Property Ratings at The Stewart
I have been living in this building since August 2023. I moved into this building following cancellation of my lease in another building at the last second due to their construction not being done on time, and The Stewart had an opening in the short time frame I had to find something, so I went with it. At first, I was empathetic to the noises and the less-than-luxurious lifestyle that came with living here - it is, after all, a downtown building. However, the fact that the management does very little to take care of people smoking, people littering, dogs barking, etc is just ridiculous. While most of the blame for this lies with the tenants, it is what you can expect while living here. Dogs howl at all hours of the night, the hallways reek of weed, and as other reviews have mentioned, the trash situation is out of control. The parking garage floors are often covered in trash - I have no idea if people are littering or if the trash bins are overflowing, but either way, you will feel like you are living in a homeless area. The parking garage (that you will pay $125 a month for) is poorly designed, so you will play chicken everyday with those who see the landings between floors as their own personal parking spots to unload their groceries and also those who fly around the corners and do not slow down to see if anyone is coming from the other direction. You will pay an astronomical amount of fees, from amenity fees for Fetch (which is a BS service that you cannot opt out of) and Smart Home Services (also not something you can opt out of) and then common areas fees that are more expensive than your own apartments utilities costs. The common area fees, on average, will run you about $80 a month. They don't tell you that when you sign a lease. The hot tub didn't work the first 3 times I used it (I have not used it since then so can't speak to wether or not it was ever fixed) and the building has a poorly designed water system which has been an issue for me since moving in. I have multiple work orders put in for not having hot water - the water was luke warm to where it would not even steam up the mirror in the bathroom. If you want to live in a downtown building and don't care about wasting money, this is the place for you. The location is great and you have alot of options for food, drink, entertainment, etc. But 5 towers have gone up around us, including one that now completely blocks the west-facing view from the building.

Jamie and her staff throw great parties for the tenants. The Christmas Party was first class with excellent food and an open bar. The Stewart hosted the best Super Bowl Party in America, for sure! Huge screen tv set up next to the Rooftop Pool with burgers and brats and an open bar. Watch the game in the pool, in the hot tub, or on a chaise lounge, take your pick. Great atmosphere; super fun. St. Patrick Day Party a success as well. Best spot to live in town! Steve

Upon moving into the apartment, the kitchen cupboard door and freezer were broken, the apartment had not been cleaned at all-dirty bathroom, animal hair everywhere, spills on the wall and floor, crumbs inside the refrigerator and kitchen drawers, trash on the floor, etc. Ten days after moving in and having requested a cleaning, it has not been cleaned. Two repairs were made. Then the toilet broke, closet door is broken. Toilet was repaired. No response from management after several requests for cleaning. This apartment was available for two weeks before move-in, why wasn't it cleaned and repaired before it was rented?

For every apartment building there are issues but with new management at The Stewart any prior concerns are being rectified. The new management walked into a shitstorm and are now making all of the positive changes. They acknowledge emails and issues and are doing their best to create solutions.

After one month of living I must say my apartment is amazing with awesome views. Once I walk out my door is when the problems really start. The biggest issue here is the parking. I pay $150 a month for parking that isn't guaranteed. Working all day to come home and have nowhere to park is not something you don't want to deal. Management doesn't care about it and will write you a warning if you park else where if yours is taken. There is sometimes a line of cars to tailgate me through the gate, yet they will do anything to get through and even let the gate hit their car and still drive. Management states they will fix the issue, but those threatening emails are nothing but a scare tactic. The floors, elevators, and hallways are trashed and they charge you $250 for a "cleaning fee" someone is pocketing that money or they need hire new cleaning staff that actually cleans. You can tell mangagement never walks these hallways because they are dirty and filthy. Beer cans, dirty masks have been in the same spot for 3 weeks. Dog crap has been in the hallway for so long it's crusty and dried out. Good luck using the pool, seems everyone invites their friends to use it and I've seen better class at low income apartments. Everytime i see an office worker in the hall they are on their phone looking down and you would expect them to see the dirty floors and trash. By the amount of laughing, cell phone use, and using personal computers to scroll facebook by the office workers you would think the apartment would be in perfect working order since they don't have much work to do. I hate to leave a bad review, but this information needs to be out there for future residents waiting or trying to lease here.

The Stewart convinced me and my girlfriend of a safe fun and clean community. All Ive got now is my apartment falling apart. Kids running up and down the halls with electric scooters, breaking dry wall that has NEVER been fixed.

The garage door has been broken for more than a week and the residents have received zero information about it. We pay for a premium apartment and the service is not at the same level. 24/7 service is not great. Great amenities, the concierge is great. Love my apartment.

I have tried reaching out because I am looking to sign a lease in downtown Phoenix. It is impossible to get a call or an email back. You can schedule a tour and there is 0 follow up. I am looking to give them money and even that is not enough of incentive to pick up the phone. I would be scared what it would look like to be locked into a lease with them.

I have lived at the luxury high rise property since December of 2019 before COVID. Everything I could possibly need with the wonderful gym and rooftop pool made everyday a vacation day! The office staff was very responsive, friendly, and always eager to assist. Also, I want to mention the maintenance staff was the same ~ always friendly ~ would go out of their way to help. When I moved in the apt. was clean and ready for me. The Property Manager (Jaime) is extremely professional and ensures every detail is 5 star at this property, and she is extremely friendly. I have not had one single issue concerning my apartment and the elevators and corridors are cleaned daily. Please treat yourself to this wonderful experience!

I loved living in the heart of downtown PHX. The place is easy to get to from the freeway but still close to fun restaurants ect. Moved simply due to a new job. The amenities are worth it and Love that the staff has done their best with social events amidst covid/social distancing complications.

I moved here from the east coast-did everything virtually and was really excited to move into a brand new “luxury” building that was close to my office and supposedly in the heart of downtown... I should have taken my experience obtaining the correct lease as a sign that this wasn’t going to be for me, but no-I kept it moving-hoping for the best. During my move in, it was quickly understood that this place is not ready for anything. There are only sales people managing and an amazing concierge that only works 30 hours (due to occupancy.. but we don’t pay pre-full occupancy rent). Sales ppl are not operations and the two that are good, are not empowered to do anything. My rent has been wrong every month, my “move in deal” was never properly entered, there is zero security, I had to hire a locksmith to get me I to my apartment at 7:40pm my second week here because I locked myself out and no one was answering the “after hours” line. I have called Avenue 5 (since I thought was a Stewart thing) and I am still waiting for a call back from the regional. I wish I had been afforded more time to find my home prior to moving and I am eager for two new buildings to open so I can leave. The building and unit is nice and it’s not worth the price without the appropriate staff and proper procedures. This is a purely sales environment and it is beyond evident. All their posts are about the pool and ice cream sundaes. Stop putting events together when you don’t hire staff.
