Property Ratings at The Townhomes and Flats At Fontaine
Rating 4/10 just because management and maintenance is okay. There is a bug problem. The insulation is TERRIBLE! Neighbors have no consideration for others. You can hear every sneeze, burp, and cough. Smells of food and cigarettes roam through the vents and into the apartments.
I have lived at The Flats at Fontaine for over 1 year. Everytime Ive needed anything the management has corrected the issue fast, really fast!! Out of all the places Ive lived the management here is the best Ive ever had (I have lived in many places over the last 50 years!) Its a great place to live! Ive never had any issue with the other renters and its SUPER dog friendly! Next to the building is a nice quiet street and Henry Clay High School to walk your dog. Its fast to get anywhere in town (near New Circle Road). Two thumbs up!!
I lived here for 2 years. The townhome itself was nice and in a convenient area. Unfortunately, once Eden Management took over the quality of communication and service significantly decreased. The property manager is difficult to get in touch with and stopped responding to my emails about having my security deposit returned after not receiving a reconciliation letter after 60 days from the end of my lease.
At move in, the apartment REEKED of smoke, nails and screws were in the carpet, there was a thick layer of soot on the entrance fan, and cat litter was in the carpet from the previous renter. We deep cleaned the carpet ourselves and the smoke smell remained. The company states you will not hear/smell your neighbors. This is incorrect. Both neighbors would smoke, and the smell would flood our apartment. When the weather changed, massive spiders and crickets (body of the insect bigger than a quarter) came out. Also, when the weather changed, there was ~10-degree temperature difference the upper and lower levels. The week before Christmas the only bathtub in the apartment backed up. Although maintenance was timely, while attempting to fix the tub water poured into our living room. Since it occurred on the Friday, they did not fix it until Tuesday. Thus, leaving us without a bathtub for 4 days. After the tub was “fixed”, our ceiling continued to leak water for a week. Then at move out, the contract at move stated deposits would be issued within 30-60 days. Since there was no communication from the company on Day 45, we reached out. There was no response for 2 weeks. We got a response 2 weeks later on Day 64 after we submitted a contact us through their website. They stated they “let their bookkeeper go” around Day 60 and “would get it processed and sent very soon!”, and stated “move-outs is certainly a high priority for us”. After no further communication or check after 8 more days, we reached out again with no response (Day 72). On Day 80 we reached out yet again. The company stated again they lost their bookkeeper (which happened around Day 60) and said the deposit check would be sent in another week. It took threatening litigation and driving to the office to get our deposit on Day 84. Would not recommend this townhome complex to anyone.
