I have lived at the Sutton for 4 years now and I just have to say that the team here is great. They have been so welcoming always and continue to put effort in all they do. The property itself is one of the best in this area. Regardless of a few events that are out of the properties control and more to do with prince William county. The Sutton hosts events for their residents at least once or twice a month which I love and find amazing to meet new neighbors and it just shows they care about the residents and creating a home experience. I do not write reviews often but I felt I should because they truly deserve it.

I’ve been living at the Sutton for about 4+years now. They are a great community with an amazing management team. The property and grounds are kept clean. The amenities are clean. Parking in the garage comes in handy when you have a lot of groceries. Out of all the apartments complex in the Woodbridge area. I can say that the Sutton is the best. Their management team cares about their residents.

CAR STOLEN!!! My vehicle legit was stolen right from this “secured” garage. After talking with the Prince County Police Dept this wasn’t their first occurrence either. While I understand bad things happen, I brought it up to the manager (Karima) that she should let her residents know this is an issue and she had no care in the world. As a property manager, you should make your residents feel safe and she did not do that whatsoever. She even tried blaming me for my car being stolen…asking questions like “ did you lock your car? Did you let someone trail you” The icing on the cake was they had my rental towed from the complex even with a placard saying “do not tow”. And they tried making me pay to get it removed. It took calling the Dweck property manager to finally have my car released without having to pay for it. Their mailing system is all messed up. They’re waiting for people’s packages to get stolen. Everywhere I’ve gone you get a locker code to open up when your package has arrived. Here…they just throw everything in a room and have to find it yourself. I will say their maintenance staff is top notch. They reply and respond very quickly and were always great to work with. Nasaar was the gem of the entire complex but I believe he is no longer there. I just can’t get over my vehicle being STOLEN and the manager could care less. She never followed up to see how things went. Never asked how she could make things better….nothing. Cameras in areas where they should’ve had video of the thieves they “weren’t able to see anything”. They did nothing to help facilitate anything. They made things more difficult BY TOWING MY RENTAL after my car was just stolen…and even had their “do not tow” placard. I had to call the police. I had to call the compound to get my rental car out. I had to call her manager to get my rental out without paying a fee. The “courtesy officer” is rarely there and wouldn’t the officer had heard the car alarm and window being broken if he were there? And it was NOT a quick turnaround. My vehicle was gone for a month and then an additional two months for repairs. She would know if she bothered to check on her residents or ask the multiple times we walked by one another in passing. Lastly, why did no residents know of car theft occurring IN YOUR complex?! This wasn’t just a Prince County Issue…it was a Sutton Apartment Complex issue.

The Woodbridge location is unsafe, and the management is horrible. Although they have gated parking, the gate is usually broken and useless. The gym is supposed to be secured for residents only, but again the door is broken 99% of the time, which makes it so anyone can walk in. There have been several cars broken into on the premises. As the previous post stated, people are constantly smoking in the garage and on their balconies. Not recommended!
Been here for almost a year now and wish I could rewind time and pick another community. I honestly have no idea how they have a 5-star review as of 8/10/22. The other poor reviews on here are not lying and 100% true with what they say. There are tons of issues but I'll try to keep this review short. First, the building was made as cheap as possible. You will hear everything from conversations, TV noise and crying children from your neighbors. I'm a builder and these walls couldn't be thinner or they would be against code. My neighbor next door must have a theater-grade sound system and plays it almost nightly from 8pm-2am and the front office has done nothing after multiple complaints. If you don't live on the top floor you will hear every single footstep and any movement from the residents above you. Secondly, the hallways, stairwells and parking garage consistently smell of weed and I've personally witnessed residents selling out of their apartments. I have no problem with weed, but when it starts to leak into my apartment, I do. Third, there are many unused "reserved" parking spots than there should be. If you want to pay $100+ per month for a spot, go ahead but I've noticed many that have gone unused for months in an already limited parking garage. Next up, the entry doors to the building...they hardly ever work and you'll need to walk around to try another. The gym? It sucks. Most the of machines are either broken or the weight equipment is on it's last leg and a hazard to use. The pool is open about 3 months out of the year and if you want a friend or family to come, you'll have to pay a fee. You also have to pay $5 a day for a visitor to park on the top floor of the garage. The Sutton will nickel and dime you anyway they can and having visitors is their #1 way of doing so. The exterior and common areas look nice, but once you get into the hallways for the apartments, it is dark, dingey, smells bad and the walls are in desperate need of a painting. Bottomline, look elsewhere. The amount The Sutton is charging for rent now is absolutely ridiculous and should be a crime. I promise you, don't fall into the trap I did. I have a friend that lives here and they increased their rent $185 for a new lease. They give a great tour and talk up how "wonderful" this community is. It's not. The front office staff is friendly and the outside of the property is taken care of but that is about it.
I recently moved in and the place is a wreck. The hallways are disgusting, the gate to the garage does not work and another resident says that happens all the time and its been broken for months. We have to keep our doors closed and put a mask on our child when walking through the building from all the marijuana smoke. We tried to the gym once, but most of the machines are actually broken. They give a great tour and from the outside things look fine. The nightmare happens after you sign the lease and start living here. And the staff is useless. I have asked them questions on things getting fixed and nada.
The smell of marijuana in the hallways is just horrible. Its unclear of just who the complex is renting to, but over the course of the past two months the stench of marijuana has just gotten horrible. The residents sometimes feel like prisoners in their apartments given there are so many federal workers who live here. The police is called routinely for loud music, and some residents have large dogs not on leases. Even after being reported to the staff multiple times, there continual response to residents is that they are looking into it.
DO NOT MOVE HERE. The front office never actually helps. Currently the people upstairs have had their bass banging for 11 hours. Parking is TERRIBLE. The police are here almost daily. One officer said it’s one of the most unsafe apartment complexes in the area. The hallways smell and the carpets are NASTY. People let their pets piop in the stairwells and it will sit there for weeks. The doors are broken. This place has bugs! Hallways smell like weed all the time. Super unsafe for children. Not a family oriented place. The sanity standards for the community rooms is absolutely low. You would be safer eating off the Walmart floor than using the gym here.

Front office: Whenever you want them to solve problems or conflict with your neighbors or the apartment complex, they will not care to do it. They have no sense in urgency or consideration for the tenants nor their well-being. If you are not discussing money, they will not care to address your concerns. The manager avoids any problem and allows the employees in the front to handle any conflict. If you do not request to speak with her personally she is a phantom. Their service is terrible as they never fix anything. Our power went out for 6 hours and they did not notify anyone in the complex about it until a 1.5 hours later. If I had not called the main number I would not have know anything. They constantly send out “fun” invites for events but ignore any real concerns the tenants have. Structure: The people above you sound like elephants walking around, when in actuality the neighbors could be walking regularly. You can hear everyone’s conversation in all directions. You can hear the cars from the road at all hours of the day and night because they do not have a noise barrier wall to block the noise from the road. The water heater is not the appropriate size for any of these apartments. Safety: People have been able to walk into the parking garage from the stairway and have been breaking into peoples cars. Myself and another tenant actually found the person who was attempting to break into peoples cars and when we informed the front office staff. However after speaking with the tenant. The person we saw has been reported several times to the front office and the front office has been negligent with informing the tenants in the building. Gym/ Amenities: People do not adhere to COViD, not wear a mask in the hallways, lounge or in the gym. The front office puts up signs for people to follow. However people continue to not wear masks and nothing has been done about the behaviors of people in the gym who will not wear a mask. You pay all this money for amenities with the fear of not reaping the benefits of it because people do not wear masks and the office does not monitor the gyms appropriately. Instead they cut off certain machines thinking it would cut back on the number of people. However it has only made larger groups migrate to another location.

I've been in my 1 bedroom apartment for 2 months now and love living here. It is very quiet and the few neighbors I have met are very nice. The parking is not bad except during the week, if you not home by six you may have to park on an upper floor. Management has been great. Michelle and Josh are very helpful and have been accommodating from the very 1st day. Coming home is a pleasure.

I signed an 18-month lease (unfortunately). I have been here for 12 months now and put in over 10 maintenance requests for the same issue. My dishwasher floods and leaks and it has never been fixed to this day. I contacted the office and even spoke to the maintenance supervisor and it has still not been resolved. The person who showed me my apartment told me she would put in a request to fix my broken kitchen island before I moved in- it is still broken 12 months later. You pay rent and these people do not care if you are comfortable. My boyfriend parked directly in front of the building and poop was smeared on his car so look out for petty crimes around the area. The employees are generally pleasant and the building is modern; however, my experience has unfortunately led to this review.
Do NOT live here. Management is absolutely horrible. I’m so glad I cancelled my application with them. There was absolutely no communication between the application process and it took nearly a month to get everything completed. We still have YET to receive our security deposit back that Christine said she would give it back to us! This place will take your money and not care. Save your self the stress and go somewhere else!
I love living here! I loved it when I first saw it, moved in last December and I can safely say, it’s worth the commute and money! I currently stay in a 2bd/2ba unit overlooking the pool. Amenities are great, I feel safe, the hallways are always kept clean. I couldn’t ask for more.
Overall a really nice place to live. I was hoping with the price I would hear my neighbors less. Honestly, if more tenants were actually nicer human beings that thought about more than themselves this would be an amazing place to live. Pros: Nice area Plenty of amenities (pool, game room, business center, bbq area, etc) Gathering offerings by staff Gym is nice Semi-decent dog park Cleaning staff tries as much as they can on days they work. Easily put in work orders online Cons: Thin walls (my neighbors constantly curse and talk loudly, I hear every step on the hard wood floor from above) Tenants- don’t follow rules (quiet times, some are just rude) SPEEDING- apparently it’s race season in the parking garage and down the back road by the dog park every day.
The absolute worst. I cannot express how disappointing this apartment complex is. The management team are TERRIBLE. All 5 rotations of them. From the useless and clueless leasing office staff to the unprofessional and incompetent property and assistant managers. All of them have made broken promises and their favorite lines are "I will follow up and give you a call back" I'm pretty sure I've heard that at least 100 times in the single year I've been here. It is no surprise to me as to why everyone is constantly moving OUT of this place and as to why the reviews online are so terrible (except the ones written by staff members of course ;) ). I will defer everyone from coming here to save them from the joke of a place this is. Thanks!
I've lived here since August 2015. My lease ended October 2016. During my move out process the front office informed me they lost my move out paperwork and I was subject to fees and responsible for my apartment for the next 2 months unless I resign a new lease and they would forget fees. The complex was bought out by gates and Hudson in November 2016. Though the cleaning crew has improved, they lowered the requirements need to be approved to live here. You would expect paying the large amount you do to live in a nice, clean and safe community but that is not this one. In the last year in a half I have seen the building start falling apart and the wear and tear has been much worse than before. I've talked with police officers that have been to the complex multiple times due to confirmed drug deals. They have already made arrests. They say the building is secured but multiple side doors are propped open throughout the night letting anyone in. They only have one security guard at night for this entire community which is rather large. The front office rarely returns calls. The property manager is very rude and degrading. I went down and personally spoke with her and she made very degrading comments. She was completely unprofessional. I was extremely shocked someone in her position would speak they way she did to one of her residents. The gate for the parking garage has been broken for about a month now because an unknown person rammed it. Parking is terrible. During the day when you come to look at the community the garage is empty but by 5-6 pm it gets filled up. Appliances are stainless steel but very low quality. The amount of money you spend on rent here is not worth it. You can go across the street and live in a gated community for much less a month.
In reference to the physical design, layout and amenities of the apartment community and individual units, it's the best luxury apartment I lived than the two previously. I wish the whirlpool was actually a hot tub. In reference to the staff, the new management seems proactive and attentive to the major changes needed for the community. I suggest that the office staff needs organizational improvement towards the agreements or information, such as the move in special, the previous owners had with the residents and hire more people/make a greater effort to make the transition of those needs smoother. Also, more help with informing details of the lease, fees and move in process to new residents. Other than that, great people. As of the neighbors and safety/disturbances of the community, I think it's good but it needs more improvement. The staff and security guard is aware and made an initiative to make changes to the noise. Overall, I given an extra star because of great potential in the professional staff and the understanding of new management struggles.
This place is falling apart and the management absolutely does not care. They only care about getting new residents in. If you are considering this place, come look at it on a Sunday and walk around the entire buildings, not just where they show you. Trash will be overflowing in the mail room, garbage will be in the hallways. I have literally seen dog defecation in the hallways left there for days. I have spoken to management, they have no intent or ability to hire more staff for maintaining the building. Doors remain broken for months, the staff are not proactive at all for fixing things. The front desk mentality is "it's someone else's job" and they do not notify the maintenance man when something they walk by every day is broken. Some of the residents do not care either, and contribute to the problem. They will leave trash in overflowing bins, leave all the weights on the fitness room floor, and leave garbage and dog droppings in the hallway. Do not move here, not worth the money! --- A post I left on the Sutton's internal community page which may not get approved by management for posting: Suffering Suttontrash! This place is falling apart already! The door to the weight room has been broken for a month so anyone off the street can walk into our building and use our weight room with no key fob, the door across from the fitness center on 2200 has its broken off floor doorstop lodge underneath making it difficult to open (fire hazard), the door to the men's room near the fitness center doesn't open properly inside or outside creating a risk for kids or people of low intelligence (like me) to get stuck inside. I've spoken to some of the front desk workers and management about proactive maintenance since they walk by these issues every day when showing the place, and asking them if they can be proactive in putting in work requests. The impression I got was "no that's someone else's (maintenance's) job". So basically to maybe get something fixed in the common areas we have to log in to this and put requests to get things fixed. I've done so today for the previous issues. Management has stated that they are unable to hire more people to take the overflowing trash out on the weekends, and that probably applies to the limited maintenance staff too.
I have lived here a few months now. The first impression was great, but now the place has become dirtier and unfortunately less appealing. To top it all off my motorcycle was stolen from the garage. There is a security guard but I guess that doesn't mean anything. No help from the security cameras either since they don't look inside the garage, and the employees would not let me take a look at the security footage. Unless security takes gets a huge improvement I will be leaving at the end of my lease if not earlier if possible. Horrible neighborhood, looks nice but thievery and trash are everywhere. Do yourself a favor and live away from hoodbridge.
Overall, the amenities and apartments are nice. The main issues I have are the thin walls and being able to hear people in the court yard. I can even hear my neighbor's conversation in my bedroom through the vent. There are some not so clean and disrespectful people that live in the building. This is my first time living in an apartment so I am learning a lot about individuals' character. The most disappointing part is the leasing office lacks control over rudely neighbors. If you have a noise complaint they will contact your neighbor(s). If it continues they state to call law enforcement. That makes no sense. There is a clause in the lease regarding no tolerance in being loud. If people cannot act in a professional and respectful manner, then fines or an increase in rent may force individuals to respect others.
Literally the most beautiful place in the area. It is a bit pricey but absolutely worth every penny! The amenities are fantastic!
