About The Timberline Apartments at Northwoods
Our apartment homes are world class with granite countertops in every bathroom and kitchen. Our kitchen islands are very large and provide open concept living, and a washer and dryer are included in each unit. Stainless steel is our standard for appliances, and we took great pride in choosing fine finishing touches in the lighting, ceiling fans, window treatments, hardware, carpeting, and paint in our apartments. Property Ratings at The Timberline Apartments at Northwoods
We have been living here almost 1 year and generally liked this apt for amenities, locations etc. However, the HVAC units are getting louder and noisier. Something might be fallen inside of the fan and it makes pretty big whirling and cracking sound especially during the night. #310 HVAC unit from east side bedroom is also fairly noisy however it is much lesser compared to #209 HVAC unit. It is possible that my 3 year old may put something in there while she was playing outside of our unit. I looked at the HVAC and the grid is wide enough for small gravels around the our porch, tree branches, children's hands/fingers to put it there. I saw some children around in our apt complex, there might be potential safety issues there. I saw the wooden barrier around the HVAC right by the BBQ pit near pond in our apartment. That kind of barrier would significantly reduce the noise and it might be cheaper to install. I would strongly recommend put the wooden pence all around (not only outward but also between HVAC and the window) to provide safety and noise blocking from the bedrooms. I know most of apts in Lincoln has separate HVAC room on the side of first floor or in the basement section so that residents can not see the HVAC units and it is much safer from ourside objects. I saw the HVAC units all around the first floor of Timberline apt and some cooling units are making pretty noisy sound. I am totally OK with it during daytime but the night time is concern especially sound sensitive person like me for sleeping. We also have 3 year old kid and she is waken up sometimes because of the cracking noise. Stay away from the 1st floor units facing the other side of parking lot. Noisy, Noisy.!!!
All in all we liked our experience at the Timberline but there are some definite issues you should consider before renting. FYI- we lived in a two bedroom without a garage. First the good things- The apartment is huge, has brand new appliances, has a huge sink, has a really nice washer and dryer and the walls aren't super thin. The master bedroom is huge and has a huge walk in closet and a relatively nice shower. For the price they are asking, I'd say it is very very reasonable. Now the bad- They clearly have a business arrangement or agreement -as stated in other reviews- with the local tow truck company as they are consistently parked there. This is extremely off putting as we had, on two occasions, people over who were there for less than two hours get towed. Secondly, the person below us had a motorcycle in the garage. It was extremely loud and the garages regardless of whether or not someone has a motorcycle are pretty loud. Thirdly there are a few quirks that aren't really a deal breaker but things we kind of found off over time- The cabinets are quite deep and kind of not practical. When you open the washer it hits the fridge door and you cannot open your fridge which is kind of annoying but not a huge deal. Finally, the hours of the main office are bad. They are only open M-F 8 to 5 ... which is when everyone else works and they are not open on the weekends. They need to get that fixed. All in all I'd say it is a good apartment in Lincoln and I'd recommend it but there are issues you should be aware of before choosing to rent there.

As all our tenants know, and have agreed to by signing their lease, the parking lot is a permit only lot; our first priority is to ensure that our tenants always have a parking space, then we do our best to accommodate our tenants guests. Because of this, we do have our lot patrolled nightly to ensure that only vehicles with the required permit are parking in tenant parking spaces. Tucked away in Northeast Lincoln, right across the street from Hy-vee and multiple restaurants. The complex is permit parking only, this adds to the value as it ensures you will have a parking spot. Visitors are also allotted parking stalls so they won't have to park down the street. Management is very friendly and easy to work with. If you have a maintenance request it is handled promptly and usually fixed within a week or so. All in all great place to reside.

This is a really nice place in a great part of Lincoln. The management is very friendly and easy to work with, the grounds are kept very clean, I never really see any trash or anything in the parking lot. It's also a relatively quiet community. In my building I rarely ever hear a peep from my neighbors. Overall it's a great place to live. I'd definitely recommend it to anyone looking for a nice place.

Living there over a year and I love it. The apartment is nice, up to date and having Laundry facilities in the apartment itself is amazing. The parking issue is a bit of an inconvenience, but if you're a single person looking for an awesome apartment in a rapidly expanding part of Nebraska, look no further.

New parking rules are forcing me to leave and probably will be the demise of this complex unless changed. If visitor spots are full (only 12), the car will get towed away costing them over $80. Completely unreasonable to ask visitors of residence to park elsewhere when there are 70 spots available on the weekends. If you have friends or family who might visit, forget this place.

Parking situation is terrible, if you have friends over their cars will get towed. No ticket or warning system , multiple tow trucks patrolling these lots looking for visitors. They make you sign an agreement that you won't park in any business lots and the closest residential area isn't walkable. Poorly planned system. Thanks,

VERY LIMITED PARKING, THERE IS A PERSON LIVING HERE WITH A TWO BEDROOM AND HAS FOUR VEHICALS. THERE ARE A LOT OF PEOPLE HERE THAT HAVE MULTIPLE VECHICALS, HAVE TALKED TO THE APARTMENT MANAGER SHE IS WORKING ON A SOULUTION. AFTER 9 PM THERE IS ZERO PARKING NOT EVEN CURB PARKING. NOT MUCH FOR GARAGES EITHER, PAY 1000 A MONTH (MOVED IN IN OCTOBER AND THAT’S WHAT THE RENT WAS BUT HAS SINCE BEEN LOWERED) THEY ARE LETTING PEOPLE OUT OF LEASE AGREEMENTS WITH NO PENALTY BECAUSE THEY HAVE A WAIT LIST, ACCORDING TO THE WEB PAGE. WHEN I MOVED IN OCTOBER I WAS ASSURED THERE WAS PLENTY OF PARKING AND IT WOULD BE REGULATED. OTHER THAN THE PARKING THE APARTMENTS ARE NICE.
