Located between Austin and San Antonio, San Marcos is a small town with the amenities of a bustling city. There is never a dull moment with community events held throughout the year. The staff is super friendly, but it is really hard to get in contact with them over the phone. My apartment was also not cleaned before I moved in, so I had to spend the first 3 hours cleaning up cat hair, dirt, and dust.

Everyone was very welcoming as we arrived to Timbers, solved any problems we had promptly, and made sure we had refreshments! The apartment is very cozy and comforting as well!

I love living at the Timbers! A quiet nice community amongst the hustle and bustle of college life! I love how its pet friendly so even if I dont have a pet, theres lots of furry faces all around to make your day! The staff is also very wonderful and super helpful when it comes to signing your lease and figuring everything out!

Didn’t let me choose the unit I wanted despite it being available. Expensive rent. Kinda weird and ugly complex design with the giant parking lot. No bike parking. Doesn’t reach out very well, always emails me long after it should and doesn’t text me. I’d rather go somewhere else but everywhere else filled up early

I absolutely love living here, everything is so cute and cozy and the staff are wonderful. I get free coffee every morning and use the pool, with the gorgeous view of Old Maine, often. The walk to campus is so easy and the location feels very safe.

I love the location - it’s close to campus but off the main roads! The maintenance crew is amazing and so helpful. The dog park could definitely use a remodel though.

You’re getting what you pay for in terms of quality. Maintenance and the front office are very kind and timely. Amenities are alright, but the location is the best part. If you’re looking for a chill place to live, I would recommend.

So far my experience has been good. My neighbors can be a bit rowdy, but usually, I can't hear them. Maintenance is quick and diligent with their work.

Out of all the horror stories I’ve heard about student housing, I have never heard anything bad about the Timbers. I moved in here this summer and do not regret it one bit. While it is an older complex and not as high scaled and new as others, it still is really nice. The neighborhood is super quiet and nice, especially the staff! Every single trouble I’ve had here has been resolved here in the same day! I renewed for next year and looking forward to it. This place is great for any students wanting a homey apartment that is AFFORDABLE!

Solid apartments, great for the price but the price is quickly going up and coming expensive. Built in 1983 so a little old but still good. Famtastic location

The living space and amenities are wonderful, the rooms are rather small however. our air conditioner has consistently had issues, and the fans in all rooms are weak; an extra fan is essential.

I have lived here for 3 months and love the community! The maintenance is always on top of things and keep the outside super clean. The people in the front office is extremely friendly and accommodating.

It’s been good. It’s on the quiet side of campus, but it’s really nice. Great place for graduate students in my opinion. If you walk, be prepared to climb some hills.

i could not be happier living here honestly, everything is so cute and convenient, i love the starbucks machines in the leasing office:) the only thing i would say is maintenance has been a little slow, however its a big complex and lots of people just moved in so maybe thats why

Friendly office staff and haven’t really had any trouble getting maintenance done. The community give aways are also really nice and the commute from here is great.

Upon arrival, my apartment reeked of animal urine. There was spiders everywhere I mean INFESTING the place. There are roaches & my apartment that is supposedly “renovated” is very much out of date; from the trim on the walls being ERODED to the broken kitchen/bathroom appliances & washer & dryer that’s actually falling apart.

Staff is very friendly, maintenance requests are completed quickly. It is surprisingly quiet with us being right next to the college! The only issue we’ve run into to is the traffic during graduation

Staff is great. The unit is really a peace of work if you don’t have the upgrade and the gym is very depressing, only used it once. The location is amazing and everything works in the unit just isn’t the prettiest thing ever.

Perfect location-wise for San Marcos. The only problem my roommate and I have had are leaks from both our bathroom ceilings that took maintenance months to even get to.

The office staff are so incredibly nice! Maintenance requests are completely efficiently. The complex is kept pretty clean, but tenants need to pick up at their dogs a bit better.

My time at the Timbers has been really great. The management team is so helpful and welcoming. The dog park and pool are always clean and the maintenance is always up to date.

Great location for a TXST student. Amazing staff!! Maintenance is always so fast and nice, and do a great job. Beautiful complex too. Also very pet friendly. I always brag about how great this place is.

Helped my daughter move in and spent two days Cloroxing the entire unit. Spent almost a thousand $ on cleaning supplies and portable AC unit and portable fans to try and cool the place. AC ran for two days without shutting off, temp never dropped below 77. That's waking up in the am with it running all night, goes back up to 83 during the day. All the air vents are broken and moldy, But didn't have time to replace for her cuz I spent my stay cleaning and driving around looking to AC unit and fans. Maintenance guys are extremely nice but overwhelmed by how many units had issues and complaints during move in. I don't even want to see how much the electricity bill is going to be. At this point, spend the extra 300/month with a newer complex which will make up in the electric bill that you'll be dumping in this dump. Don't be fooled with the "remodeled or upgraded" unit you will not be getting one that looks like it. It's just to get u to lease. This place is like putting lipstick on a pig and calling it upgraded!

I'm curious how much the management pays for the positive reviews but I want in! After hemmorhaging money ($1300 down, full months rent on the 15th with another full months rent on the 1st) I'm in need. Not to mention the $60 in cleaning supplies I bought today and the 5 hours of labor to try to make the apartment I was given tenable. Aside from being unbelievably filthy, I had to hound the management about the headache-inducing black and yellow mold and I was treated like I was a burden for trying to get my basic needs met. They sprayed, lied about who sprayed (said third party company did it - called the company just to find they never entered my unit), and still haven't given me then information about what the mold was or how it was treated. I'm so glad I trusted my bad feeling and decided to hold off on renting a uhaul until after I saw the unit myself because the apartment was not move-in ready and I would've wasted more money. I came to discover when you sign the lease there is an "as is" clause that they basically don't have to get it ready for tenants. I'm moving towns, leaving friends and a job I love to go back to school. I just wanted to move in and hit the ground running sending out job apps and getting ready for school next week. Instead I have to stress about making sure my place is liveable and frantically find friends to help me move midweek instead of during the weekend when they were free. This transition is already hard and everything about the apartment I was given and the staff has made it so much worse.
We've been living here for not even a week yet and its been a disaster. We moved into a have updated apartment, one of the bed rooms tan wood flooring while the rest of the house has grey. The outside of the windows are so dirty and covered in bugs that it looks dark outside when its daylight. Bugs found since living here 4 days: - 3 SCORPIONS - 1 cockroach - 3 spiders In a "newly renovated" apartment. Maintenance requests? Good luck! Maintenance is either incompetent or lazy. If you're able to get them to respond they'll probably leave you with more problems then you originally had so you might as well do it yourself. Moving into rooms with broken closet doors, broken shower, broken sink drains, dirty windows, bugs and incompetent office works/ maintenance has been an absolute utter nightmare.
I moved in last year and this place is great. I looked around for a while for the best place and The Timbers beat my expectations. The renovations over the last year have been great. I use the new gym at least twice a week. It's better then some newer places gyms. The pool furniture is amazing too and now they have a printer for residents to use with paper included. Makes my life easier then having to remember paper or walk to Alkek. I'm a marketing major at McCoys and have seen the bad reviews but know that it's normally the upset people that go out and post rather then the happy ones. I unfortunately have to move out this year since I graduated but if I could stay I would. Everyone is so nice and I even know my neighbors. Just can't wait for the parking lot to get re-done soon which I know is on their list for the next month or two.
This will be a lot so lets just make a list. 1. They towed my girlfriends car because the manager didnt give her a parking pass. When arriving at the office to address the issue we were informed by the general manager that it was MY fault for not telling her to get a pass. 2. The AC was supposed to be fixed the week i moved in. It took 3 weeks to even look at it. 3. My dishwasher has been broken since i moved in and they have "fixed it" 4 times. 4. The units are disgusting. The paint is bubbling and chipped everywhere. 5. The walls have cracks in them 6. The foundation is uneven. 7. I was told i would get more shutter flaps so people cant see inside of my apartment anymore, and 2 months later, nothing. 8. The unit smells like old cigarettes. 9. The manager allows tenants to smoke marijuana in the units, which only bothers me because my neighbor has 4 kids and the day we walked to my apartment when moving in, the GENERAL MANAGER SAW the lady WITH KIDS using drugs and told me "it only bothers me if you're dealing". WHAT? I'll wrap this up here. If you decide to move in, go ahead and jump in front of a bus. You'll enjoy it more.
One of the absolute worst experiences of my life. AC constantly breaks. The entire building's plumbing burst. Human waste in the walls. Took them a month to even address the smell. Put us in disgusting hotel rooms for three months to fix a problem that should've taken weeks. Faucet broke twice. Second time, they just reattached the obviously broken part. Had rats and roaches. Management took weeks to send out pest control. Laundry room door lock broke. There were clothes in the washer. Wouldn't come out to fix it for three days. Roommate and I had to remove the door ourselves. Toilets covered in mold upon move-in. Run as fast as you can.
The apartment isn't perfect but the price is! Nice, quiet area that is close to campus and the square but far enough away with good parking. Apartments aren't brand new and my A/C went out a couple times but the staff tended to it quickly! Wish I didn't have to move out honestly, best apartment I've lived in so far.
All in all, a good apartment. The maintenance staff is always prompt and courteous. I don't think I ever had to wait more than a day for someone to come work on a work order. It is very close to campus, BUT you have to walk up and down steep hills to get to/from the main portion of campus. The apartments are nice and with updated kitchen appliances. The pool is small but clean and the view from the pool is great! You are also a short walk from Sewell Park and the football stadium (I walked to and from all of the games). I love that the complex sort of seems hidden at the top of its own hill and surrounded by trees, whenever I had guests over, they often commented that they never knew these apartments were there! I loved the privacy. Each apartment has a porch or patio which is nice. My only complaint is that there wasn't enough visitor parking and I often worried that my guests' would be towed.
