Property Ratings at The Tradition At Mallard Creek
We looked at a number of properties and settled on this one because of the beauty of the grounds, the amenities (beatiful clubouse, pool, workout room, indoor half count basket ball, tennis courts and car wash area), the apartment layouts (we are in a 3 bedroom), the proximity of the additional storage grages to the apartments, the spacious garages and the value. We were treated well by the staff when viewing the property and were pleased to find the courtesy and responsiveness of the staff carried over to our time here. Although we have experienced few issues requiring maintenance, on those occassions when we did need a hand the response was prompt and the service professional. We have no regrets about moving in and look forward spending many more years here.
This is one of the worst place to live. Rents are very huge. The your rent for the lease renewal depends on the mood of leasing management. Completely uneven prices across the apartment homes. The apartments are not at all clean. There will be always lots of bugs in the edges of the carpet as they do not fix the carpet on to the wall properly. I also saw lot of break-ins in the apartments and cars. There is no assigned parking and no proper lighting on the street. They dont even care to look into complaints. The maintenance people are very harsh. They do not maintain proper cleaning standards and directly come into your apartment without removing shoes.
I was very excited to move here from out of state because of the location and floor plans but after only a few months started to become frustrated with the experience altogether because of the poor maintenance standards. The layout is very nice, but the ventilation is very poor throughout the apartment, especially in the bedrooms. The poor ventilation promotes mold growth and accumulation around the vents and in the duct work. Appliances are base level, discount models that work ok, but are not very nice. The maintenance staff is mostly aware of the problems, but would rather fix an aging AC unit twice a year instead of actually replacing it. There are some safety concerns around the community, no sidewalks and cars that speed through the neighborhood (in spite of some clunky and equally dangerous speed bumps). There have also been several instances of vandalism in the complex. The amenities seem nice enough, until you find that the hot tub is under maintenance for the majority of the year, and the exercise equipment is poor and once it breaks is replaced with used equipment. The pool is a nice relaxing spot, except for the hot summer days when the community dumpster next to the clubhouse blows rancid air in that direction. There is a basketball court as well, but it is mostly unavailable because they keep a bike lock wrapped around the doors instead of fixing the electronic key pad. The staff is generally polite (with the exception of a few individuals), but also not very helpful. There seems to be very little communication in the office, and even less follow through. There are reviews on other sites that more specifically address these issues. While the living experience is less than ideal, I will say that the location is great. Concord Mills is only 5 minutes away and the close proximity to 85 and 485 make getting nearly any where in Charlotte very easy. The local schools aren't so great, but there are still a lot of children that live here. To summarize, I think the most telling piece of information, would be the declining residency. There are several units that have remained empty for several months (high demand, 3 bedroom, end units). Now that we have been in the area for a while, we have actually met several other people who have at one time lived in this community and had similar experiences. I'm sure that once we leave, our unit will likely remain vacant as well.
The Tradition at Mallard Creek is a well-managed property. You will find friendly office staff. Cheryl, Pilar and Lyndsey are always ready and willing to help with any question you may have. The maintenance staff is also amazing... Tom, Marvin and others go above and beyond in their personal care for the property. In the rare event an appliance should no longer work, rest assured your call for assistance will be addressed quickly with a repaired or replacement product. The grounds are also beautifully manicured. You may find a newer property nearby, but my husband and I agree... Tradition is the place to be! I give Tradition 5 stars!
Everyone here is so friendly and helpful. They handle everything so quickly. Not to mention, the apartments are so nice and open. After doing a lot of apartment shopping, I found you get the most for your money here in a family friendly environment. Once I can move to the area, this is where I will be.
I wish I could afford to live here forever. I looked at others in the area but to me this is heaven and luxury. I feel very safe here and taken care of. I love the built in bookcase, tile shelf in the bathtub for my shower gels, fireplace, vaulted ceilings, and separate sink with mirror and lights (my own vanity in the bedroom), which has a large walk in closet. The washer and dryer are included in a room off of the kitchen. The kitchen has many cabinets including 2 large ones over the breakfast bar. I can sleep here, it is well insulated and very quiet. Family oriented. Beautiful landscaping, swimming pool, hot tub, tennis court, indoor basketball, fitness room, play ground for the kids. Great office staff and maintenance people. I lived here 5 years but they raise the rent every year by $39.00 or $40.00 a month! That is the only bad thing in an otherwise perfect apartment. I would buy it; if I could.
One of the good things about this complex are the floor plans. They have character, not boxy. They have some half walls and built in book cases and bay windows. Top floors have cathedral ceilings. Larger apartments have large balconies and patios. Outside design is pleasant. Beautiful pool shaped like a puzzle piece. Landscaping is mature so there is shade. There are also negative features. Kitchen cabinets are paper covered and they peel with age. The complex is old enough so mechanics are going bad and are not preventatively updated. They wait until they break ie: air conditioning goes when it is 100 degrees, or water heater floods the apartment. Poor windows, promote mold growth . Crime in the area has increased.
I lived in the tradition for 10 years. I would have never left but my husband wanted to buy a house. My apartment was truly beautiful, I lived in the magnolia. I have never had a problem, but, I must say that things have changed in 10 years.
I had very bad experience in this community. Leasing office people are very rude. This is one of the apartment where I got high electricity bill. When I move in apartment was not clean at all. Washer and dryer were making enormous noise. even though I complained so many times, they didn't fix the real issue. carpet was stinking. Just because I signed a contract, I stayed there for an year.
Stayed here for just 6 months and still not able to get it out my mind. Well maintained landscapes, spacious apartments, distance between apartments offers privacy, feels safe and its at a walking distance from shopping complex. CVS,Walgreens,UPS,HarrisTeeter,Urgent Medical care,Drycleaners,Restaurants,Dunking Donuts,Bank Of America,Subway.....phew,the list is too big.School at walking distance. Loads of greenery and clean surrounding. I never had issues with the management and maintenance staff. Public transport (CATS)bus at walking distance and fast access to office goers in downtown by express bus. If ever I come back to Charlotte, I am going to rent here for sure.
