Property Ratings at The Stratton
I move in next week I took a tour today. This place looks great ! We rented a townhome and they are so nice new cabinets a dishwasher new lights. The laundry facility is completely brand new with brand new washer and dryers and the apartment buildings were completely re painted the new management is looking awesome and anytime I call everyone is very helpful can’t wait !
Maintenance acts like they know what they are doing. When anything is "fixed" its just a bandaid temporary fix. I have have not had hot water since the beginning of February. When you call the office the act like they don't know of any issues and act clueless or rude. Their idea of fixing my hot water issue is to come out and run the water for 15-30 minutes see that it's not warm, then go fiddle with the boiler for the building resulting in hot water for about an hour, then it's back to cold. They know what the problem is but refuse to do anything about it. Instead the office has to be renovated, unit numbers have to be replaced and signs around the complex need to be replaced.

Living at The Stratton has been an absolute nightmare. The hot water is off for days at a time, the laundromat is disgusting and the washers and dryers never work, the neighborhood is dangerous and there are constantly gunshots and police called out, and the office staff is different every other week so no one ever knows what’s going on. I moved in May of 2021 hoping for a fresh start in a beautiful townhome and got the complete opposite of that. The townhomes themselves are crudely painted and redone before you move in and our toilet isn’t even completely mounted into the floor. On top of that we have a toilet downstairs that we can’t even use because it randomly floods during heavy rainfall and has sewage backups. The maintenance staff does not care if you have animals and will leave your door wide open when you get work done which has almost resulted in my cats getting outside and lost. The office staff also never answer the phone and almost make it a point to not communicate with you on ANY issues that you have reported. AVOID THE STRATTON! All of the fancy signage you see out front is just a facade and you will regret signing a lease for any duration of time. At this point I wish I could end my lease and move out two months early and never look back.

The office staff is clueless about everything. They’re also not helpful with anything regarding fixing your unit. The property manager isn’t honest, or just doesn’t like to tell their tenants what’s actually going on. The property isn’t maintained, and they don’t handle major hazardous issues the way they should. Within 6 months of living here, we went without hot water for two weeks, have had raw sewage in front of our house for more than two weeks and have had a leak for almost a week that no one has solved. We keep getting promises of “it’ll be fixed tomorrow” but tomorrow has never come. This place isn’t worth what you pay for it. And don’t get me started on the pest problems! It’s trashy, nasty, and if you value your health and possessions save yourself the trouble and don’t move here. It’s been one hassle after another.

As far as what you rent, pet fees, deposits, and bills its definitely as cheaper and more afordable place but you pay for what you get for the area. The BIGGEST PLUS is that they actually allow pitbulls here. Sadley, the farther away from louisville the more expensive with no suprise. The photos of the pool, kitchens, bedrooms, patios, doors, bathroom, etc are misleading. My boyfriend, 3 year old daughter andni moved in December of 2019 and they have yet to open drain or clean the pool thats been cover for months if not years. I moved into one of the town homes. We were in such a hurry to move in (we couldnt stay were we were) so we told them we would clean it if they just fix anything broken. And they agreed. After all the cleaning was done the apartment i found a hole in the bathroom wall in the cabinet and in the kitchen too. There a kouse hole in the under stairs closet. The upstairs bathroom outlit never got fixed. The people who lived there before us tore up the kitchen floor by the back door and they never cam e and fixed it. The bottom bathroom flooded from the top and bottom of the toilet. The ceiling in the kitchen leaks from the tub if the showers on. Very thin walls, if your neighbor has kids youll hear them. The area is pretty quiet for still being in louisville. The laundry mat is disgusting DO NOT USE THE LAUNDRY MAT , about 5 of the 20 washer work(sometimes). The floors are always wet from the moldy water all over the floor from all the washers leaking. OVER ALL the only problem with the area is the quality of the units and property amenities and the fact they dont get fixed properly.
Office staff acts as if they hate life horrible people maintenance.is never found had 3 bullet holes in back door when we moved in fixed it with caulk a cheap paint would not let a homeless person live here between bugs dog poop this place is disgusting can't wait until my lease is up !!!!!!

I moved here for months ago with my boyfriend. I sorta liked it at first, but there were a lot of things I didn’t like. When I first walked in, I could tell that it wasn’t renovated and they lied, and they charged me the renovated price until I said something about it. They also lie about the flooring in it too. Everything is laminated except for the carpet. When I first came, the guys putting in my new carpet were smoking in my place, putting their nasty stuff up on my window sill. It was gross. And lastly, the pool is a huge false advertisement. The pool wasn’t open for the last month of summer and my new neighbors told me to not dwell on it. Terrible place. Wanna move out ASAP.

holes in the wall. where the pipes under the sink are; there are gaping hole. there was a 3x3 inch hole in our back door towards the corner allowing bugs and mice to come in. this apartment complex did not come and fix the holes after we asked several times. we covered them up and then relized that there was another foot long huge opening inside one of our cabinets that led to the crawl space. When we first moved in we saw ALOT of spiders. So many quarter sized spiders that were wolf spiders. We found black widdows, brown recluses. our apartment had been vacated for two years for remodeling? The spiders had infested in this home. We were killing several a day. when i told them about the spiders they blamed it in the rain? So All they could do was spray a couple times a month, and when i called them to come spray on the day i found the brown recluse, the orkin company was there and the management said they couldn't send them out to me that it would be another week!. And they wouldn't call the company to come back out and take care of these Poisonous spiders for me. I have two small children under 2 and their safety isnt important enough to them. Also management said the trash in the backyard was from the construction workers and that they would clean it up. Never happened. Now that winter has come spiders are no longer attacking larger pray i guess because now we have a infestation of mice. If we kill one there is 2, Traveling through air vents, cable cord holes because there is no cover over them until WE bought them, they are so bad u can hear them in the walls. haven't been able to use our stove/oven because the mice are living and traveling through it. They climb through it and end up coming out of the burner holes on the top. They then climb onto our counters from the stove. We have had to unplug our stove because they have started chewing wires. We feared a fire; not to mention if we cook on the stove or oven we also cook the mice. We reported this recent problem to our office on December 8th 2015 and no one has even called us. The next wonderful problem was the heat not working on November 19th and they came and played with it said it needed freeon but never came back and still doesnt work till this day december 16th. We have to use electric heaters. we have only been here not even 4 months and we are already packing for a new place, We are breaking our lease because of these unbelievable living conditions.
I recently moved here the Office staff are very friendly and helpful. I had a issue with my ac and they responded very quickl. The mainteance is awesome.the apartment is very spacious and had ben recently been renovated. They are still making approvements and its turning out very nice.
Where do I start, I'm a single mother of 2 amazing childern. My boy is 7 going to 2nd grade, my girl is 3 going to headstart. Growing up I've had it tough, raised in a single parent home. My children and I moved into this town home about 11 month's ago because it was the only thing I could afford at the time, being that they rent specials at the time. There was so many things wrong when I moved in. From my downstairs toilet flooding, to the shower leaking into my kitchen, which only took maitnance men about 5 trys before finally fixing the problem. My townhouse is small, my children share a room which results in a lot of fighting because they need their own space. It's summer time I keep my air on 68° but I still have to run fan's upstairs heat rises of course. We have paper thin walls, I can hear my neighbor in my room if he so much as sneezes. I'm a 27 Africa American mother who suffers from credit problems. I'm struggling, growing up I was never handed anything. The little that I do have, I had to go out and make a way, find a way to get it on my own. I want a better life and home for my children and myself. I recently purchased a new car, not because I wanted to but because I had to. The car I had was breaking down and it wasn't worth the money I was putting in to it. And I needed a car to transport my children in something reliable, and so I can make it to work. Thing's have been going down hill every since, on top of the struggle I'm already facing, I've added more bills to my plate, which causes me to work harder, overtime almost every week just to try and maintain. Only to hurt my back and be taken off work and put on short term disability, which is only paying me 65% of my pay of 40 hours. I have to get a hardship loan off of my 401k just to pay my rent for August. It brings me to tears just writing this, because I pray, and pray, and pray for a miracle to happen. I'm faced with a everyday challenge of "do I pay a bill, or do I put food in the house for my children." I haven't had a meal in the past two day's, just so my kid's can have 3 meals a day. So it would mean the world to my children and my self if we won this contest. It could change our lives, I could put them in a better home with their own room. A better neighborhood, it could stop my struggle because I would be able to save money and get back to track, and my prayers would have been answered.
