Property Ratings at The Terrace
The roaches, mice and flies runs this building. I have lived here for 5 years only to save for a home, but I wouldn't want my enemy to live in this infested building. Now me and my husband are trying to move into our new home and conviently the management lost our 90 day notice and are trying to force us to keep paying. Stay away!!!
I have lived in the Terrace Apartments for about three years and have been very happy here. The apartments are reasonably priced, spacious and located close to public transportation. The city is easily accessible too. The staff and management are friendly and attentive to the needs of the residents. The inside and outside of the building are clean and well maintained. They have a generous pet policy. The entrance door is locked at all times so only residents may enter without an invitation . I have been very happy here and expect to remain here as long as I live in Philadelphia. I'm proud to call the Terrace my home.
I have lived at the Terrace for 4 yrs now and I love it!! Close to the city so it's not a long commute and also very accessible to the buses and trains for when I don't feel like driving...I love the high ceilings and the 1920s look of the building...Apts are spacious and they have hardwood floors! ((Plus))...the staff is very nice and always will return a phone call back in a timely manner! now that we are under new management I see a lot of changes...with landscaping lighting and much more...love that we use keyless entry to the building which makes it much more safe...there is also a laundry room that you can use 24hrs a day for the most part the building is very low key...not a lot of noise
One of the more affordable places in Philly. Building is in front of the 42, within walking distance to the 21 bus, the 58th St bike share station, and the 52 EL stop. Resi-Life has a generous pet deposit policy if you have adoption paperwork to submit. Tenants have the option of paying rent, fees, and (extremely cheap) electricity online. Heat and water included in rent. The building only has one 1920's elevator that is often out of order or doesn't work because someone forgot to close inner door all the way. The elevator was recently "repaired" after a tenant got stuck in the elevator and the old outer door had to be ripped off. The outer doors on the first and third floors and the floor were replaced, along with a fresh coat of, already grungy, matte paint but it's still the same 1920's guts. The back door to the dumpster does not lock and only has an alarm. The dumpster area has no evening lighting. Building has several cameras but the large one in the lobby is pointed towards the ceiling and I doubt that the other ones work. There have been incidents of homeless and intoxicated people sneaking into the building, sleeping the the lobby and stairways, and squatting in vacant units. The janitorial/maintenance staff is inadequate for this building, let alone the multiple buildings they have to service. Debris is left in the hallways and stairwell for days, sometimes even weeks and the carpets are disgusting. Tenants should not have to put in a service order for this to get this taken care of. This should be routine cleaning! Roaches get bad in the summer, especially the small German ones which I've even seen in the elevator. Proper disposal of trash and cleaning up after pets needs to be enforced or resi-life needs to hire more janitorial staff to clean up after tenants. Unfortunately, some tenants leave their trash in the hallway, next to the dumpster area door, hanging off the dumpsters, or on the ground near the dumpsters, anywhere except INSIDE the dumpster and do not clean up after their pets leaving dog feces in the back and front lawns, hallways, and even the elevator. The West Philly management office hours went from Mon-Sat to like one day a week now making them harder to get a hold of. Unless you have PHA on your side to get on management's case maintenance will take their time responding to service requests. Lastly, expect to get your rent hiked up 5% every year unless you give 90 day move out notice before the end of your lease.
