Property Ratings at The Summit at Duncan Meadows - 6H Ridgeway Ln
Before leaving, I noticed smoking became more of an issue for this complex. People are allowed to smoke on their porches. Once they are done they flick their used cigs on to the sidewalks and rocks. This is too bad. When my windows were open my apartment would have such a pungent smell of an ash tray. This among a few other things there were not handed when asked and were ultimately deal breakers. I hope people read this before they move in and know this. "Luxury apartments", you pay a luxury price but the apartments are not.
Very convenient, friendly and attentive staff, responsive to any issues that came up, nice balcony view of the woods, good value, things work, enough space, smooth experience all together. Having laundry room in the apartment really helps.
I've lived here for almost 4 years. The only perk, is the school district and every one has a private entrance. No Amenities - No Pools, No Workout Center, No Community Room.
What I love most about living here is the private entrances. It is like your walking into a House vs. an Apartment building with a hotel feeling. My apartment has an incredible view. This winter the plowing and shoveling of the sidewalks was very well maintained. The grass is mowed every Monday. I prefer a lawn that is not treated with harsh chemicals. I enjoy playing with my grandson on the lawn. The staff was courteous and friendly. It’s very East to live here. I’ve called for maintenance once to light my pilot for my fireplace in the fall and it was promptly done. There are many families and children. Walking and playing. It really feels like you live in a nice neighborhood. The air, heat and appliances work very well. Energy efficient. When I rented I inquired how often they raise the rent, they said they just raised it $20 a month after 2 years. Not bad! There is only one negative, No recycling.
Snakes actually crawl up on the sidewalks that lead to your front door as a result of the lawn not getting mowed for long periods of time. These apartments we thrown together very quickly, so some of the work is beyond shotty (one of my windows is actually visibly crooked). Our parking lot had the whole lamp post knocked over 1.5 months ago and the staff hasnt even come to look at it or move it to a safer place. Glass everywhere. As a result, the parking lot is pitch black which is a huge security and safety issue for tenants. No communication between the staff members and the tenants. The staff just expects you to pay your rent on time and keep your mouth shut. They do not value their customers and they do not appreciate feedback that would ultimately help them to make their tenants happy. You really have to be persistent to get the staff to send someone to mow, plow, and fix things that are broken. Half the time tenants have to call the office to see why the smelly trash hasn't been picked up in weeks! The rules also change whenever the staff feels like it (ex. one day dogs are allowed, the next day they are not; one month you can pay rent online, the next month you get charged a $25 fee with no prior warning- they do not care about what your lease says and they tweak their rules quite often). Snow plowing is a huge issue here and I've actually missed work on several occasions due to the complex not being plowed until mid-late afternoon. The complex continuously hires minimal help (2 guys for 14+ buildings) every single year because the owner is too cheap to pay for a reputable company to do it. So don' t expect to make it to work every day in the winter.... or go buy yourself a good shovel. Bottom line, the apartments themselves are alright (at best), although I certainly wouldn't call laminate flooring, laminate countertops, crooked windows, and paint on the carpets "luxury living". There are also no amenities for tenants... you do not receive free cable, internet, there's no pool, no fitness room, and the is not even one recycling bin for any of the 14 buildings at the Ridge/Summit.
Since my divorce nothing seemed possible or good enough. Then I met the staff and went on a tour! I put a deposit and was in that next week! My son and I love it and the wildlife around us. I'm glad I found a place to call home.
