Property Ratings at The Sutton
We stayed at the Sutton and it was an outstanding property with excellent management and amenities! Perched on the Willamette Greenway, a fantastic walking and jogging trail, and a few minutes walk from downtown, the property is extremely clean, has a fantastic modern gym and lobby, and is excellently managed! Special shout outs to @Diana Cisneros, Director of Experience, who always made us feel at home. @Mark Rotunda provided excellent customer service, and @Kore Smith, @Hayde Muniz, and @Delia Graves were there to answer our questions and help day and night! Wonderful folks! The maintenance crew was friendly and responsive when needed, and the parking garage attendants were super helpful! Overall highly recommend!

My fiancée and I moved in six months after the building was completed. Unlike other reviews you may read, my primary issue was with ownership and their previous management hires, who mishandled my maintenance orders for an entire year. The situation became so severe that we had to consider legal action to be heard. However, under Sentral's new management team, we were able to resolve the issue without resorting to legal measures. Sentral has only been here for a month and has already proven to be an exceptional managing company, representing a tremendous upgrade. Sentral offers a quality of service that stands out, including: - Happy hour on alcohol - Complimentary weekend brunch - Food vending machines - Complimentary yoga sessions - Weekly food truck at our building - Whiskey tasting In just one month, Sentral was able to offer tenants all these amenities, thanks to their amazing Experience team, lead by Diana. Sentral being the current management resolved my legal dispute with ownership and demonstrated that they genuinely value their tenants. They take care of their tenants and are invested in lease renewals.
I recently had the pleasure of staying at The Sutton for a week, as part of their Stay suites, and it was an absolutely wonderful experience. We have booked with them twice and are returning again in August. From the moment I arrived, I was impressed by the luxurious accommodations and the stunning views from the rooftop terrace. The apartment was beautifully appointed and had everything I needed for a comfortable and relaxing stay. The Sutton is located in a fantastic spot in the heart of Portland's Pearl District. I was surrounded by great restaurants, shops, and parks. I loved being able to walk and bike to so many places. The neighborhood is also very walkable, and I felt safe exploring the area on foot. The staff at The Sutton were top-notch. They were friendly, helpful, and always went the extra mile to make sure my dogs and I had a great stay. They always had a treat ready to greet our pups with. I would highly recommend The Sutton to anyone looking for a luxurious and convenient place to stay or live in Portland.
3 months ago I couldn't wait until my roommate and I's lease was up. Trainwreck doesn't even begin to describe this building. Our unit was awesome but we hated the building. Nothing worked, nobody was around, nobody cared. It SUCKED. Sentral came in and started turning things around immediately. The staff is amazing and they are always available to help with whatever is needed. You can find a real live human greeting you from like 7am to 11pm. They even escort our door dash up instead of us having to come down. The maintenance team is always working and respond to work orders same day. They also are easy to talk too. The sales people (Aubry and a new guy I don't know his name yet) are willing to help too which I think is super rare). They are really working hard to build a community. Tonight we had a private whiskey tasting with a local company. We had drinks, fun, food, and LIVE music. Last night they rolled out a high end market in the lobby and we had a ton of local vendors come to the property sampling their goods. Every other week the experience team- Diane, Kora, Jordan arranges for a new food truck and they provide beer and wine and set tables up outside. Tomorrow we are having Brunch! Hell yess For all the haters (we were too for a long minute) AC is totally fixed. Valet starts Monday. This is an awesome property with an awesome team that does fun stuff all the time. You can find cheaper apartments for sure but now that this building is being managed by people that care THERE IS NOT BETTER UNITS IN PORTLAND. Size, views, gas stove, full sized appliances. Sutton has it all.
I recently visited my daughter at The Sutton and was blown away by the stunning architecture and breathtaking views. The management team is incredibly kind and welcoming, always ensuring residents feel at home. The Sutton hosts a variety of engaging community events, fostering a strong sense of camaraderie among residents. This community truly exemplifies luxury living and is the perfect place to call Home!
I've been in this building since December 2023 and have experienced all the horrendous issues you'll see outlined in the preceding reviews. Yes, the AC was a nightmare and, yes, so was the parking. What they don't mention in the other reviews is that these were massive issues left by previous management, all of which have been addressed by the new management within mere months of their being here. They had an ENORMOUS mess to clean up, as well as a huge flock of scorned tenants to try to win over. Little things like smiling faces, the use of a proper app to pay rent and submit work orders, and frequent communication were small things that happened immediately upon their arrival. It's now been about two months, and literally every problem has been fixed, new events (with free food and booze) happen weekly, and new amenities have started appearing with the promise of more to come. The AC unit is now 100% fixed. It took time to fix because this is a huge building that needed a complete overhaul. Literally had to block off our section of Naito for 3 days while they had an enormous crane haul massive new units to the top of the building. The temporary fixes they offered us in the meantime, while not complete fixes, absolutely helped, and were a welcome change over the complete lack of information and assistance given to us by the previous management company (who, by the way, knew the AC was broken since January and did literally nothing). Valet parking is being initiated tomorrow. Not only was this never done by prior management, it was never even officially acknowledged as a failure. We just paid the full prices with no idea when or even if we might get what we were paying for. Now, suddenly, we have it. I was previously looking to move due to all of the issues, but even then, I was heartbroken at the thought of leaving what are easily some of the best floor plans/views you'll find in this area (or even the whole city). Now, it's an absolute no-brainer to stay. This past week, we had a fancy vending machine launch party on Thursday, a whiskey tasting on Friday, and an absolutely delightful Sunday brunch this morning. This place finally feels like the luxury apartment it claims to be, and I only see it getting better moving forward.
Living at The Sutton in Portland, Oregon, has been a huge disappointment, especially considering we pay over $5k in rent, utilities, and parking for what is supposed to be a luxury apartment on the top floors. First, the AC hasn't worked properly for months. Despite multiple attempts to fix it, there's still no resolution or plan for the 90+ degree days ahead. For the rent we pay, this is unacceptable. Second, the security is terrible. There have been multiple break-ins causing car damage and stolen goods. The parking garage reeks of urine which i can assume would be due to homeless individuals. There have been two occasions where I’ve found them in the corner. This makes me feel unsafe and disgusted every time I park my car + the fact they’re able to easily enter a parking garage where we pay $250 per spot, which was suppose to be valet. Third, the water runs brown sometimes. This has been reported multiple times, but nothing has been done to fix it. It's alarming and makes me question the overall maintenance and health standards of the building. Lastly, we were promised valet parking, which was a big factor in choosing this place. Not only has this service never been provided, but there's also been no reduction in our parking fees to reflect this missing amenity. The building has pulled a bait and switch. Lured us in with all the amenities, charged us for those amenities and then never delivered on them. With the issues of AC - they have given us temporary chillers in our units that have leaked and ruined our floors / carpet. It’s increased our energy bills + obstructed our views by needing to covering the windows for the units themselves. If you thought about moving into this building because of the beautiful windows + view, you’ll be spending your spring, summer and fall with the blinds down just trying to keep your unit around 80 degrees due to the lack of AC + the cheap windows that don’t protect against the heat at all. Your unit WILL turn into a green house. As someone who WFH, I may have to find another place to work, costing us more $$$ because I can’t keep working on the daily when our unit is 80+. The building has also posted it cost $$$ now to use the common spaces as well. Personally this building has cost us our peace, energy and money. I would never move in here and recommend you stay far away. You’ll have a great tour, but remember, they’ll only show you the shiny pretty things.
Great floor plans but no working AC and as a mostly window building it’s a real problem, the apartments unbearably hot. However, they have managed to have the AC working only in the lobby area so don’t let that fool you. Management continues to try and “fix” the issue according to them but it’s been a long time and still no resolution.
I was one of the first 20 people to move into this building and my experience over the last year has been terrible. They have pulled a complete bait and switch on their residents because they are so desperate to lease to new tenants that they blatantly lie to meet their quotas. Some issues I've personally had since moving in: - A/C constantly broken. Management says that the building can be 90 degrees before they legally have to do anything about it. They did install a temporary cooling system which isn't even fully functional and depletes the cold water from the building. I had a tech come out and was told that I simply won't have cold water until at least July and they closed my ticket. - HIGH staff turnover. We have had 3 property managers in one year and dozens of leasing office staff/security/engineers that have quit due to poor working conditions. Additionally, each new property manager makes promises which never come to fruition, and the next manager will just say they can't deliver on promises someone else made so you can't trust anything they tell you. - Frequently no staff in the front office or even available to answer phone calls. It is a nightmare to hire a pet sitter while you are out of town. I have also had multiple packages turned away during office hours because no one let the delivery person in. - We pay for valet parking, which we were promised upon move-in would be ready by 12/2023. Still no valet, but we do pay for it. It also took 13 months to assign parking spots, there were multiple times I came home and had NO parking, even though we were promised they wouldn't oversell spaces. - I was promised dry cleaning, room service, and a golf simulator upon move-in, none of which exist because they ran out of money to build the golf simulator and no one wants to lease the restaurant space. - TERRIBLE security, I have found homeless people sleeping in the lobby at night and someone was living in our parking garage and caused tens of thousands of dollars of damage (which the Sutton is of course not liable for) before anything was done about it - Everything is broken, all the time (and takes days to months to be fixed): elevators, garage door, call box, charging stations, etc - Everything below the 16th floor is made with terribly cheap materials. My floors have been peeling up since the day I moved in and you can poke a hole in the walls with one finger - Windows have not been cleaned since the building was built over a year ago
I looked at many luxury apartment communities in Portland, concentrating on the downtown area. After touring The Sutton I began to compare every other community to this one – and very few came close. Entering the grand lobby, you know right away that you are part of an experience. The amenities are too many to list here, all at a 5-star level. There is incredible attention to detail throughout. The apartments have tiled showers and tubs – not plastic inserts. The kitchens have stainless steel upmarket appliances, solid surface countertops and undermount stainless sinks. The washer and dryer are internet connected and include steam drying. Real hardwood floors and premium carpeting. Occasionally I will hear someone in the hallway or a door slam shut. But beyond that the unit is well insulated and very quiet. The view from many units is breathtaking. Choose a downtown, mountain, or water view. So many floorplans to choose from. The only utility you connect is electricity. My first month was only $40 and shared utilities was $100, that covers gas, water, sewer, trash, internet and common area electric. Quite the deal on utilities. There is limited underground parking, arranged by lifts that was planned for a valet service. Not sure that is ever coming, but they are adjusting accordingly (i.e. offering exterior parking, tandem, assigned spaces etc.). They listened to the feedback about the issue and took action. There is also plenty of EV parking (at this time). Although very pet friendly, there is no dog walk or relief area onsite. You must leave the building/secure area to take care of your pet. Although the surrounding area is remote and relatively safe, it can be uncomfortable for those late-night walks. They have promised me that they will look into options onsite for our convenience and safety. The staff is responsive, friendly, and available. They host social events and foster a welcoming community. If you have a concern, they actually listen and look into it (see pet relief and parking above). My experience here has been wonderful, and I could not recommend an apartment community more than The Sutton!
