Located in the heart of Central Nebraska along the banks of the Platte River, Kearney offers residents big-city amenities with small-town ease. The management has become unprofessional and unethical. We were mostly happy here for a couple of years, but at the end there were major security concerns and ethical issues. Our truck was broken into this summer. The Sterling Apartments do not have any security cameras because the manager "doesn't want to spend the time looking through the videos". The manager moved all of the package delivery to the clubhouse and did not implement any security measures. We had 5 packages stolen in a couple of months. The manager did nothing to help the situation, so eventually we had to ship everything to someone else's place. When we moved into the apartment the carpet has holes, stains, and carpet spikes sticking up on the edges. We were very detailed on our inventory when we moved in. The management "lost" our inventory form, so we got charged for everything that had ever happened in our apartment before us. On top of that, the management lost the keys we turned in and charged us extra for that. Very upset with the unethical management practices here.
The property management doesn’t care about anything except money, like most other apartment complexes. The lease terms are extremely inflexible, overpriced, and full of fees. It’s embarrassing how expensive the rent is considering how the condition of everything is terrible. The statements and descriptions on the website are extremely misleading. The management company is exploitative knowing that they’re one of the few apartment complexes in Kearney. The hallways are constantly dirty with no apparent attempt to clean them. Residents allow their animals to urinate and defecate by buildings, garages, and on or near walkways. Families use hallways as a personal playground, allowing their children to scream and stomp, shaking the entire cheaply made building. The apartment itself has had numerous issues. Roof leaks with no communication from management after reporting them. The front door is thin and drafty. The air filter upon move-in was completely solid, and was only replaced 6 months later with the cheapest (ineffective MERV 2) filter possible. The windows require excessive force to open and close, and when open you’ll get to enjoy people yelling expletives across the complex, vehicles with no muffler revving in the middle of the night, and the smell of cigarette smoke. The carpets were filled with cat hair and litter, and my robot vacuum still fills up with both after a year. The washer and dryer also had cat hair, and there was so much that I even tracked it out to my car. There is also litter on the walls that was painted over. The counters were so dirty they blackened a paper towel after a simple wipe. The oven was greasy and burnt. There was dried blood under the sink. The shower was covered in a layer of green grime. The toilet seats were loose and falling apart. Previous holes in the wall were barely touched up and are noticeable from every angle. There are also nails that were left in the wall lined across the ceiling. The faucets frequently clog because the water is so hard. The cabinets are visibly damaged and worn, somehow with wood splintering on the interior. There were 4 different color temperatures of light bulbs upon move-in with bulbs burning out shortly afterward, and the lighting organization makes it extremely difficult to see in the kitchen. The garage was also filthy with trash, dead leaves, nails, screws, and bugs strewn about.
Lived here for two years. Recently moved out. While living here it was a nice enough place. In the apartment it wasn’t bad at all. They cleaned the hallways between the apartments once a year which wasn’t great. Upon move out they charged me for cleaning the apartment which is fine with but they charged me for “damages” that were caused by the previous tenant to the carpet and cupboards that I had pictures of that were time stamped from when I moved in. I still got charged for it. Sent emails back and forth, first one I got a response but have now sent a couple with no response questioning the fees and it’s been more than a week with multiple sent.
We lived here for about 18 months and had a fairly positive experience when we were there. After moving out we got a phone call from a debt collector saying that we owed money for "damages." We never got any mail, e-mail, or phone calls from them. When I called and asked, they said that the letter was returned to sender, although all of our other mail was forwarded on to our new address. When I asked about why we didn't receive an e-mail or phone call (forms of communication that were used frequently when we were residents there) the answer was that they only send a letter and then send it to debt collection if they don't hear back. It's a very nice place to live, but customer service is not their priority. They just want your money, don't make the same mistake I made and think any differently.
So we toured a 2 bedroom Oxford apartment liked it and asked for that apartment we were told that is what we were getting when we signed the lease. When we got the keys and saw the apartment it was a Wakefield style. When we asked if we could wait for a Oxford they said because we signed the lease the best they could do is let us switch in 6 months. Moral of the story is make them show you your exact apartment before you sign the lease because if it is wrong because their system is wrong they will not do anything for you other then let you move twice. Other then that the office lady is nice and the apartments are also nice.
Dont agree with declawing cats. What could they possibly scratch up? The pet deposit and not having it returned is not fair. That's alot of money to be forking out and not get it back if the cats or dogs did nothing to destroy. It would be nice if the prices were a bit lower to rent. When I lived there, both of my cats were NOT declawed and lived there almost 2 yrs. Moved out and got my secrity back minus the bill for trash sewer and water. Never understood why we had to pay trash when its an apartment complex? I do miss living there, but I will not with animals if the pet deposit does not get returned

We’ve been here since August, and love it so far! Everybody is so friendly here and it’s cleanly kept. The appliances are up to date, and the best part is you don’t have to go anywhere for laundry because it’s right in your apartment!

Highly recommend, apartments are new with modern amenities. Easily accessible and a good location. Staff was friendly and helpful with any and all issues.
Okay community, quality living atmosphere, but office staff needs improvement and more training on how to handle their administrative tasks. Overall it was an ok place. Very spacious, new appliances, and a nice open layout. Real dusty at times because the Hill behind the apartment kicks up a lot of dirt during high winds. No access to roads or running trails yet as it’s relatively new. So don’t plan on riding your bike away from the apartment, as the only exit point is an uphill highway. Everyone that lives here seems to have a pet, so if you’re not owning a pet it might be something to consider. Buildings A and B were finished on schedule, while C and D were rushed. Several apartments have crooked hallways and other oddities. Operationally speaking, the staff needs work. Large packages are delivered and stored in the gym for anyone to access. They have you sign off liability for lost or stolen packages, even though they make no attempt to secure these packages. Maintenance staff excels in quick-fixing things instead of fixing the real issue. The snow removal team is awesome. They get the lot cleaned up ASAP. Their billing statements are horrible and make no sense unless you sit down and have them explained. Even then it’s like looking at a cell phone bill trying to understand why certain charges are there and not there. Move out issues are plentiful. Got an $1,800 bill for the entire apartment that said they replaced the entire apartments carpet because pet stains were everywhere and the smell was unbearable. This was simply not true, but we didn’t establish any proof nor were we present at the closing walkthrough, so we were at there mercy. Called in to ask about the charges and was told our account had a zero balance. I asked if the damage charges were reversed, to which she said “I see the charges listed but your account shows zero balance so you’re all set. It’s possible they took it out of your deposit.” We got sent to collections 2 months later. When I called in to ask about this and tell them the office staff told us we had a zero balance, they said, “We’re sorry and there is nothing we can do about it.” Because of this, I would not recommend anyone to stay here. That’s simply not good enough. In conclusion, I recommend the other complexes or pet friendly houses in town. You can find better.
I recently moved here in the beginning of the summer and the office was really helpful in finding me an apartment right away! I've only had one maintenance issue but it was fixed right away and haven't had any issues since. My favorite part of these units aside from them being recently new is that they are PET FRIENDLY, I had a hard time finding a place to accept my cat and they welcomed us both. Thanks to everyone at The Sterling for making my move smooth!
Office staff was horribly rude and treated me like I didn't know anything. When I moved out I got charged to fix/replace things that didn't need to be. While these places are nice they definitely aren't worth what you pay.
