Property Ratings at The Terrace
Since May 2023 we lived in VISIBLE MOLD!! We sent MULTIPLE EMAILS AND CALLED DAILY ! They never once fixed the problem! We were unable to use our guest bedroom!!! THE STRESS THIS CAUSED!! NOT TO MENTION HEALTH ISSUES! Avoid this apartment community at all cost!! The maintenance will not fix anything. The office staff is rude they don't answer phone calls they don't answer emails they don't answer work orders.! Over a year we lived in a mold infested apartment that they kept saying they were going to fix they would send us 24 hour notices to enter, and then not show up. We were unable to use our guest bedroom for a year due to the mold that they refused to fix Visible mold !!!

Whenever it rains, water pours into a bedroom and one wall in the bedroom is completely soaked and moldy now. We have written a number of maintenance requests. The easy repairs get handled promptly, such as a laky faucet but the harder ones have never been addressed.

Beware of the Terrace apartments!! Not only is this place not safe to live. But they do not care about there tenants. I had never gone through so much in 3 years living somewhere single mom with her kids especially from dealing with drug addicts being high on drugs outside all the time. To theft also,shootings,violence and I had a leak in my sons room for 3 years and they never cared to fix it.

The unit itself is nice, extremely spacious and lots of natural sunlight. The “showcase” unit that we originally viewed though had a completely different vynil flooring than what we found in the unit we moved into. We weren’t told that we were going to get a different type of vynil and different color as well. We also weren’t told that the unit we were actually moving into had an awning. The unit they showed us just had an open balcony/patio. They weren’t able to remove it either. It’s a little hard to get in touch with management. Management and leasing are the same staff. Maintenance reauest sometimes take a while before being attended to. The gym they have do nit have a wide variety of equipments but the weight equipments they do have are missing the pins to set how heavy you want to lift. Most of the machines are also out of order. I have submitted a request about the gym and on my end it shows “work completed” but nothing’s been done.

The Terrace Apartments in terms of living accommodations is exceptional. One bedroom 600 sqft apartment one bath, washer and dryer with patio space and a attached garage made for a nice potential living quarters. However the neighborhood, the property upkeep and the management team are far below average ratings. The neighborhood has visits from the local PD department weekly, the apartments have made local news headlines for shootings, raids, and domestic disputes. The property is always filled with trash, poor staff that can't keep up with the damage perform half effort jobs. For example the new curbside paint showed no mercy for the surrounding plants that are now stained red. The management team is non existent, they are not willing to help, do not care for people and show no compassion or understanding and no professionalism what so ever from home repairs to property updates. This is not a high priced apartment worth living in.
When the police shows up more then once a week for violent crimes being committed in this community and theirs a child molester living in the complex I think it's time to move. management claims they can't control what people do BS Theirs no security this place is open to transiates I saw a homeless man cleaning himself in the hot tub one morning. This place is inhabital and management is a joke all they care about is your money not your safety or well being. 0 stars BE AWARE
Run away now. Very poor management. They are incapable of running a lemonade stand let alone an apartment complex. ROAcHes are everywhere. Once again management will not take necessary steps to rid of them. NO PARKING- be prepared if you work late. Get your walking shoes on. TRASH everywhere. You have been warned!
I've been here 1.5 years to be exact and I'm ready to leave. The Terrace reels you in with "hard wood" floors (but have recently updated their ads to read vinyl), awesome views, and "amenities". This place is a luxury joke. I will say the view for this building is gorgeous. However every other issue here makes is so not worth it. THIS PLACE HAS ROACHES!!!!!! When we 1st moved here they were everywhere. The garage was infested and it is an immediate access to my unit. I have lost count on how many times pest control has come out. I went to home Depot myself to purchase some bombs, and boric acid. All these have been temporary fixes. Management told me it's illegal to fumigate the entire building without other tenants requesting it. Now here we are almost 2 years in and this is still a problem. It's so bad the roaches are crawling onto our beds. Pest control was just here 2 weeks ago and I have been killing them like he never came. I could never and will never get use to this. I've been told by management that the roach issue isn't grounds for breaking lease. Every season change maintenance has come out to repair the AC/heating unit. It either isn't cold or it isn't hot when it should be. The AC unit was pouring water onto my floor and blowing hot. It took maintenance 2 days to fix. This was during the hottest months. That leakage from last year has manifested black mold in my children's linen closet in their room. Maintenance came out and spray painted over the mold and said it's taken care of. Rainy season.... my ceiling leaked. I had brown water damage in the ceiling. Maintenance came months later and painted over the spot in my room (you can still see it), but not the large spots in the garage. I guess the garage isn't important. There is no parking for your guest. So we rarely have any guest. Kids are everywhere unsupervised all hours of the night (as late as 11pm) on school nights. Amenities: the stove and microwave were new, nice, and work well, but the dishwasher sucks. Santa clarita has horrible water so there is much cloudy white residue. The dishwasher leaks onto the floor, Oh! and roaches like to come out of there as well. Sigh' The garbage areas are gross. Tenants dump broken furniture and other large items. They keep the area around the office nice. But the rest of the property goes neglected. Rent for a 2bd here can run you roughly upwards toward $2000 monthly. Absolutely ridiculous. For those prices this place Needs to do better.
My wife and I got this as our first apartment and we really like it. Its a little small but being that we are newly married, its a good size for us. It has a built in washer/dryer combo which I love and a decent walk in closet which my wife loves and we are just a few feet away from two family pools. There are some downsides to this place though, the rent is a bit high, currently only AT&T provides internet services and direct TV is the only TV provider in the area. The parking can be really bad as the garage space is really small, I have a Honda fit that barely fits in the garage and an infinity that we have to park on the street because the other parking spots are constantly filled. Occasionally you will have people parked illegally and blocking your garage, mainly because they are moving in/out or picking someone up. The Company that manages the complex, The Terrace, are very friendly and eager to help, how ever the repairmen don't seem to be in as big a hurry to help. It took 4 days to have a repair man come reseal a pipe under my sink and a problem with the laundry room door, that I told the office about on day one, has yet to be fixed. Now all this may sound bad right, Why would I move into an apartment with parking issues, kinda small, and the repair man wont be out until a week from never. Let me tell you why, The surrounding area is very beautiful, Its very close to one of the Newhall Elementary schools, and the community here is great. My wife and I dont plan to be here for many years as we think we will out grow it soon, but it really is a great starter apartment. The layout of the apartment is nicely designed so that even though its a 1 bedroom, you feel as if you have more space then you actually do. The bedroom has a nice sliding glass door that leads to the patio. It gets Hot here in Newhall, over 100 most of the summer, so you want to run the a/c all day and because the apartment is so little, it barely costs anything to run it. I recommend this apartment to anyone who is just starting off, looking for their first place.
Good size apartment with big bedrooms, feels like a townhome. Bathrooms are a good size and comes with washer and dryer in each unit!
I recently went through some family drama in addition to a serious illness. During this very difficult time it became necessary for me, my husband and son to move out of our home. We looked at many apartments and there were many disappointments!!! One day when we were about to give up we came across The Terrace Apartments. The staff is friendly, helpful and downright amazing...I'm not exaggerating! And let me just tell you about the apartment. It is beautiful...vaulted ceilings and skylight in the living room, washer and dryer in the unit and the perfect size! Oh...did I mention the two car garage? The grounds are lovely. The residents are friendly and take pride in keeping this place nice. Now here is the best thing...we have a view like no other. Our main balcony looks out over a valley and mountains that is unobstructed and beautiful. Every evening we walk our dog, enjoy the breeze and the incredible view of the lights in the valley below and the stars above. Sounds like a song...but it's true! We feel so at comfortable here and it is my little slice of peace to call this place home.
When I moved here everyone told me how unsafe and how bad it would be for me to live here by myself. Well they are wrong. I have lived here for over a year now and have had no problems at all. I walk my dog at night by myself and early in the morning. I have never had a problem. I think it is safe here. People are nice and as big as the place is with many apartments it is a very quite place to live. I would recommend it to other people. When there is a problem that needs to be fixed they are there to do it. It has a great view where I live on top of the hill. It has 3 pools and a gym that I do my walking in on the walking machine. Again I would recommend it to others to live here. I am glad I didn't listen to people who told me it was not going to be a good place for me :) It is pretty with trees and again the view is fantastic. Free firework show of the whole Santa Clarita Vally.
I like living at the terrace bc it's a quite place to be at kids & dogs friendly walking distance to school just wishes management was quicker in solving problems in the apartment
It is an average apartment although it was poorly remodeled. When we moved in it was roach infested (taken care of in about 3 weeks). Since we are on the second floor end unit it doesn't get to hot as long as the windows are open. The water is very murky and leaves hard water on everything. It is fairly quite where our unit is. Overall it is nothing to rave about.
the complex is huge. we are looking for a smaller complex. the apartment that the gentleman showed us was all the way in the back near the wash. we feel it was isolated from the rest of the apartments & way too far from the exit. we are kind of disappointed. .
