Cannot believe management here. There are numerous issues which go unresolved, threatening the health and safety of the people living here. SEWAGE backs up into the bathtubs and sidewalks. The laundry appliances are broken. The roofs leak, leading to MOLD. There are frequent break-ins and thefts. And lots more. The cherry on top? The rent here is actually INCREASING by $200! Yet none of this money is going into fixing any of these issues. Management is fully aware of all of these issues, they just choose to ignore it. Do yourself a favor and rent elsewhere. Not worth your money or health. Unless you want to breathe in mold, get sewage backups, and constantly get your car broken into.

Nothing personal against the staff or the maintenance team who work at Terraces but I cannot recommend living here, especially since Fat Property bought the property. It flooded during Harvey and will flood again. The elevators don't work and there are seniors/disabled people climbing stairs. The windows are all single ply, so the noise/environmental insulation is terrible. There are a plethora of infrastructural problems that include sewage (like, literal poop and toilet paper) backing up onto the sidewalks and into the bathtubs of some of my first floor neighbors' apartments. The laundry machines break often and we have to wait for a third party to service them. The office staff that everyone was familiar with has been almost completely phased out over the last six months. The maintenance staff was completely replaced upon change of ownership and, as of now, there are four maintenance staff spread thin across approximately 350 units. The parking lot is poorly illuminated and is subject to increasing break-ins and thefts. Despite all these issues, Fat Property has drastically increased rent across all renewals and new leases (some neighbors reporting as high as 20% increase). When the increase was discussed in the community chatroom, staff threatened to shut the whole chat down. We've explicitly told the company about our issues and our demand that the rent not be raised but they have only responded to the press, not the tenants here.

The new management under Fat Property is really lacking. They are hiking rents up like $200 per month but refuse to address long standing maintenance issues. None of the elevators work, so disabled, elderly, and injured neighbors are left in the dust. Laundry is also a constant issue with machines busted all the time. Water goes out every couple of months. Over a hundred tenants signed a letter to management but they still do nothing.

If so, this is the place for you. Since moving in 6 months ago the complex has been under nonstop construction and the water or hot water has been shut off 17 times because of this. Workers start sawing metal at 8am which means if you work the night shift you'll never get to sleep a day in your life. Without warning they jackhammered away the side walk in front of my apartment. I've talked to management and they said that these changes are necessary to keep the apartments running and I just got a bunch of excuses. I could understand that, except they didn't tell me any of this was going to happen before I moved in and I feel like that is severely unethical. I'm embarrassed to bring friends here because it's always muddy, trashed, and littered with yellow caution tape. One of my friends said it looked like there was a murder at an industrial park. The apartments themselves are fine but I am paying WAY too much in rent for the quality of life offered here. If you're thinking about moving in, really grill the management to see what construction projects are planned for when you live here. They didn't tell me anything and now there's a new thing that sucks about this place everyday.

Based on prices is definitely recommendable. But amenities and the actual condition of the buildings, green areas and even the pool is terrible. Make the whole complex not atractive and totally not accurate compared to the pictures posted on the website.

I would recommend this community because it is so cheap. However, since my lease started I have had many problems with the plumbing in my apartment, and the office staff have not been very helpful in regards to communicating with maintenance in a prompt manner.
Lots of cockroaches in the apartment since the first day of moving, still problem, hasn't been solved... We have seen rats in the first floor (some bigger than others; and have pictures of it). AC of gym is not working.
For the value we get a good amount of stuff.

Would not suggest 2nd and 3 rd floor levels to disabled residents.

I have already recommended this community to several friends from Rice Unviersity, and I believe that at least two of them are interested in moving to the Terraces when their leases expire.
The office managers lie and gives false information about amenities. Whatever was asured at the time of renewal of my lease is not fulfilled. Rent is too high now as the amenities are reduced. Whenever there is water shut down due to any reason , we do not get prior information. Water is the basic necessities of living and this building has extremely old underground water pipes which bursts quite often. This is a real dangerous situation. The company needs to change all the old ruined underground pipes once for the whole building B as it was done in front of us for building A. Instead of resolving Elevator issues in building A , the manager is saying that it will not be repaired. This inhuman and unfriendly decision by the company. Laundry facilities were free in the beginning but later charges were added,now these charges are increased . Manager says that it’s not our decision but the laundry company says it’s management decision. Who lies to the residents? Building A is neglected in cleanliness issues and after so many fake excuses the media room is opened in the end of March without WiFi and printer. So these amenities are reduced but the rents are same. If you are not providing these free aminites then reduce our rent to compancate your flaws.

Hi Rose, We are glad you are happy. Guest are welcome to park anywhere. We only tow for illegally parked vehicles. Illegally parked would be in double parking, parking in a fire lane, parking blocking someone or parking in handicap without a handicap permit.

This is a very nice, but definately overprized apartment community.
Management having trouble keeping up. Residents are becoming lesser in quality. Construction workers steal, leave debris, and work slowly.
I had to wait for 3 weeks for one maintenance issue (Vent not working). I called, I went to the leasing office multiple times. For the other issue (no water), I had to call multiple times, had to go to the office in person. Missed going to office because of that! I have two more issues. A glass window is broken since the day we moved in. A fire alarm takes off for no reason! But I am afraid it would take a lot of time and effort to repair them. So, I didn't even complain because I don't have that much time.
I am very disappointed that the leak above my bathtub is still on going. The ceiling sheetrock has been replaced more than once due to water damage. I am afraid that there may be mold building up.
This community like many others is rebuilding after Harvey , I can see the hard work and results. They have been kind and responsive to requests.
Stacy was so helpful with filing the maintenance report and the problem was taken care of in a satisfactory and easy manner.

It is too expensive comparing to the prices in Camden, for example, where they offered me the same the price, and the installations and apartments in Camden are much much better, cleaner and nice.
I feel like the apartments are very functional. Even if it's a small space, it is a useful space. A lot of apartments have stupid layouts that don't make living functional.
The rent is affordable, free laundry is very nice, but too often the laundry machines are either not working properly (washing machines with standing water, washing machines with broken pieces, dryers that either don’t rotate or don’t heart) the hot tub is not clean and not hot. The ground/levels are dirty and need to be cleaned.
The staff was excellent during the aftermath of Harvey. They are still excellent. The landscaping needs drastic makeover but that can wait for better weather. Harvey and the hard freeze destroyed the landscaping. The office staff is awesome. Esp love how well Stacy handled everything professionally and yet was compassionate to every single tenant during post Harvey. The maintenance is the only thing that needs to improve a bit, along with the laundry rooms. And, being allowed to keep my plants outside in the sun, out of the way of tenants. Otherwise, I love it here.
I do like living at Terraces on brompton, and have recommended the place to many of my friends due to the excellent attention I receive from the leasing office personnel (Xochitl and Ethan) but recently have had a bad experience with my referral rewards (it’s been months since I signed all the paperwork and they haven’t been applied). Also, being a very student-friendly community, it would be expected for the complex to have better bike parking facilities, which is not the case.
The rent rate is good compared to the area. The laundry facilities are free however some machines do not work well. It is a nicer area but tends to flood so I would not recommend a first floor apartment.
Do not rent here if you want power or to do laundry. If you do, rent, you must be on the second floor or higher IN THE A BUILDING. Here's an essay by me about why this place has no communication and doesn't care about our safety. It's also expensive for little square footage and there are hidden fees up the wazoo (~$70 per month). The only good thing about this complex is that they have a free shuttle to the need center (but they won't garantee to always have that service or to keep it free so be careful). So let's beging by saying the complex flooded in Harvey and the management refused to answer calls while building B was stranded and powerless. The power company refused to talk to anyone who wasn't a manager so we were without power for about a week. Then, once they fixed the problem about a month later the wire they replaced to fix the Harvey problem sparked and caught the B building on fire. The transformer blew as well and all the first floor wires sparked though only one corner of the building caught on fire (I was there and called 911 so this is all first hand). The fire department (bless them) responded in 5 minutes but the managers didn't even inform anyone what had happened other than to send out an email saying we need to keep walkways clear IN CASE THERE'S A FIRE. This was a wiring incident so I'm fairly certain all residents deserved to know that a wire had started a fire in our complex. In addition, the transformer blew again today leaving us powerless *once more*. The manager sent out an email to say they had their people on it but when you talk to said people they'll tell you they can't touch it because it's power company property. Nor will they give you an estimate of how long it will take. And given overnight temps are in the 30s I am less than thrilled. On top of that, it's been months since Harvey and while the A building has had it's laundry facilities fixed, the B building has a grand total of 5 working washers and 2 working dryers. They'll pitch it to you as a money saver since you won't pay for the monthly water required to do laundry but that's only applicable IF YOU CAN ACTUALLY DO LAUNDRY AT ALL. Basically, this complex is falling apart and the management doesn't even care to tell you about it. The rooms are expensive for the square footage you receive and all the community resources your paying for were damaged in Harvey and don't work/are accessible.
If you want a low-cost apartment near the medical center that will supply the needs. I myself will pay a little extra to have amenities such as laundry in my apartment unit. I would recommend because of Sochi and the location.
