment). The apartment they moved me into has leakage issue from the ceiling in the bathroom, when I called maintenance they came on day (not scheduled as requested) and messed up my bathroom carpet. The dish washer does not work and my refrigerator stopped working abruptly as night ad resulted in all my food in freezer becoming spoiled. This is worse apartment experience I have ever had and this not to mention that there are unexpected charges for water bill that’s does NOT match usage. The neighbor (the moved her twice as well due to issue with both apartments) below me also had sewage water coming through the bathroom upstairs and upon requesting management to replace food that is now DAMAGED in the freezer, received response: “I don’t think we can reimburse you for food damage and you have call back and check for response from management. I will be seeking for legal counsel in regards to this. Please do not waste your time to moving to this apartment complex, waste of money. I also have pictures documenting the leakage they supposedly fixed in the bathroom, now it is leaking again and when you call the office to complain they are rude and do not seem to care about maintenance issues occurring in the apartment. II should have been called the City of Irving to complain , since I was trying to be patient this has resulted in horrible service with no sense of empathy.

Old apartments, but recently remodeled. Management is better than before; however utilities are extremely high, and the rent being charge is higher than these apartment are worth. Pigeons in the roof making all kinds of noises and the property management has yet to do anything about it. Okay for a large family who need the space but for a single individual, I would suggest finding a new place to stay.

My rent is currently $526.00 plus $3.00 to pay the rent because the apartment complex does not accept checks, Visa, MasterCard, Bank Checks, Money Orders, or cash. The apartment seems nice, is close to shopping, transportation, their security system is good, and maintenance comes when there is an emergency.

Our lease is up in October and we will not be renewing. I am giving it a one star as this is the lowest rating. Negatives: Although the complex is attempting to make improvements, this complex has a long history of poor resident support and services to overcome and the rent increases have been ridiculous to say the least. Our apartment has had two attempts to break in - Once through the sliding glass door and then once through the front door. On a positive note? The Irving Police Department is the BEST and are very helpful and concerned for residents in this area. There are plumbing issues (poor construction) and sewer issues (old systems) that are constantly in repair. Unfortunately, the cost is being placed on the resident - Our monthly bill for water, garbage, pest, sewer service and the like has been running over $90 per month. Electric bills for a small town home are running $450 per month. The air flow upstairs is nil so there are duct flow issues as well as very decrepit air conditioning units. I have friends in other complexes living in town homes larger than ours and they are paying 1/3 of what we pay with the thermostat set at 78 in the summer and 68 in the winter. With the small earthquakes (Property Managers are innocent on this one) we have cracks in the concrete under the linoleum that is laid and when you walk upstairs the floors are definitely slanted and have a "give" that makes walking a sport but nobody at the office seems to be concerned even though the maintenance team has come out on a few different occasions. If you rent an apartment on the street side, the trek for a trash dump will require you packing the trash in your car and driving around the corner and through the "gates" to the area where the dumpsters are located because it is just too far to walk. Positives: They have a good play area with a small field and soccer goal posts. They have cleaner quad areas than last year. The apartments have been recently painted (not great but it is a start!) It is multi-cultural and neighbors watch out for one another these days. A GREAT location - close to all major highways 114, 161, 183, 635. Close to North Lake College which is an amazing school. The Surround is a direct stop for bus routes. Schools and Shopping are close by. Cheap isn't always best. We are moving because our experience (we've lived there over a year)was less than desirable. Just watch out and do your homework.

We moved here a little over a year ago and our rent has been raised twice. They also make you pay rent and utilities on line and charge you a convience fee. Paint is peeling, something is always broken and the foundation is off. They take weeks to get maintenance requests done and the front office ladies are rude and clearly hate their jobs. Plus side is they come with washer and dryers and fireplaces. Don't expect to go swimming much in the summer though. They don't open until July and even then, they are usually ALWAYS closed. Its not worth the money or the hassle.
