Arguably the worst living experience I’ve had at any apartment complex. My apt was ridden with roaches for the first month of me living there and we didn’t have working heat or AC from October 2022 to June 2023. Because the property management kept changing during my tenure, many problems addressed to previous management went unfixed. Buildings had a stench from the trash shoot being overflown constantly which caused a huge gnat problem I in my apartment. Community is unsafe as there was a shooting just early 2023. Building and property had 24 hour access due to front gate continuously breaking and buildings were never secure because the security system never works. Constant buzzing from the fire alarm and a plethora of packages stolen. You’re paying the location and not the community for sure. DO NOT MOVE HERE!!!

DO NOT MOVE HERE. Under any circumstances DO NOT LIVE HERE. The management is awful and rude, they try to cover up the problems instead of addressing the underlying issues causing problems. Some building have fire extinguisher dust everywhere in them. Management hasn’t cleaned it up in WEEKS. You don’t get what you pay for here. You just get the location for that money that’s it. DO NOT LIVE HERE AT ALL.
I applied for an apartment and paid the application fee. No one ever called to give me an update. I called every other day and they kept saying they will call me back and to email them. I have emailed them so many times and still no reply. They denied me for no reason. They said the administration fee is non refundable. I will be calling corporate this week! I make over 10k a month with a credit score of almost 800. I also have great rental history and owe no one. I am debt free. But some how, this is the first apartment I ever got denied for. Denied with no explanation!

From the outside looking in, this complex seems like a great place to live but appearances are definitely deceiving. I just moved out last week and had so many issues that were never fixed including: no HOT water in shower, an oven that would not light, and RODENTS!!! The maintenance men are very nice, but never fixed the issues that I had. The leasing staff were no help, and kept telling me that maintenance said the problems were solved. (NOT TRUE) The price to live here does not make up for the stress of living here.
This is by far the worst complex building I have ever lived in. Starting with the lies that are told when moving in. Gates and building doors are never closed or locked.. the community is unsafe anybody can just come into the building, the cameras do not work, there isn't any type of Security and the leasing office does not care at all .. My mail was stolen out of my mailbox and somebody in the leasing office told me I have to figure it out .. they don’t answer the phone or emails. This summer I lived with our air conditioning for 2 months I literally had to complain every day.. these building are old and not worth the headache .. listen to the reviews .. the area is convenient but not worth all issues
Lived here for 2 years sadly. Their lack of parking spots forced you to park in illegal places. While they also allow towing companies to come in a feast on poor residents. Pool hasn’t been open since my time here(2 summers). They will pick and choose which work orders to complete. I have had a ceiling leak for about 3 months now after placing several work orders.

Do not move here. The lower rates are not worth the stress and incompetence you will experience. Property is not up to standard, utility rates are inflated, there is horrible roach infestation in all the buildings, constant construction starting at 7:30 am throughout the day, limited amenities and office access(Ypu have to stand outside rain or shine to go in one person at a time or speak from outside the glass w/ (no pool or cyber lounge (blamed on covid19)), office phone is rarely answered, water is cut of bi weekly, broken front gate, limited lights and security, leaky ceiling, windows and patio flooding due to rain no i repeat no heat or air conditioning in bedrooms (upgraded unit) due to split system... the list goes on.

Not worth the money. Property up keep is very bad. Grounds not kept up and so called renovations are cheap and sub-par.

This has been a bad experience for me that is damaging my health increased my stress level. The onsite management has lied and avoided me. I hope I have better correspondence with the Director Bryce this week.

If I knew moving into 32Hundred was going to be this much of a hassle and filled with as much, I wouldn't have. The tour presented a completely different idea about the quality of the apartments. The best thing they have going is a maintenance crew that is overworked and understaffed trying to fix poorly renovated apartments.

Not good at responding to request, u have to be on top of them to do work, then the work isnt done correctly, Im just unsatisfied with my stay here
Been here for 2months and regret it .. gates are never closed and the outside lights are usually off & at night its very dark .. I dont feel safe living here .. the first floor of the building I live in Just looks raggedy & i always see huge spiders .

3200 is an awesome place to live. Like any apartment complexes it have it’s fair share of issues especially with maintenance but they always fix when I put in service requests. The prices are very good for the area. Location is perfect. I would definitely recommend 32Hundred.

Over the course of my 18 months at the property I've had a car stolen, another car broken into, inconsistent power, A/C outage from March to August, mold, roof water leakage, and a persistent roach problem. Management has done little to nothing to fix the issues or reimburse me. Do not live here.
My agent "Milly" was proficient, professional, and execute my needs swiftly. She made my move effortlessly great than I expected. It was the smoothest move I made ever!
We love living here and understand that maintaining an older complex is an ongoing day-to-day challenge so we go with the flow when it comes to maintenance issues. Otherwise there are no problems living here.
I don't have air conditioning. Haven't had air conditioning in 1 year and 3 months and the management keep promising to fix it since I moved in June last year yet it hasn't been fixed. Horrible service.
32 Hundred has made my first apartment experience smooth, fast and easy.
The community is not bad at all in comparison to the reviews. It is actually in good shape for the age. Coming from property management myself, I can honestly say this community does not have any of the issues that you wouldnt expect at any other place you choose to live. Like every other place there are things that need attention but overall the experience is not bad at all.
I have complained about the AC for so long. Providing a portable AC is not a solution for the issue. As none of the homes use portable AC now a days and it caused lot of problem as it cannot control the humidity leads to lot of breathing problems. I am not sure what is criteria to have one split AC for a big 2b2b apt. They charge 25$ for trash and the area will never be clean and they constructed such a small port through which we can dispense the trash which is very difficult to deal with. During this pandemic situation they did not revive the previously available washer and dryer area, so that people live in the classic apts can use the facility. The risk of exposure would be very high if we use the public washer and dryer systems from outside of the community and it will be more of exposure to the people who leave in the apt complex. They don't ever think about the residents safety and situation it is always their pockets that need to be filled.
3200 is quite the place! I enjoy how quiet and peaceful it is. That really helps me to relax after a long day. The location is outstanding and I couldnt be more pleased.

I had such a poor experience living at this place because there were roach issues from the moment we stepped foot in the complex. The staff were untimely with their responsiveness to our needs and issues when it came to maintenance or pest control. Furthermore, our worst issue was not pest it was the staff and their unethical practices. The staff members adopted my signature via docusign to sign a document for a longer leasing term contrary to the original verbal lease agreement. I asked for a 7 month lease term and they drafted a 13 month lease agreement and signed the document for me without my consent. This matter was escalated to their corporate office and was overlooked by their admins. This is a terrible and corrupted place to live and I would not recommend anyone to live here. Also, my friend spent the night here and all four of her tires were stolen from her car. The complex was not cooperative with authorities in providing surveillance footage of the crime.

This is the worst complex EVER. I have had every issue possible here. It takes FOREVER to get fixed. I have been without AC in my bedroom (individual ac units in each room) for 2 WEEKS, in GEORGIA HEAT. I have informed management SEVERAL times, they have done nothing. Avoid moving to this complex at all costs.

Do not look at old reviews because those people put all these comments in front of the staffs to get a rent discount. There is no security in this apartment, every time the gate is open (anybody can come here and get inside all apartments). Everyday you are receiving an email that says "We are very sorry, today your water/gas is shut down from 9AM to 5 PM." If there is a wrong thing in your apartment, the office will fix it in 2 months as the earliest. (very bad, and manager says "tomorrow it will be fixed no worry" but everytime they are saying the same thing all time without any progress. ) Everywhere you need to live with "cockroaches." So, I do not understand how these management and company ask this much of money for the rent. (Everything is the worst)
We’ve been living here for one year now and it’s neven been worth its expensive rent and utilities ($400-450/ month). This is my first time writing a review and my intention is only to help other people out there who are looking for a place to live around Buckhead area. First of all, the management company has been changing frequently (this is the 6th owner I guess) and this is the worst I would say. The new management came in around May 2018 and they’ve been renovating since then. We wake up at 8:00 am with the construction noises and unpleasant surprises such as water and gas being cut off because of those constructions or some other different reasons. This has been happening since August 2018 and yet the utilities always come around $400-450 every month. I can’t wait to leave this place. The only reason I’m still here is because I’m graduating in May and I can’t find anyone to sublease for my current contract. AND there’re cockroaches everywhere (first in the kitchen, then in the living room and now in our bedroom ??. PLUS if you live in a classic unit (cheaper one), you’ll have to use broken rusted washer and dryers (only 5 washers and 4 dryers for the whole building). So, take your time and do your research VERY WELL before you move in. P.S. While I am writing this review, I got an email from the management saying the water will be turn off (at 10:00pm) due to main water break. So ta-da! Surprises! I immediately run to collect water for bathroom but they’ve already cut it off.

Look at the dates, none of these reviews are new and they're all probably paid for. This might be the worst managed complex in Buckhead. There are roaches everywhere. Maintenance requests go to an unmonitored mailbox. Simple, simple things will not get solved because they don't get looked at. Save your money and go somewhere nicer. If you decide to live here and have read this review, you're making a mistake and I TOLD YOU SO.
This place is the absolute worst. We have not had hot water for 4 days now. Last week the gas was off. The gates dont work. Pest control does not come as they are scheduled. So there are roaches. The mail boxes are broken so anyone can retrieve anyone's mail. Maintenance is a joke for the most part and management is incompetent. This has been the worst 8 months of my adult life. I wish someone would have warned me. The ONLY good thing about this complex is location.
This place is horrible I have been living here for 9 months now and I can honestly say I can not wait to move when I my lease ends in 3 months. I live in the master bed room of a 3 bedroom apartment and have 0 air flow in the master bed room. During the winter I had to buy a space heater just to keep my room warm and when I told the leasing office they said they would get to it asap and never did btw this was in January and it April now. I would constantly go down to the leasing office and ask when they would be able to check out my unit they assistant manager said they would get to it when they would get to it. I was going to the leasing office at least 3 times a week for 3 months! to get answers and Kitty the assistant manger that worked there was super rude she would not even go out of her way to help even though she knew I was coming down 3 times a week for months. Finally I talked to the manager and she said they took a look at it and needed to call someone to look at it since maintenance did not know what was wrong. No one ever came finally I had to go downstairs and I demanded they take 100 off my rent so I could just fix they problem my self which to they agreed. Another thing is the mailboxes will lock sometimes only and if you ask the leasing office they say talk to the post office. This place is ridiculous leasing office people are super lazy they do not help what so ever and nothing ever gets done properly.

When I have a problem with my apartment at 3200 Lenox, i report it to the leasing office. Then i fix the problem after spending a month waiting them to fix. We also have a mouse problem which management never cares. I caught tree mice at my unit by myself, and i showed pictures to the office, but nobody cared. Sometimes they drive me crazy. They usually do not keep their words.
I have been living here for past 2 years. Nearly 5-6 times management changed. Always there is a problem with roaches. Place is shady and no maintenance at all. The current management is horrible than any one before. This management do not take the responsibility of the service request's and it will not be completed even after 3-4months of the complaints and giving pity excuses like staff are not available. On top of it they assign it as completed in the portal. Please never ever join this apt community.
I have never left a review for an apartment complex before, but this place deserves a bad review. I have lived at 32 Hundred Lenox for a year now and I have had the worst experience. The only good thing about this place is the location but other than that there are a lot of negatives. The complex has gone through 2-3 different management changes, and none of them have done a great job. The current owners refuse to pay the online resident portal company, so residents are unable to pay rent online which is advertised on their website. The gate has been broken on multiple occasions and the management refuses to pay for it to fixed. The first time the gate was broken, it was broken for 4 months. My car along with 12 other cars in the complex were broken into and then management finally repaired the gate. Management did reimburse me for my broken window, but currently our exit gate is broken wide open and our pedestrian gate is broken so it could happen again. There are not enough parking spots at the complex for all of the residents so residents park illegally in fire lanes and handicapped spots. This wouldn't normally bother me but one morning my car was blocked in because someone parked in the fire lane right behind my car that was parked in a spot. Some of the residents here are very disrespectful. There have been multiple occasions during the week where there is a group of 10-15 people parked in front of our building at 4 a.m. blasting music and yelling at each other. Some of the residents smoke weed in their apartment and it permeates into the hall and sometimes into your own apartment. We personally do not smoke weed, and there have been plenty of occasions when we come home and our entire apartment smells like straight marijuana. There is also a valet trash service that picks up at 8 p.m. Sunday-Thursday, but this means the residents just leave trash in the hallways at all hours, sometimes from Friday afternoon until 8 p.m. Sunday night. The pool did not open on time and when it did finally open, the water was green and cloudy with algae growing in it. The only redeeming quality of this complex is the location but other than that do not live here, it will be a big mistake.
We moved 2 months ago. The best thing about this property is the location. But if you need something from leasing office you must be prepare going there and deal with the people there on a daily basis. I have water leaking from a top floor in my bathroom for more then a week!! I'm in the office asking about maintenance every other day and they still promising to send a plumber but nobody shows up for more then a week. Also when we moved in I found we're missing closets door. It's been 7 weeks and still nothing. I was waiting for three weeks getting my kitchen light fixed. The pool should be open 3 weeks ago but the water is still dirty and not ready.
Great property, location, and price! Has made many improvements over the past year (upgraded units, gym, leasing office and business center). Just transferred to a new management company that has addressed my issues very quickly! Great staff

The new renovations are amazing! By far my favorite place to live in Atlanta. The location being so close to Lenox Mall, Marta, and tons of restaurants within a very short walking distance. I have never loved an apartment until now! I will definitely recommend to all my friends!

The list of problems they have is too good to make up. For starters, unless they sprayed that complex every week (which they wouldn't because they're lazy) there would be no way to get rid of a number of roaches there. You would see dead ones in the hallways left there for weeks because the cleaning lady rarely came. I thought the cleanliness would improve once Bell Partners bought the place, but I was wrong. If you've ever wondered what it would be like to wake up in the middle of the night and seeing something black crawling up your wall like a Stephen King film this is the place for you! I would suggest buying roach traps because at least when you find them they'll be dead. I once found a dead rat in the stairwell. I'm not talking Ratatouille, I'm talking a solid foot-long King Pen of the New York City subway. There are large windows in the stairwells that cannot be locked, so anyone can leave them open. It's scary to say, a child could easily fall out of them. In the year and a half, I lived there I never had to use my mailbox key. Want to know why? The entire shelf would pull open exposing everyone's mail on that hallway. I once had someone take a small package I received, opened it, and put it in someone else box. I tried contacting the USPS but they said it was the building site's job to fix it, which they never did. I filed a report with the government. I think I was high for the last year and a half because there is a constant smell of marijuana 24/7. No exaggeration. Maybe they did me a favor so I could stand it. People literally have to self-medicate to live there. And it's kind of obvious when people driving BMW's go get in someone else's car and then get out two minutes later.... 100% drug dealers live here. They would turn the gas or water off weekly for "repairs" but they kept doing it so maybe they need new repair guys? My A/C and heating always broke a couple times a year. Nothing like having no heat when it's 30 degrees outside with no hot water. I had to go my gym to shower every day. If you're paying over $1,000 for ANY unit there even the "renovated" apartments after Bell Partners bought the place, you are overpaying!! The location isn't even the worth the problems. If you see good reviews it's because they were paying people to make good reviews. LOL!! Thankful to be gone!

Elite Street Capital took over management on February 1, 2017 and have completed a cleanout with our exterminators. They have guaranteed all services, I know you have since moved out but I still wanted to thank you for the review, we can only learn from past mistakes.
I highly recommend you look for another apartment instead of this place. Since I moved in there has been 3 management changes and it is still not great. The one constant has been the pest problem, particularly cockroaches.I consider myself a clean person and clean the apartment regularly and have notified management numerous times of the roach problem and they have "sent" pest control but those roaches are here to stay. They recently "renovated" some of the units but it is purely cosmetic. The walls are still paper-thin, the hallways are still extremely dirty, and the the stairways are horrendously full of what I hope is just animal urine and food stains. If you do move in here I suggest you get to know your neighbors because you will most likely hear them through the walls or hear them walking around upstairs as if they were tap dancing. The "security" here is a joke, they have an access code that literally anyone can get so going in and out is no problem, for anyone. I also encourage you to take any overly positive reviews of this place with a grain of salt as the new management is leveraging money (gift cards) for positive reviews in the form of a "drawing" . Sure the price may be adequate but you will also be getting roaches, dirty complexes, noisy neighbors, and horrible management. Please do yourself a favor and look for another apartment. An example of how bad this place is, the ceiling in the hallways in my apartment was caving in and it took them 2 WEEKS to fix it.

I am really surprised at low quality and very low standards of practice. Below is a photo of the management new way of boosting the ratings. Yes they pay people to enter to win money to write positive reviews. Is not that shameful...It started from four weeks ago (and you see that there are all positive reviews from that time onward) so no wonder. Good: Proximity to Marta, Lenox Mall & Buckhead, Good maintenance staff. Bad: High utility bill (two bedrooms and my utility bill in 359$ ) Low office service, noise from renovation, the pest control is a joke, they rarely clean the hallways, even my aunt in california knows codes to enter AND THE WORST you see in the following photo (Paying people to write positive reviews)

I know many people only write reviews after bad experiences. I tried my darnedest to not be that person, but I do not want anyone to go through what I have. Firstly, I viewed an apartment that was not top notch, but I thought "hey, why not?" After signing my lease and paying my money, the rep walked me to a completely different apartment that was nothing like I had seen. The apartment was right near the front door, which has no stopper so it SLAMS loudly when it closes; I could hear it through my wall, it was smaller than what I had seen originally, my sliding mirror doors on the closet were COMPLETELY shattered (and I begged them to fix them for 6 months before they put in white panel doors), the bedroom had no door (just an opening) or window, the shower head was broken, light switch in the bathroom didn't work, refrigerator looked like someone had gone at it with a meat cleaver, and my garbage disposal didn't work. Yes - I should have moved but I had no more money. Then came the spiders, cockroaches and a rat. I tried to have them come once a month to spray. Out of 13 months, they came twice. THEN they lost my rent, twice and tried to blame me... until they found it. Once it was with a front office rep at home and the other time the rep simply said "Oh, we found it" a week later when I called. When I called to confirm my move out date, they confirmed it and then on my "last" month they told me I had to stay an additional month (at $400 more) because they never wrote down that I was moving when I called and I needed to email them confirmation of my move out - a fact not disclosed when I called to confirm my move out. From beginning to end, this place was a nightmare. The renovation noise, constant trash everywhere, non-functioning washers and dryers. Save yourself som money and frustration. DO NOT move to 32 Hundred Lenox.

Elite Street Capital took over management on February 1, 2017; we are doing everything we can to have outstanding customer service. We have employed a pest company that cleaned out all buildings and gave us a guarantee! I know it is too late to save you as a resident but I wanted to personally apologize to you for your experience.
I have lived here for two years and my lease ends tomorrow THANK GOD. Staffs (yes they have switched staffs about 4-5 times since I first moved in) have been frustrating. Roaches have been a consistent problem since day one, no matter how many times we've had exterminators and pest control visit and/or done home extermination and cleaning. We lived without working air condition for an entire summer last year and then had workers in and out at all hours of the day and night as it was being fixed (in late August). They left a huge mess and even broke some window blinds. We were barely compensated for this time without A/C. Paying rent has been a nightmare due to constant "updating" of the website. The building is VERY old and gets horrible utility rates. The building and facilities are DISGUSTING...mold and mildew everywhere, peeling floors and paint. The security is horrific. The key cards to get in and out of the gates and buildings, as well as the gates themselves, don't work 90% of the time, even when I "got my card fixed." So we have to prop the side doors open just to get into the building. This complex is a joke. Spend your money literally anywhere else.

I have been a resident for too long... even one day is too long in my opinion. My year lease will be up next month. There are break-in's and robberies almost on a weekly basis. I noticed on other reviews that the management company was trying to "address" the pest issue. Well that hasn't happened. I hope you like living with roaches no matter how clean you are. The upgraded apartment's only put a bandaid on the major issues. The floors are not level, there are cracks in the ceilings, there is no sound proofing between you and your multiple neighbors. They changed the access codes on the gates but the gates break almost as soon as they are fixed and it takes multiple weeks for management to fix them again. We have elevators in each building but get use to using the stairs because they hardly ever work. Putting in a work order or complaint about the condition of the property is a waste as well... Yes the new management company has made the LOOK of the apartment complex much better however they have not addressed any of the major issues with the community. This is why I will be leaving.

I have lived at 32 Hundred Lenox for several years and this is the best that I have seen this property look. The new office staff is friendly and really cares. I was debating moving to get a nicer apartment and they offered to let me transfer before the end of my lease to a new unit with the upgrades. I am so happy to get a new apartment that has all the upgrades. This location is so great for work and going out on the weekends that I did not want to leave the Lenox area. I am a happy, happy resident!

I would give this apartment complex a negative star if I could. PLEASE save your time, money, and sanity and DO NOT move here!!!!! I regretfully signed my lease six months ago when the complex was "Metropolitan at Buckhead". The complex was bought out by a new company and they are giving the complex a facelift. However, there are major problems with all of the buildings and these issues are NOT being addressed. The floors are not level, the walls are paper thin, and there is constant issues with the water lines. All of the apartments around me are updated and I can hear average conversations in the apartments around me without even trying. Then you have the non paying residents that live in your apartment. We have roaches like no ones business. My family is very clean and I still come across 3-5 roaches in my apartment on a DAILY basis. I have never had roaches anywhere I have lived before I moved here and the management will only come and treat your apartment once every 3 weeks. Each building has a laundry mat and the machines are falling apart and hardly work. Residence are allowed to have animals at this complex and they let them urinate and deficate in the stairwells and no one ever comes to clean the mess (there is still dried up urine in the stair wells from before I moved in). The staff is sure to take you to the "model" apartment so that you are deceived when you get to the actual apartment you will be living in. If you want to receive your mail consider getting it sent to another address or to a PoBox as the mailboxes don't stay closed or will have an inch gap in it leaving your personal mail easily accessible. Also, if you want to feel safe and secure when you go out to your car at night don't move here because the outdoor lights in the parking lot and around the building never work.

If you want to feel safe and secure when you go out to your car at night don't move here because the outdoor lights in the parking lot and around the building never work. You have many non paying residents in your apartment (roaches). We kill at least 2-3 a day and the management will only come and treat them once every 3 weeks. Also, if you move here get your mail sent somewhere else as the mailboxes are either broke or have an inch gap in them. You may have a nice looking apartment but you can hear everything that is going on in the apartments around you (the facelift that is going on does not include soundproofing). The stairwells are covered with animal urine and fecal mater. No one, not even the staff comes to clean it. The doors to the building never work so you have to hope that someone is on the way out or that the stairwell doors are proper open to get to your apartment. These are ONLY a few of the issues here. Please do your due diligence and search for an alternate place to stay as it will say you a lot of time, grief and frustration. After moving here the only time I want to be here is to sleep (because I have to).

Metropolitan at Buckhead, Is in the perfect location, no crime, no noise, restaurants and stores nearby not to mention being right next door to Lenox Mall. Let's talk about the negatives. The buildings here are very old and outdated. Maintenance is not being done to these buildings meaning hallways, elevators and stairs are very unkept. Another problem is bugs and there's a lot of them. Being an old building there are many cracks and crevices for these Vermin to survive and keep breeding and it's a big problem. Going to your kitchen at night time is a game of constant whack a mole. However inside the apartment is decent, very spacious and clean carpets. If you can manage to live with the bugs and the unclean hallways, staircases and elevators, Then you should move here for this location you simply cannot beat the price. Happy Moving, Marcus.
