Property Ratings at The Summit at Chino Hills Apartment Homes
I would steer clear of this complex, the management and the corporation don’t care about the residents just the monthly rent check. We have lived here almost 2 years, and after the first year of living here the manager Mary left, since then they have not had a consistent manager to run the place, and the corporate manager that comes in is so rude and could care less about the tenants. The complex has a rat problem, you see them running from various patios and through the grass in the front. Our issue is that they are in our ceiling and it took multiple calls and multiple requests from pest control to cut open the ceiling over 1.5 Months and the mention of legal action to get them to actually address the problem. There is also a big mold/mildew issue, the vent fans don’t actually vent so you wake up and all your windows are covered in condensation. There is also a severe lack in communication here and with corporate. You cannot get a phone call back. We have recently also had a string of thefts going on in the complex to which corporates response was “Theft happens everywhere”. There are other various issues that have come up as well. The only positive thing I can say about this place is there are 2 employees who try their best to do right by the residents, Jeanette who works in the office and Carl the Maintenance guy. They do what they can to help but since they are the only ones who care they are spread very thin and can only do so much. I wouldn’t waste your time or your money living here.
it was an excellent experience living here. Beautiful views.

I absolutely love my time here at the summit! The staff is so friendly, especially Jeanette and Carl. They truly made me feel at home here. The amenities are beautiful and the location is amazing. It is not far from the freeway entrance and close to the city center as well. I would 1000% recommend living here!

In LOVE!!! I knew as soon as we stepped foot on the property that this was going to be our future home. The nature that surrounds the property is so relaxing it definitely feels amazing coming home. The constant care and maintenance of the property is impressive! I love how detailed they are about keeping the property clean and most importantly calm and relaxing. The staff is amazing!!! As a first time renter I did not know what to expect but Jeannette and Kasandra have made us feel so welcomed from day 1. I truly feel comfortable talking to them if I ever have any questions or concerns. Would I recommend this place? 100% YES! We have had our family visit us already and they absolutely love this place aswell. Truly everything I hope and prayed for.

I'm writing this review to caution anyone considering renting at this apartment complex to STAY AWAY! This place is an absolute nightmare. Crime in the area is out of control - there are constant car and home break-ins. I've had my car and my neighbor's car broken into several times, and my neighbor’s apartment got broken into and robbed within the past year alone. The management does nothing to address the rampant crime. They did not even want to install cameras in the complex because they think it was useless. Speaking of management, they are incredibly unprofessional and unresponsive. Maintenance requests go ignored for weeks on end. They continue to hike rents every lease renewal even though the property is falling apart. The office staff are apathetic at best. They do not care at all about tenant satisfaction or safety. What they care about is corporate greed. Overall I regret ever signing a lease here. Between the high crime, awful management, and lack of maintenance, this has been the worst rental experience of my life. Do yourself a favor and steer clear of this hellhole. I'm moving out soon and I suggest you look elsewhere too. Consider this your warning to AVOID AT ALL COSTS!
Don’t make a mistake by renting here. The management team/office people are horrible. They don’t care about the tenant. It's clear that their primary concern is not the well-being of their tenants, but rather their insatiable desire to continuously increase prices and fees. Maintenance requests were routinely ignored or delayed, leaving us to deal with issues that should have been promptly addressed. the constant price hikes and additional fees felt like a never-ending nightmare.
The Summit has been amazing! Mary and Jeanette made the move such a great experience. Hands down the best experience I have had leasing an apartment. The location is beautiful and the apartments have incredible amenities. I could not ask for more from the entire Summit team. Carl, from maintenance is a standout person. He was quick to resolve our requests and has been extremely friendly. I can honestly say that I have nothing bad to say about the unit, the complex, or the staff. Everything has been amazing!
I have been a resident here at The Summit at Chino Hills Apartments for over 3 years and I have watched the community deteriorate in the past 12 months. The Summit at Chino Hills Apartments property was purchased last year by DAVLYN INVESTMENTS, INC. San Diego, CA 92130. The attached photos will show the living conditions here at The Summit at Chino Hills Apartments for the last 11 months. A special thanks to Mary the "Property Director" at The Summit at Chino Hills Apartments, for ignoring the many requests for a solution to the trash issue. I called the Environmental Health Department of San Bernardino back in May 2019 and their response was swift. The property was cleaned up overnight, but quickly became littered with trash again. I have explained to management, and upper management, the problem is mainly caused by the contractor doing the renovations of the units. As shown in the photos uploaded, the contractor is disposing of all the trash, appliance boxes, baseboards, sinks, cupboards, doors and counter-tops in the resident trash cans. I was told by the contractor that the owners refused to pay the $300.00 per unit haul-away fee. So every trash day the contractor fills the trash cans that the residents are being charged each month with the renovation trash. This is how we have lived for the past 11 months here at The Summit at Chino Hills Apartments. I have again called the Environmental Health Department of San Bernardino today because of the unhealthy conditions that exist here at The Summit at Chino Hills Apartments. Do not be fooled by the photos posted on The Summit at Chino Hills Apartments website. The picture that is painted is not reality. Come take a drive around The Summit at Chino Hills Apartments property and see for yourself. The Summit at Chino Hills Apartments has become a dumping ground for the surrounding area. Weekly I have to ask people from the neighborhood not to dump trash in the trash cans. Nothing is being done by management to fix the issue here at The Summit at Chino Hills Apartments. Also, the walls at The Summit at Chino Hills Apartments are very thin. I can hear my neighbors flushing the toilet, taking a shower, watching TV and listening to music. Do yourself, and your family a favor and look elsewhere to live. I cannot recommend The Summit at Chino Hills Apartments.

Hello Roland, We have received a report from San Bernardino County Public Health Services and no violations were cited. The Summit at Chino Hills is compliant with health and safety regulations, and diligently working to clear trash from any construction in a timely manner. We have even arranged for an additional trash pick up day to alleviate the problem. We are sorry to hear you are disappointed with your experience here, we strive for 5-star service. If there is anything further you would like to address, please get in touch with us at residentservices@davlyninvestments.com, or stop by the leasing office, and we'd be happy to discuss.
The Summit apartments is a beautiful place. The facilities are very clean and always keep the garden fixed. The common areas are also organized. The Summit has a gym recently remodeled more extensive and with some new machines. The pool and spa are always open for up to 12 hours. The Jacussy has constant hot water. Each apartment has a small garage just for one car but enough to store some tool boxes. Many green areas, beautiful flowes everywhere and wild animals. Mountain rabbits and birds of different types and pet-friendly areas. Even though I do not have small children there is a school one block away The Summit. Perfect for families with small children but I do not recommend a second floor. There are some trails nearby for walking. Several parks Golf courses, shops and restaurants. The customer service of the office is great Mary is a very attentive, professional and always for any topic related to the apartment. The maintenance service is excellent, managing the schedule in time to solve the small adjustments to better enjoy the internal and external facilities of the apartment complex. The rent is fair for the area, which makes it more attractive when choosing an apartment to live.

Hi Frank, thanks for taking the time to let us know how we are doing. We are always striving to be a five star community and we are happy to see that you are enjoying it as such! We take pride in our appearance, continue to enjoy your time with us. If you ever need anything always feel free to stop by the office!
Do NOT rent from this company unless you want to automatically consider your security deposit lost. The Lease agreement spells out cleaning and repair charges "normal wear and tear excepted". Lex in the office will come up with nonsensical excuses as to why hanging your clothes on the painted closet rods (which leaves marks - because the rod is painted) is not considered normal wear and tear. Beware of Essex Management - which manages other apartments in Chino Hills also. On top of all this, the buildings are old, carpet has no padding left, parking is generally difficult (one guy takes up 4 parking places for what appears to be a car flipping business), air conditioner equipment is very noisy - you will never want your windows open at night if anyone close to you is using their air conditioner.
the is the perfect place I like to call home. you get to escape from the everyday hustle and bustle and get to retreat to this beautiful quiet place. tucked away behind a hill the summit hold beautiful scenery from the balconies. the staff is extremely friendly and are always willing to help. the property is always kept clean and properly maintained, with any (if any) issues addressed promptly. offering central air, your own washer/dryer, appliances, single car garage, pool, gym, tennis courts the summit has it all. min away from the CHINO HILLS SHOPS. with the quiet, respectful community I'm glad to call the summit my home.
The Summit of Chino Hills is an excellent choice for your apartment home search. Surrounded by the beautiful hills and Parks of Chino hills, the complex is very clean and very friendly. The various ammenties are well maintained and always inviting. The Summit is a pet friendly community which allows my fiancé and I to have our precious poochies. We definitely recommend living at The Summit of Chino Hills.
