Unless you have very deep pockets and are a careless person, do NOT rent here. They will dry you out up until you move out. They make moving out a life inconvenience. Charging for a full month of water and a day of rent the day the keys are due should be considered a crime. How is somebody supposed to walk away from an establishment after being treated as such. They management fights you, on everything. They do not help much, but they will pridefully remind you of their rules. The ammentmities close early every day, they are just a selling point. They rarely notify you of events happening at Oviedo on the park. A group of 5k runners nearly got hit by a car because they failed to notify residents of the run anytime prior. The value of the apparemtnts is non existent. The material is cheap, that of a 2/3 star apartment complex. They will charge you for any repairs/maintenance they need to do because of the poor quality and “lifetime” of the materials used, such as the carpet. Over the past few month before moving out, I have noticed the vacancy’s, and the amount of residents leaving. People do not stay long here because of how terrible it actually is. Do not let the perceived “luxury” fool you. People are catching on. Management is not improving. And it will reflect on their business. Consider yourself warned.

Loved the pics online and the walk through. the experience was quite different. The apartment was sold as 'soundproofed' which is hilarious as i heard brawls and fights like you wouldnt believe through the night. For months, I went through working remotely with the sounds of construction and being woken up so many mornings by construction literally outside my window and a jackhammer above my head. People walked above me for months, why? They said our building was finished... because the construction went way longer than it was supposed to I never really got the whole package as they promised. I really tried to love this place as the area around was great and inside the apartment was nice. Where it really went wrong was the management and staff as I felt I was nickel and dimed throughout the whole process. Taking my security deposit and never providing proof of what was wrong was the final nail in our sub par strand experience. Id love to go on but dont want to waste my time anymore. To end this: I feel Jackie from the leasing office is stuck up, disingenuous and a terrible representation of a place to call home.

I have lived at The strand since Feb 2018 with my wife and my 5 years old son, and I want to let you know my point of view and some of the pros and cons of this rental apartment complex. The pros are: Brand new apartment, nice and well decorated common areas (Pool, Basketball court, car wash , coffee station (even though it almost never works), fire place, hot tub, pool, gym, BBQ area (closed for almost 3 months during summer time), tv room, pool and cards table (only for adults???),nice location and good activities (at least once a month there is dinner/breakfast from differents restaurants) or holidays activities according to the month. The advertisement calls all of those ammenities " The total package", but according to my experience they should called it " The total package for your retirement" since everthing is for adults and closes at 11pm even on weekends. To be honest in my opinion this complex is not family friendly, to enjoy most of the community areas you have to be 16 years or older ( No matter if the parents are there with their kids). If you are playing cards, pool or if your exercising with your kid at the gym, the manager will tell you to stop and leave inmediatly without even saying Hello... this talks very badly about the manners and respect that your staff uses when addressing to the residents specially comming from a "manager" who is supposed to be an example for the rest of the staff. The apartment even though it looks nice and has some nice features also has some very disapointing and annoying defects like the fact that we can listen the footsteps from our neighbors around and obviously our neighbors hear ours and living in the third floor makes it even more frustrating considering we have a kid and footsteps are something we cannot avoid. It's nice to have the trash bin collection from the apartment doors but the garbage containers (the big dumpster) is allways full and the smell coming out of it is nauseus we pay $40 a month for that service so I think they should come pick it up more frecuently and have some kind of cleaning schedule for that area to avoid having flies and cockroaches that we can see all over the building and common areas dispite that we pay for a pest control service monthly.

Resident for 8 months now. Averaging one maintenance issue every few weeks. Actual material used to construct apartments is cheap. Noise is a real issue. Anyone closes their door and the whole building shakes. Wouldn't ride out a hurricane here that's for sure. They don't encourage recycling, that's so whack. Trash service cost more than my gym membership. They tattle on you if you leave a bag too big to fit in the bin, outside of the bin. So that's annoying. Amenities are cool for like a month, they close before 11 so that's lame. Also get asked every time if I live there and need to show my amenity band for proof. Could've just put the scanners on the outside of the facility and they wouldn't have to ask, but that makes too much sense. Online payment system might've been designed without common sense. Basically can only pay rent on the 1st of the month, leaving no flexibility. Location is cool until you discover nothing will be developed for another year. How many times can one eat at Marlows or De La Take All Your Money. Management is sub average. Workers don't go above an beyond for much, but they will gladly give you a bit of attitude. All of this is manageable, if I wasn't paying an arm and a leg for rent. No sure what drugs the person who gave this 5 stars was on, but that's none of my business. Wont be renewing but good luck to whoever gets stuck here. Just kidding, its actually ok..

The only upside to this place is the nice things it comes with. Very pricey and they don’t let you know about the do’s and don’ts. They don’t tell you about any hidden feees and try to take more money from you on “overages”. STAY FAR FROM THIS PLACE...

Do NOT rent at this complex if you have family or friends or a future date that might visit you. There is no visitor parking and they tow all vehicles without a resident sticker. Stopped by my cousin’s for 30min and had my vehicle towed!!! It was a rental car!!! They don’t even bother to look around before they tow. There are no signs on the leasing office building or rec center building either. I was parked in a regular spot with no signs!! You do not want to live in a place like this!!!

We can assure you we do have visitor parking spaces around the perimeter of the property. I was very excited to move in after signing my lease. The staff was friendly and helpful. After moving in everything changed. The staff became the most rude employees I have ever seen in my life. I had packages delivered, and UPS took them to the office for signature. When I came into the office to retrieve them, they informed me that they did not have anything for me. When I asked them to look they replied with, “I do not have time to search for a package you can’t find. You should contact the postal service.” This one just one of many instances I encountered while I lived there. Also the buildings are continuously filled with pests. Cockroaches to be more specific. (I am a very clean person that cleans my house daily, and also hires a maid service to deep clean once a week. So a nasty home is not the case) I put in multiple service requests through the online portal as well as over the phone. 2 months of continual trying to have these bugs removed, and the staff never acknowledged my request. Avoid this dirty poorly kept place if possible.

I moved out after 7 months. The staff is welcoming when you move in but it is only to get the 5 star ratings. The manager is so obsessed with getting as many 5 stars on ratings sites that he pushes move in surveys when people first move in and are all happy. The manager loads sites with 70 reviews, mostly 5 stars, which skews other reviews. His job must depend on 5 star reviews. Most reviwers are not aware that they can change or update their reviews to reflect their experience after a few months. My experience is just one person's experience but The Strand is the worst place that I have ever lived. The manager is not fit to deal with the residents. The assistant manager is fantastic but can only do so much.
This is a nice new modern complex, and if you want to live in Oviedo it's in a good location. Their set up for leasing and then for making online payments for rent need some common sense and some work. The online leasing is really cumbersome and too complicated. You get item after item after item which has to be responded to online, and it may not be easy to reach a person to work out an issue with what's been sent. Their online payment system for rent will not allow you to pay early. You have to wait until the first of the month to pay if using their system. Then you are late if you have not done so by the third of the month. Don't attempt their online payment system if you can't stay on top of it during during their 72 hour window. Any glitch at all, and you will be deemed a late payer and not have time to do anything about it. Their online system also charges you a fee. My last community had an online system that was more flexible and did not charge a fee. Proof that it can be done more conveniently for your residents. The person who mentioned in another review a that there are lot of fees is correct, so be ready to pay those fees. The bottom line when you get your first bill will be a bit more than the lease and utilities amount.
My husband and I had been on the hunt for an apartment on and off for about a year and nothing ever fit or stuck out to us until we toured The Strand Apartments. First of all the staff is incredible, they were extremely helpful during the process to make sure we were taken care of and that we had everything we needed to make a smooth transition especially coming from out of town. The customer service didn't stop there, they are always going above and beyond for residents to make sure they love where they live. We absolutely love it here from the apartments themselves, to the amenities, and finally the staff is always there to help and make it truly an amazing place to live, that is if you're looking for the perfect apartment complex. They will put on resident breakfasts, resident pool parties, they do this for the residents just because. Such are great place to live in a great area. I feel like I have a stay-cation everyday that I live here. Thank you Strand Apartments!!
Units and amenities are new, modern and nicely appointed however the floors are very thin. Be prepared to hear your neighbor snore, toilet flushing etc. Also I would say budget about an additional 100 per month for fees There seems to be fees for just about everything. Trash Valet and pest control 35 package concierge 20 for each individual in the household over 18 plus additional charges if packages are not collected within 5 days. Fees for paying rent and utilities online. There might also soon be fees for using certain amenities in the community. I asked a staff member about this and she could not give a definitive answer. Nope you wont be able to use free bill pay from your bank!
The apartments are spectacular. The features define luxury. The assistant manager is the best. The major negative is the inexperienced current manager. He fails to give residents notice that repairs will be done around vehicles. He has zero fiduciary concerns because he denies 2 garage rentals to certain residents while allowing 2 garage rentals to other residents. Now, there are so many vacant garages that he cannot give them away, even with one month free rent. His favoritism towards residents is blatant. After being open for over 4 months, none of the amenities are available and the constant construction noise is horrendous.
What can I say??!! I'm sold!! If you are looking for not only a modern apartment home but one with uniquely BEAUTIFUL finishes, this is where you need to go!! The amenity areas are more like a high-end resort!! I've just found HOME!
