There’s a little bit of everything in South Baton Rouge, a terrific neighborhood located about six miles southeast of Downtown Baton Rouge and only about five miles southeast of Louisiana State University. It is home to the impressive Mall of Louisiana, terrific parks and the Bluebonnet Swamp Nature Center, and the Country Club of Louisiana. The triangular-shaped neighborhood touches on a bend in the Mississippi River, and the Blue Bayou Water Park sits just across I-10.
While renting in South Baton Rouge is a little more expensive than other neighborhoods, the ideal location puts you within minutes of Tiger Stadium, the shops along Perkins Rowe, the historic State House, and the Nottoway Plantation Resort, the largest Antebellum Mansion in the South. With I-10 stretching along the east side, getting around Baton Rouge is quick and easy.

This place is absolutely terrible. I was overly patient with this group for months trying to tell them I had mold in my apartment (sick the entire time) and they would NOT believe me and tried to talk me out of believing it. I KNEW something wasn't right so I paid for a $900 mold inspection and it came back with immense amounts of black mold. The AC unit was improperly installed. They STILL came back at me for leaving my lease early. Worst ever.

Bad review Ownership has changed again but management is THE REAL problem. Calls and e-mails go unanswered. Visiting the leasing office doesn’t work as well because no one is present during their posted available hours. Through the change in operations they have not been able to help residents. I’ve had issues with the new third-party online payment for going on 3 months. The office continues to deflect and put me in an endless loop reaching out to the third party customer service, being told it is property management’s responsibility, not being able to get back in contact with anyone in the leasing office, and so forth. The older reviews still hold true because the same people are in the leasing office and do not care to do right by their tenants. It is a great location but not worth the headache of terrible management.

Renting from Terraces at Perkins Rowe was the worst decision we could have made for our family. If you are considering a move to this apartment I highly recommend you reconsider. Here’s a bit of our experience with the apartment: We have two large dogs and a 12 month old baby. Before moving in, we asked about noise being an issue. We were told it wouldn’t be an issue at all. Because of the high price point for a “luxury” apartment we took their word for it. Unfortunately soon after we moved in (24 hours) we learned the information we received was incorrect. In the months to follow we received constant noise complaints (calls from the office, visits from security, and even our neighbor coming up stairs often and knocking themselves) from our dogs walking across the apartment at night and our toddler playing and dropping her toys (They would accuse us of working out in the middle of the night). This caused a lot of stress on us and we hated to prevent our daughter from developing and playing. After three full months of this, we decided it was mutually best for everyone to not reside in a second floor apartment with two large dogs and a baby. The move out process was horrendous. They charged us an extraordinary amount of money for the “inconvenience” of our early move (despite the reason for our move being that we received false information about noise). In addition, in every engagement with one member in particular of their office we were treated with sarcasm, disrespect, and rudeness. We were shocked at this response considering how much we paid to be tenants. During our time there the security gate for the parking garage never worked leaving our expensive cars exposed. Our mailbox was broken from the previous tenant and it was never fixed leaving our mail exposed. It took them over a month to replace a keycard (which was because their office forgot about our request). Finally, their call box was broken for over a week while we had COVID. We were forced to expose other tenants because there was no way to receive deliveries during our quarantine. Again, if you are considering a move to this apartment I highly recommend you reconsider. The cost and service is not worth the location.

I would avoid this facility! I enjoyed living there, but I always ran into problems. I received a call 2 years after moving that I owed fees from when I moved out. I asked why they didn't reach out sooner or tell me that when I moved? They responded they changed management and just realized it was missed. I asked for a letter proving that I didn't avoid the payments for my wife's credit. They responded, unfortunately we can't do that. We can't take credit for you not paying. It was your fault. I asked, how if you guys didn't tell me I owed anything, but yall told me I was all taken care of? This went in circles for 20 minutes. In the end, my wife's credit took a hit, and I paid the fees. It wasn't their fault because they fired the people that forgot to let us know we owed more money. AVOID! AVOID! AVOID! AVOID!
