Known for beautiful weather and classic Texas charm, Katy attracts residents who want easy access to the city but also want to enjoy the neighborliness of a quiet community. As a small suburban outpost about thirty minutes due west of downtown Houston, it’s a popular area for commuters, with many families choosing to call the area home for its excellent schools and friendly environment.
Though many residents make the daily drive into Houston, Katy has a relatively self-sufficient economy of its own, so professionals may find it preferable to the busier urban business hub. For a city its size, locals benefit from a surprisingly diverse array of museums, live music venues, and other cultural attractions; the retail scene encompasses everything from farmers’ markets and quaint antique shops to the popular Katy Mills shopping mall, attracting shoppers from all across the Houston area.

Property Ratings at The Sutton Apartments
I lived here for four years . The complex has more of a friendly neighborhood feeling than most places I looked at. The location within Katy is excellent; it’s close enough to get to things very quickly, but is on a quiet street. The few times that I had maintenance issues were dealt with immediately, and the office staff were unfailingly pleasant and helpful. I moved to the other side of Houston, otherwise I would still be living here.
I hate living in apartments first off. But this place is the only apartment I can say I’ve lived at that I enjoyed. People are friendly, both the staff and the tenants. It’s quiet since you don’t share walls. Highly recommended to anyone.

How nice to receive your recommendation about our community, its quiet environment, and friendly team. We strive to provide a high level of service and appreciate the acknowledgment!
This complex is the most money hungry complex I have ever lived at. Been here for around 6 months, and how they do business makes no sense. First, there is a trash fee. When I asked why there is a trash fee, I was told "because we have dumpsters". What complex doesn't have dumpsters, any place I have ever lived, if there is a trash fee someone is usually coming by to pick it up. Then you have the double water bill, I still don't understand this. The explanation I received was more confusing than the charges themselves. There is also a processing fee for your rent, and if you pay online, there is an online payment surcharge added as well. Plus you have to have the rent in by the 2nd of each month. Again, another first for me as it has always been on the 3rd at any other complex or house I've rented. Had to learn that one the hard way when they charged me a $75 late fee for paying on the 3rd. Then you have parking...There is none! They have open parking which means anybody can park anywhere (including visitors) and stay parked pretty much as long as they want. Residents have no guaranteed parking!!! But, for some reason they give you a useless parking permit that means nothing. When I questioned the office about this, I was told " You can park in the neighborhood next to complex". I have a 4 yr old little girl, do you understand how inconvenient that would be! Which forces you to buy a covered parking spot, or sit in the parking lot for however long until someone moves. Then someone had the genius idea of blocking all the unused covered parking with concrete blocks so no one could park in them, again alienating the actual residence who out of desperation for a place to park occasionally park in the unused spots. I said all that to say this place is terrible, and I didn't even touch the issues with my actual apartment itself. So, I will not be renewing my lease and I can't wait to get out of there.

Thank you for sharing your detailed observations about the valet trash service, parking and fee structure. We designed all of these with the resident in mind, so we greatly appreciate your feedback as it will help us improve for current and future residents. We're disappointed to hear of your experience and would like the opportunity to visit with you about your concerns. Would you please drop by the office or give us a call when it's convenient? We look forward to hearing from you.
Living at Cimarron Pkwy Apts. has been good, safe, and quiet. People have pets, but they haven't been a problem to me. There are occasions where cars will drive through the neighborhood with loud music, but that only happens on the weekend. The dumpsters are in the very back of the complex... mere inconvenience. I like the safety and convenience of not being directly on high-traffic Mason and having the stop light at the end of the street. I-10 is a few stoplights down the road. Unit size for the price is great! My biggest issues, though, are verryyy thin walls and the parking (yes, you can hear doors closing like a previous review mentioned). Apt. staff is great and personable, landscaping and maintenance do a great job in a timely manner, and everyone seems to mind their business. To my understanding, though, the water bill is split up among all of us even if I use much less water by myself than the unit near me with three residents? Fireplace and mantel, black GE appliances, and overhead microwave included in premium building. Spacious units for the price, would recommend.
I like the apartment for the most part. Nice and quite atmosphere during the day. You can hear people above you making noise when they walk. My issue was at the beginning when I was finding out about little things that needed to be done to have my pets after they were already at the apartments. It is hard to get pet shot records when your starting a new job and have to have another person take your pets in. The site just needs more information about the procedure for moving in and all the things you are going to have to pay for.
My husband and I have been living in Cimarron for 7 months now with our infant baby. It's HORRIBLE living on the 3rd floor during the summer! It's been times where it was soo hot to the point where we would go spend nights at my in-laws house. Of course my husband or I would go to the office and they would come in short time knowing that we have an infant. But... the ac would constantly stop working and I'm fed up. There has been sleepless hot nights and I can't wait until the lease is up! If you are planning on staying here at Cimarron, I would NOT recommend staying on the 3rd floor!
I've been living at Cimarron for about 5 months and so far, everything has been fine! Overall, the complex to me is relatively safe and a very quiet community, which I love! it is well kept and you always see the maintenance crew picking up trash in the mornings. parking availability is decent, but of course after 7PM it's pretty crowded. my unit is very nice and all of my appliances are upgraded and work great. the walls are fairly thin and you can hear laughter/people walking around/doors closing ETC...this isn't a big deal to me, but I can see where it can be a problem if noise levels get too loud...my Neighbors are courteous and friendly as well. The office staff for me has always been very professional and if I've ever had any questions/concerns they respond right away! I recently had to have my sink faucet maintenance and it was taken care of within a few days. The only thing I dislike is whenever the night lights for outside come on around 6:30-7PM....the junction box controlling it kicks on and creates a INCREDIBLY loud buzzing noise all throughout the night until morning when the lights turn off...i'm not sure if this is for all units, but mine is right by and i can hear it through the window/walls. other than that, The area surrounding the complex is awesome! you have everything you need, restaurants, fast food, shopping stores, and even a few chill bar spots. Overall, I really don't have any complaints and would recommend this place to live for any 1st time renters.
This apartment is in the best possible location. Right off of Mason Rd. which is one of the busiest streets in Katy. The apartment staff is nice, but not always proactive. They are understaffed and don't always answer the phone/check their voice mails. However, maintenance is very nice and helpful with every request. My biggest issue is the lack of parking.
