Property Ratings at The Trace of Ridgeland
My husband and I have lived in the 2 bed/2 bath for almost 3 years. The first time it rained, the carpet in the closest in the guest bedroom was soaked. We put in a maintenance request, but the leak was never repaired...even today, 3 years later we are still having leaks and management isn’t doing anything about it. The pool is great except it’s surrounded by trees, so if you want a tan, you’ll have to move every 2 hours due to the trees creating too much shade. Parking is very limited, at least where my building is situated. We are moving as soon as we can!!!

The whole complex is pretty attractive for nature lovers, however the interior is rather cheap feeling (cheap cabinets, appliances, and the paint was sprayed on). When I first moved in, everything but the carpet was nasty. After some heavy cleaning and furniture being arranged it came to life a bit more. I read reviews about bugs before moving in, and with all the pine trees around it would make sense. However there have been NO BUGS in my apartment besides the occasional fly that drifts in. I keep it cleaned and sprayed the cracks with Walmart insecticide. I have had some bad luck with air and other things but they have quickly repaired everything (my neighbors never had problems). The pool is epic with a hot tub even, but it’s very crowded on a Saturday afternoon. As you can imagine this complex attracts the younger crowd so it’s not the quietest and remote complex. My apartment has been relatively quiet though. So really if you like the area, want a cool pool to hang out at. Then this is your place. If not there are probably cheaper options elsewhere. By the way don’t get sold on other features. The tennis court is alright but that’s it. The pool is the only place they care about.
I moved into the Trace in March of this year.I looked at the reviews online and thought since I previously rented from another property under the same company. Big mistake! From the time we moved in there has been spiders, ants, & we've even killed a couple roaches in here.I had to contact the office twice as well as their corporate office to get pest control to come out.We've had our toilet problems twice.And when it rained several days in a row we had a water stain on the wall from the siding lifting away from the building on the outside.I also had an incident with the shady maintenance where I had to contact the police! I couldn't afford to move out and break my lease so Ive been forced into a position to deal with it until my lease is up unfortunately. I like Ridgeland and its convenient to everything but I've lived in a "not so good"area and had less problems.Trust me, if you're looking..keep looking.Dont make the same mistake I did.Take the reviews into consideration or talk to someone who's actually lived here.
Quiet, serene, nestled in a comfortable area of the city. Apartments are not hard to get in and out. Not on a busy street. Well kept property. Neighbors are quiet and friendly. Never hear loud music or noise.
I like this place because the staff is friendly and prompt to address any issues, rent might be a little high, but overall is OK, the only part that sucks is that some apartments are tilted/crooked. The toilets could use an update.
The Trace Apartments in Ridgeland, MS is an ok place to stay. It's pretty safe and quiet. It has a gym, walking trail, swimming pool and an on site laundry facility. The staff is friendly and someone is always in the office to answer the phone during business hours and they also have people to help you after normal business hours. I don't know if I will stay here for a long period of time because the rent is rather high and it goes up every year and they say it's because of the "market". Also when tout put in a work order, it sometimes takes them a while to get arond to you. There is also an unusual amount of bugs around because of the pool and the numerous trees that are at the complex. They have a place to wash your car but it is always out of order and the washing machines in the laundry mat are not up to par. I just drive to another laundry mat in the area.
When I first tour the Trace Apartments, I felt welcomed and relieved because of the staff were helpful and informative about the lease. My apartment was clean and set up perfectly. I have no noise complaints at night because it is a family oriented apartment complex. If you need somewhere to stay for 12 months, here is a great place to be especially when you get a great discount for being a student at a university like Jackson State University.
