Property Ratings at The Timbers Apartments
Living at the Timbers has been nothing but stressful. Not only do maintenance requests get worked with barely half-effort, (and therefore are never truly fixed) but customer issues are always treated with bitterness and a “not my problem” attitude. Office staff is incredibly rude (despite their originally kind nature to reel you in), especially management. Completely out of the blue every month without fail, the Timbers comes up with random extra fees for nothing ranging from small amounts of $25 up to the 100s of dollars. Don’t live here if you don’t want to get treated like the dog poop sitting outside your neighbors door. Not to mention the fact that they allow people to live here with animals that are aggressive towards other people. We were attacked by a neighbors dog in less than one month living here without any amount of provoking said dog. Wish I could give it 0 stars.

I moved to the Timbers when I relocated to Evansville in 2017. This was my first apartment on my own. The staff then, and the staff now, especially the property manager Natalie, were incredible every step of the way. I lived here for 5 years and if purchasing an apartment home was an option, I would have continued living there. The apartments are clean, updated, and provide enough space for any need you may have. I had a 1B 1B home, and it was more than enough space for me. The grounds are always upkept very well, with landscapers there regularly. They maintain the parking lot areas, rebuilding and laying new blacktop to keep the driveways clean and new. The pool area, along with the grilling area, are always spotless and top notch. The clubhouse is clean and modern. Over my 5 years, I had a variety of neighbors and could not have asked for a better group of people to live among. The location is centrally located on the East side and you are a 5-10 minute drive to just about everything on Green River Rd, Burkhardt, and a few minutes away from Hwy 41, 69, the Lloyd, or other major roads to get to where you need to be. I never had to worry about my vehicle being bumped in the lot, or people trying to get in, it is a safe area. The laundry facilities have also been remodeled with newer machines and worked like a charm. Maintenance requests were always quick and fixed the issue immediately. I will miss my apartment home and would recommend anyone to give it a shot to be your next home. Incredible place to live.

The apartments are laid out super thoughtfully and the property offers SOO many amenities! I love the sparkling new SALT WATER POOL :) Staff is tremendously helpful and maintenance is super professional and kind! 10/10
If I could give this place a 0 star review I would. Our maintenance requests didn’t actually get fixed, they essentially got a bandaid slapped over them and never actually fixed. Our screens on our windows were falling off and instead of replacing them, they put duct tape in the corners. We had a huge ant problem and continuously had to spray raid on the stairs outside of our apartment because they would repeatedly come back. When moving out, they wanted to charge us over $700 for paint and carpet when the carpet wasn’t even cleaned before we moved in. They ripped up the carpet and then said they were charging us over $500 for the 70s shag carpet that literally wasn’t even clean when we moved in. We even cleaned our carpets before moving out. How are we supposed to know what underneath the carpet looks like when we can’t rip it up? We were charged a $150 redecorating fee upon signing our lease for the apartment complex to be able to clean the apartment upon move out but when asked about it, they said it was wrong and didn’t mean anything so we had to go back and find the email stating exactly what we were told it was for. They also stated that we owed over $400 for rent still which I know isn’t true because before move out, I checked and our balance was $0. They also stated that they sent us something to our new address and we just never responded when in fact we never got anything from them. We moved out in July and are just now receiving notice of all the fees they’re trying to throw at us. Why wait until November to send us fees from when we moved out in July? Overall terrible experience.

Mostly pros but an important con, read on. Overall, the experience here has been great. The staff is friendly and responsive (though everyone is human and there is occasional forgetfulness). The maintenance staff has always been prompt and done their best, and quickly corrected anything that they miss or if a fix doesn't stick, and always arrive with a smile and do their best to address concerns. The property is clean and well maintained, you can see landscaping teams almost every week during the summer helping with property upkeep. Rent is reasonable, especially compared to what you have to pay for similar amenities elsewhere in town. The appliances are fine, though the stove is old-school electric coil which is more difficult to clean and easier to burn yourself and/or cause grease fires, and the dishwashers are quite old as well (still using a knob to turn and set things up). The fridges are fine standard fridges. Another concern would be internet/cable. The property has its own setup and ISP based out of Indy, allowing you only one other option, AT&T, whose only service available to the property is an incredibly poor 10Mbps connection (not even close to anything usable or what the property offers, making if seem like a false option to get around FCC regulations preventing this kind of situation). The speeds offered by the property for the price are higher than alternative ISPs in town such as Spectrum and WOW, with less stability and far slower upload speeds. I have yet to achieve or maintain the advertised speed I am signed up for. You also have no front-facing IP. If you are a large internet user, like to stream on a service like Twitch, want to run a small server out of your home, or do heavy work-from-home or remote-work where the Internet is a key factor, you may want to consider that in the offerings. I could not find this information on their website or any platforms they are listed on, so it was a bit of a surprise for me and something I still toss back and forth as a potential make-or-break issue. If that's not a concern or you are a light user, I think you will find the complex a comfortable place to live.

Please keep in mind, if an internet maintenance request is submitted to our front office before 3:00 PM, we will go out to your apartment and troubleshoot all internet problems the same day the report is submitted. We are the only community to do this. If you notice any internet issues, please notify us as soon as possible and we will send someone out to troubleshoot the situation. Thank you.
I’ll start with the pros and then get to the cons: Pros: • The office staff was friendly when we had interactions. • Great location. • When nothing was broken and everything was going well, it was a nice place to live. In other words, AT FIRST we had a nice experience living at the Timbers. Cons: • Maintenance was not very timely or efficient. - Example 1: It took almost two months to get a new dishwasher when our dishwasher broke. On the plus side we were given $25 for this inconvenience. - Example 2: Our toilet’s flush mechanism broke from inside the tank (about a month before we moved out). This was not fixed until after we moved out. - Example 3: When we moved in and filled out our check-in list there were several minor things that we asked maintenance to look into fixing. They were never fixed. • Extra fees (especially if you are a pet owner): - Example 1: After moving out of the apartment we received a letter saying that we owed money (and would not be getting our deposit back). The charges were $140 for an extra coat of paint (which we eventually got waived because only one coat of paint was actually used) and over a $1,000 for a new carpet. After our $300 security deposit was deducted (and the paint charge was removed) we were charged a little over $700. The Timbers said that the carpet had to be replaced because of pet urine stains under the old carpet. Our dogs only had a couple of accidents in the time we lived there and all of those times the carpet was deep cleaned (with carpet cleaner and pet stain removal). So IF YOU HAVE PETS make sure they never have a bathroom accident. If they do (and even if you clean it up), then you will probably be paying for a new carpet. (Also, we paid a $125 non-refundable deposit at the beginning, in addition to our $300 deposit, that was supposed to go toward carpet cleaning and paint. I asked about this and the Timbers said that if their were any urine stains then the carpet cleaning would not cover the damages). - Example 2: Our monthly rate was going to go up by at least $100-$200 if we had continued our lease. This rate change seemed to come out of nowhere. • Grounds. There was always a lot of pet poop in most all of the grassy areas (especially in the dog park). *Extra note: There was also a lot of moisture coming from the windows in our apartment (which were not sealed properly), but we never mentioned this to maintenance.

Me and my husband found our very first apartment at the timbers right from this website! I called as soon as I saw it and got connected to Rachel, she was super friendly and helpful! We immediately wanted to move it! We told our leasing agent Rachel want we wanted and she made that happen even when we thought we might be a little to picky! The complex is very well kept up and full of fun activities! Can’t wait to start out our lives here!!

Poor laundry facility, dirty and at least 3-4 washers always broke. The yard ALWAYS has fleas, so do what you can to your apartment but they will always come back.

This property is very stylish from the English styled apartments to the cafe styled balconies. The most pet friendliness complex ever!

Had a good experience up til moving out. I decided to leave earlier than the end of my lease date so that they would have extra time to rent the space out. Turns out trying to help them out screwed me over because they charged me extra for "breaking my lease" even though I paid all the way through my lease and then some. Talked to the property manager afterward and she resorted to saying it was "company policy". She agreed with me that if I simply stated on paper that I was moving out 2 weeks later, I would have paid out less way. Makes NO SENSE. She had no offers to resolve the issue. Complete joke of an establishment. Major lack of customer service.

DO NOT RENT FROM THIS COMPANY! THEY ARE A SCAM! I was a loyal resident there for two years and paid the $100 "redecorating fee" and the $300 "pet fee" to keep my dog when I signed my lease. My lease was over in March 2017 and I had my keys turned in 15 days before the lease was finished and all my balance for rent was paid. I received a bill in the mail on May 5 with a $445 balance owed to replace the carpet for "pet damages". When I spoke to the assistant property manager, she said there was one urine stain on my living room floor so they had to replace carpet through the entire apartment. The $100 "redecorating fee" does not go towards anything, it is just another $100 they collect from you when you sign you lease. I asked when I signed my lease if I was allowed to paint one wall in my living room, and I was told that the $100 would cover any paint to cover the color that I did. The Timbers billed me $100 to repaint one wall along with $445 to replace the entire apartment's carpet for one stain in the living room (that I paid $300 to have a pet in that apartment). Besides just the monetary issues, I had cockroaches in my apartment the entire time I lived there. When I informed the office staff, they said they sprayed monthly and they "had no control over other tenants' cleanliness" so the cockroaches persisted and became my roommates along with my dog. My father lived in this complex 15 years ago and the same cabinets and laminate flooring is still in the apartments yet the company continues to increase their monthly rent rates. The Timbers has complete disregard for any kind of customer service or loyal residents and are only out for every single dime they can take out of their tenants' pockets. I wouldn't recommend this nightmare of an experience to my worst enemy.
The quality of customer service is very poor. It's been six weeks since I requested but the sink door has never fixed or replaced. I was also treated unfairly when I brought up some issue with neighbor. I thought I could have a quality of life here.
Quiet, cozy, affordable apartment that is very pet friendly! The Timbers allows larger breed dogs with no extra hassle. The staff here are very friendly and always willing to help. Located right off Green River Road.

The Timbers Apartment complex is absolutely beautiful. They kind of look like little townhouses. The building are three stories and range from 1 to 3 bedrooms. The rent is very reasonable too. We currently live in a one bedroom apartment and rent is less than $500. The maintenance is fantastic and always maintained. In one of the courtyards they have a small fenced in dog park to let your pets go and get some fresh air and exercise without having to have a leash. They have a fenced pool and they have a gym with plenty of equipment! The trees, grass, and bushes are always full and healthy which is very nice. The laundry mat on site has new washers and dryers with lots of options for your clothes. Also, it is in a great location. There is always peace and quiet, which is great for anyone. The office staff is extremely nice and always polite. They help in anyway they can. If you're looking for a great apartment in Evansville, IN this is the place to look into!

I move here out of need, but the quality service from the administration is really poor, i been waiting to change many things like the gasket from the fridge which is touching the floor now, or the bug problem... I am very simple and don't ask for much but at least a decent place,i need a new place to live
