I was apprehensive about renting an apartment but Brandon made me feel like The Stratford was my best option for renting! I really like the pool area and how modern the apartment looks! I've been in this complex for over a year, not only have the tenants went down the property has went down. Several times I have ask the leasing office to address egregious noise complaints from neighbors that they do not address. The pest control is non existent, the roaches and critters in this neighborhood are out of control. The leasing office keeps the phone off the hook, so they don't have to answer when residents call. The gate is broke on and off, the package room is not secure. This neighborhood is a bad representation of the Sandy Springs community and should be condemned. The garbage disposal is not lit at night, and is dangerous so I suggest you just let valet take your trash. They allow just anybody to move into the neighborhood, and AirBnb their apartment out. Sorry for the people that work from home, they just allow contractors to bang on your windows with no notice. I want out, I pay to much and can take my money to a community that appreciates its residents, and addresses their concerns in a timely manner.

I was not able to see apartment before move in date. But I was promised unit was fully renovated. Signed lease agreement and paid first month rent. After seeing apartment I immediately asked for my money back. Apartment was not renovated, and pictures are truly false advertisement. I was denied money back and forced to still pay another month rent for lease break even though it was less then 24 hrs.

Got a short term rental while home was being built and it was close to my job, well that came at a price. Roaches everywhere! I rented online, site no scene because of COVID. Unit in pics had balcony, when I showed up to move no balcony. Old carpet, broken cabinet doors, hole in pantry/washroom, roach infested, flickering electrical. Trust me, when it was time to leave, it was time. Definitely a humbling experience. Mgmt is nice and so is mgmt staff, although the property was just sold. So renter beware.
Just moved from the Stratford to another apartment in Sandy Springs. It's been a night a day experience. Here's the story: I was moving back to GA from CA on a few month's notice and had to pick an apartment sight unseen. The apartments looked nice online (they aren't bad in person and pricing is decent for what you get) so I applied. I got great engagement for the first week or 2 and then Brittanie goes silent for around a month and a half. I FINALLY get a response almost a week before I have to move back and schedule an appointment to transfer my insurance and whatnot over there. When I got there, we walked in on a conversation between her and her manager talking trash about me (They actually said my name and we heard it). Maintenance is a joke. I've been to apartments that do the minimum to get the job done, but they go below that bar. As other people have mentioned, I have had job requests get "completed" without anyone showing up at the apartment. The staff is unresponsive to emails and the address you are supposed to be emailing changes often (at least in my case, I have 4 emails I was told to reach out to). On top of that, the water is turned off somewhere in the complex at least 4 times a week. And you get emails about every instance. Sometimes more than one. It's ridiculous and I've never experienced that before. I'm happy to be away from this complex and am looking forward to settling this last fine they claim I'm responsible for.
I applied for an apartment. It was the worst experience I've ever had. First, they don't allow you to see the apartment that they want to move you into, no matter what. Instead they show you a display apartment of which no one has lived in so you can't see the condition of an actual apartment they move people into. So I looked at the display apartment and it looks just like the photos on the site. We go to the office, I get approved for an apartment and I paid all the fees. I asked for an apartment with a balcony. She had me sign all the paperwork for the apartment of which I had no choice but to trust that she is assigning me to an apartment with a balcony. She said it would face the pool area. She gave me a move in date of June. In May, I moved out of current residency at the time, put my things in storage and lived in a hotel for two weeks. The day comes that I am to move in, I get the key to the apartment, I go to look at the apartment. AND THERE IS NO BALCONY. So I go back to the office and list my complaint. She apologizes and goes into the computer, "finds" an apartment with a balcony, BUT its available the following month after the 4th of July. I agree even though now, I'm homeless. I slept in my car for a month waiting on the new move in date. The weekend before my move-in date, she calls me to tell me there was a typo with the availability date of the new apartment and that it won't be available in July, that it is actually available in August. I asked for my money back and she told me that that I wouldn't get a refund because I signed documents. I was disgusted. It's not my fault that I wasn't given the type of apartment I requested the first time, then my move in date has been pushed back twice thereafter. I'm not the one not holding up my end of the deal. Long story short, I had to go to Fair Housing and they fought to get ALL of my money back. They thought I had no choice but to be subjected to their will since they had my money. SMH. I ended up moving into a better community that I absolutely adore.
Great location, HORRIBLE management and living experience. Management screens calls from residents and does not answer when they know there is an issue. My AC broke in the middle of summer 3 times. The first two times they put a bandaid on the freon leak until the 3rd time when I had to demand a new unit. I spent weeks without AC and management literally ignoring me. Walls are thinner than tissue paper. Prepare yourself to hear everything that all of your neighbors do- including cough, vomit, and breathe. Neighbors are rude as well. People vomit all over the hallways and play guitars until 3am. They leave trash wherever they feel like it The Stratford is full of LIES. They will never call you back when they say they will, they never fix anything, and things that are guaranteed simply don't happen. The gate to the community was probably closed a total of 5 times, but when I moved it I was told it would close every night. If I had a dollar for every time management said "well call you back" and didn't I would have an extra couple hundred bucks. I literally counted down the days until I left this place. If you would like to get in contact with management I would recommend posting a yelp review. They actually responded to me when I did. HA! I guess I should have posted my maintenance requests and issues there.
As an outside 3rd party (I have friends that live there), I would STRONGLY recommend you NOT RENT THERE!! My friends ceiling, doors, and windows pours water when it rains (he is not on the top floor). Part of the ceiling has fallen in. HE HAS BEEN TRYING FOR 4 MONTHS AND STILL NOT FIXED. (1) He had submitted multiple work orders.(2) I was there and witnessed him stopped 2 maintenance men and brought them into his apartment (during the rain) and showed them where the ceiling had fallen in and they saw all the placed where was pouring in. Their response, " Let me go check something upstairs". (3) He has even been to the office multiple times in person to report it. NO LUCK!! Also, his bathroom has no vent fan and his tub leaks non-stop. So, mold grows like crazy. I feel so concerned for his situation I decided to write this review. I also recommended he CALL CODE ENFORCEMENT. Thank you.
Horrible apartment for what we're paying. We moved here from Florida and were told our apartment would be nicer than what we were shown because we couldn't see the apartment we were getting . That should've sent up a red flag because when we moved in the "real wood floors" were real damaged. We put in 6 or seven maintenance request after our first week of living here on the 6/08/16 and as of 08/02/16 nothing has been done to fix them and when I posted on social media about how bad they are, they blamed me for having a dog. So far the communication from our office is horrible, the blame us for having a dog and say that oh we need to plan a maintenance time to fix that but never contact you to do anything and maintenance only comes by when you go yell at the office and even then they don't get anything done. Overall this has been a horrible experience and I can't wait to move out thank god we're only here for 4 months and we're already on month 3, please save yourself the headache of living here and live somewhere else.
This place is the biggest scam. They're apparently renewing the apartments trying to make them appear to be worth the ridiculous price they ask for but the buildings are still crummy. You can add hard wood floor but that means nothing when pipes are busting and everything starts falling apart. Then they don't fix any of it, even if it's not your fault. Also the "bundle" is a total rip off. Way lot expensive than you would pay for everything. Separate. This place is a trap. Please avoid it. There are much higher quality apartments across the street.
The Stratford is an okay place to live, they are basic units, I like that they are condo style layouts plans. The Utlitiy bundle is not okay, but the staff is very helpful. Beware of Bugs, I had bad roaches, spiders and ants in my first unit and they transfered me to a new building. Havent had any problems since the move. Very close to shopping, highways and hospitals, 15 mins from the city life, 5 mins from Buckhead.
