The Sutton Place neighborhood contains a thoroughfare of the same name. Within this beautiful community, you’ll find luxury apartments and townhomes, much like you would on the Upper East Side.
What’s great about this community is that you’re on the East River. Sutton Place Park North and South are two well-kempt green spaces with benches and gardens that overlook the river and Queensboro Bridge – talk about a scenic view!
Locals enjoy the walkability of nearby wine shops, gourmet restaurants, and bars on First Avenue. The Sutton Bar Room is a local favorite, down the road from Morso, an Italian restaurant.

Property Ratings at The Sutton Collection
I came to look at an apartment. Online we had read the place was pet friendly. We were very interested and someone from the leasing office came to show us the apartments. As we were talking I explained that we had two pets ( a dog and a cat). The leasing agent ( Elena) then said two pets were not allowed. I was disappointed but said I understood their policy. She then suggested that I rehome my cat. I was shocked. I rescued my cat and she is my family. A leasing agent should NEVER suggest to re-home or give any animal up for adoption. I went home incredibly upset. Would not recommend this place to anyone and would stay clear especially if you care for your animals.
NYC is a great place to live, yet many people move constantly- My building is the exception, people move in and stay. Not only does the property have huge apartments at the same price as new "cookie cutter" buildings, but 405 also has a storied history of famous screen and Broadway actors and writers (Just ask the Doorman!). And you can tell your friends you live on chic Sutton Place (almost). In addition, ours may be one of the last remaining "real" neighborhoods in the city, where store owners know you by name. There are young professionals and all ages in 405 and a great management team as well.
While my boyfriend and I have only lived in our current apartment for 10 months, we are in love with it. This is a pre-war building so it is really sturdy and you never hear your neighbors. Most of the tenants have lived here for years and it really feels like a community. Currently, they are remodeling one of the two elevators in the building, which has been going on for almost three months. With so many tenants, it has been frustrating to wait for the elevator to come around. I have had to let it go because it was too full many times which is frustrating when you're trying to rush to work. One this elevator is done, they will redo the next one so it won't be any better anytime soon. Other than that, the door men are great! So friendly and they are quick to remember names. Several tenants seem to spend time with the door men for hours at a time to chat. Our specific apartment was just remodeled before we moved in and we could not be happier. It is a great size, much larger than most of my friends apartments. And did I mention the closets? So much closet space, which is almost impossible to find in Manahttan. For the rent we pay (they cover utilities - a huge plus), we are extremely happy about the apartment, location and space we get. The building has recently switched management companies so we are interested to see if this will change how everything is done.
