Property Ratings at The Strand
It's been 60 days. They won't return security deposit even though they said I would get it all back. My AC didn't work for 6 months, so we had to move out. We had many pests including roaches, ants, and gnats. The noise level in the building is extremely high. The rollers on the balcony doors are extremely loud, like a mini earthquake. We could not sleep at all. Our bicycles were stolen from the secured bike area.
1. BUGS: Ants, gnats, and cockroaches... 2. THEFT: We had our bicycles stolen the first year we were here. Neighbors also had their bikes stolen. Catalytic converters were also stolen from multiple cars parked in the garage. 3. NOISE: Many of the balcony doors in the units are very loud. The bearings on the balcony door rollers are old and worn out and make a very loud rumble/vibration when they are open/closed. The mini-earthquake noise and vibration would often prevent me from sleeping as many people would use their balcony door throughout the night to go out and smoke. Management told us we were on our own and to place letters under residents doors to try and figure out which units the noise was coming from. Most of the other residents we contacted heard and felt the door rumble as well. One owner told us they often thought of selling their unit and moving out. Another renter told us they would frequently wear headphones to try and not hear the loud noises. Management is removing the carpeting and is replacing it with hard plank flooring. There should be a separate cork or rubber (or both) underlayment to absorb the noise instead of the plank flooring being directly installed on the concrete. If you value your sleep, this might not be the place for you. 4. AIR CONDITIONING: We did not have a correctly functioning air conditioner for the last 7 months. There were many days the coldest it would get in our unit was 78 degrees and the AC would run nonstop. Every repair person told us the unit was not repairable & needed to be replaced. We sent at least 10 emails and had 5 in person talks with management trying to get our AC fixed. After 7 months without proper Air Conditioning, we decided to move out. A friend of ours who lived here did not have a functioning refrigerator for 4 months. His food would regularly spoil. Many other residents also had problems w/ their AC units. 5. MANANGMENT: Horrible. A rotating door of people who come and go. I think we had about 6 or 7 leasing/property managers. The current one is the absolute worst. Rude, unresponsive, inconsiderate, and unprofessional are all terms that come to mind. 6. MARIJUANA SMOKE: The smoke would billow up all day / every day / around the clock. It would even come up and through the floor around the HVAC unit. 7. SECURITY DEPOSIT: Like everyone else has stated, they don't send your security deposit back. It's been months and no check. They won't answer your calls or respond to 6 emails.
Lived at The Strand for 1.5 years. Loved the location and amenities. Maintenance responsiveness is very poor, I had many leaks from the dishwasher before I could get anyone to fix/replace it. My security deposit was never refunded. Jason the property manager said that corporate had not released it and "he didn't know why." Called many times and was given the same runaround. Would not live here again since they are taking security deposits without actually having a reason for doing it. CBM Holdings is trash, I would definitely find another company to rent from, that won't be shady and illegally take your money. For me, legally it was not worth fighting it because my legal fees would have been about the same as my deposit, but for those who have over $500 deposit, I would seek legal action.
I am not one to post reviews online, but I feel compelled to do so. In an age where people take to the internet to complain and vent, those that have positive experiences rarely share. My family and I moved to The Strand in West Palm Beach sight unseen. An anxious, nervous, and excited family were met with professional and responsive staff. From start to finish, the staff took the time to FaceTime us anytime we wanted to see the place. Yes, they wanted to lease the unit. But, the care and compassion from the staff made the experience world class. We have been here for almost a year now and still feel blessed to be part of such a great building. From the front desk security, to maintenance, to the building manager, everyone does their best to make the Strand a home.
I lived at The Strand for almost 4 years. I was a great tenant, friends with all of my neighbors and ALWAYS paid my rent on time. My lease was up as of 1/31/21; I gave AMPLE notice to move out, cleaned the place up, and did a final walk through with the property manager, Jason, who told me I should receive the entire $2000 back. It is now June and I STILL HAVE NOT RECEIVED MY SECURITY DEPOSIT BACK. I’ve sent multiple emails, called off different phone numbers, left voicemails, and cannot get any response back. (The one response I did get was a clerical error on their end, which Jason blamed on corporate, stating their records showed I didn’t pay January, 2021 rent; that issue was resolved in less than 24 hours when i provided the cashed check. I’ve been ghosted ever since.) I’m at the point that I truly believe this garbage team of people gets paid to NOT DO THEIR JOBS.
When you have a problem (not IF, WHEN) you will not be able to speak to management or maintenance for help. I have to call professional plumbers and appliance techs when I experience an issue because the office puts off issues and delays their response to issues until actual damage is done so that they can charge you for the preventable damage. So not only am I paying for inadequate maintenance from the building but now I have to pay for additional maintenance to get good work done. The office is completely unprofessional and unresponsive. No integrity. The company that owns The Strand is CBM Holdings, LLC and they are an investment company not a management or housing development company. They care about money NOT quality of life. Management is NOT committed to quality of life. Save yourself the headache, DO NOT RENT HERE or any other CBM Holdings, LLC property.
Multiple people including myself have not received our security deposits back. Its been 5+ months since we have moved out.... They will not return phone calls. I've left multiple voicemails and sent multiple emails, and have heard nothing back. This is just sad, because it was a nice building to live in.
Rent on a high floor and from a private owner. Switched leasing companies this January and they will never answer the phone or emails. Only in person can you ever get a response. Horrible noises all night long. Good luck sleeping
The location of The Strand in West Palm Beach is perfect. It is within walking distance to everything. I can walk out of my apartment building and in minutes I am in the action. I can walk to City Place and Clematis with in minutes. I can walk over the bridge and I am at the beach. Great views of the intercostal and there is always something happening on Flagler. There is 24 hour security and the leasing office is on site, so it makes it easy if I have any issues. The staff and security personnel are very professional and attentive. I have always wanted to live downtown, but did not think it was possible. I love the area and don't planning on leaving for a while. Jennell Louard, West Palm Beach, FL

I love living here, my unit which is located on the 6th floor, has a beautiful view of the inter coastal waterway. On certain holidays like 4th of July you get such an awesome view of the fireworks from the balcony. As for the floor plan I have a 2/2 split floor plan, with a huge living room, a nice size kitchen. both bedrooms are decent size, with lots of closet space. Both the master and guest bath have lots of room. It also comes with a full size washer, and dryer. The building has tons of amenities like a huge fitness center, with all the state of the art equipment. It has a beautiful pool, with a 10 person hot tub. The tropical lush landscape around the pool, gives it a resort style feeling. It also has a clubhouse, that you can relax and enjoy a game of pool, or nice cocktail overlooking the inter coastal on the patio. I love the fact that the area has been up incoming, and it is very close to all kinds of restaurants and shopping in city place. Not even a couple blocks over, there is clematis street which has all kinds of restaurants and bars, and all kinds of clubs. If you like theater , all kinds of Broadway shows, and different kinds of music. We have the Kravis Center. We are located a mile from the beautiful Atlantic Ocean. There is always something to do here in downtown West Palm Beach. You will be glad you made a visit.
