Property Ratings at The Trails Apartments
I have been living at the Trails going about 5 years in February 2024. I truly love my apartment home and have always felt pretty safe living here. The grounds are kept beautifully and maintenance has always been quick to come out for any issue I have had. The only thing I don't like (and I truly hate that I have to even mention it) is a lot of people here smoke and they will smoke inside their apartments even though it is prohibited and listed black and white in the lease agreement. If you smoke or don't mind the smell you should be fine.
Since the managers have stayed consistent for the last year or so things seem to be greatly improving. Donna and Monica really do care about residents and have stayed late so that I could get my package that was delivered to the office. The manager lives on site and I have seen her making improvements on a continuous basis. Any maintenance issues I've had all very minor were fixed within 24 hours and most that same day. She has been working to get the residents more community involvement and we recently had a fun painting party. She brought in a artist to teach us to paint a beautiful sunset painting. She's scheduled us a game day watch party, pool parties, boot camp workouts, safety meetings with local law enforcement, and many holiday events. My favorite was when they came around and picked up our trash by our doors for tenant appreciation week. It's by no means an upscale complex but it's clean and safe. I'm happy to have called it home for the last four years and in my opinion the best complex on Treepoint.
Lived here for a year and it was by far the worst experience I've ever had. Moved into the "updated" apartment but really the model that they showed me was nothing like the one I ended up in. Toilet overflowed two separate times, cabinets were falling apart, dishwasher did not drain, and air-conditioning barely worked. Not to mention the management which was very demeaning to me and would fine you for any little thing. Also the complete lack of security lol. I could go on and on but the point is they try and make it look nice and they play nice until you sign the lease and realize you completely made a mistake. Wish I was just bitter but I really did have a terrible terrible experience living here. The only good thing about it was the nice matinence men and it is (used to be) cheap.
I have stayed in the apartment with my children for not even a complete year, and I can not wait until my lease is up!!! When I first moved the apartment managers were great and communicated great!!! For the past 5 months , my air has gone out 4 times, and the apartment complex does not comprise, and only care about their selves . I have attempted to contact Coorprate and they do not answer or call back... There has been multiple break- ins in cars (ours has been broken into). There is always an issue of what is on my patio, when it is cleaner then most. Also the neighborhood always has homeless people walking the streets and standing on corners. This is not a great place to move !! So please do not allow Mary or Donna fool you
I was a resident at the Trails for 10 years and moved out in 2013 due to change in rent price that didn't fit my budget. Having lived somewhere else, now I realized I made a mistake. Only bad thing happen to me when I live here was when my car got stolen; at this time there was no security .
Manager very rude always singing out loud in her office. Never answers the phone not one person speeking Spanish pool zpa always broken pool dirty ans very expensive. There used to be a lv very nice Lady who spoke Spanish very helpful maintenance not like it used to. Thats why I'm moving out
During the one year I lived here, the resident next door had an outbreak of bed bugs and they came into my apartment. There were also multiple pests that neighbors reported. I don't think the front office sprayed for bugs on a weekly or bi-weekly basis. The front office staff didn't seem to care that they had an infestation problem.
I wish I could give The Trails a higher rating. First off, the rents are cheap for the area, but that also means you get what you pay for. There's a lot of crime in the area, and I can corroborate the "Shady Service" post about break-ins. Not only did residents experience vehicle break-ins, on multiple occasions, but one resident had their car stolen from the property. Another had their third-floor apartment broken into during the daytime. In my experience, the front office never communicated these events to residents. Instead, the victims of the crime posted flyers around the apartment complex informing neighbors of the crimes (thank goodness!). There's also a high turnover in the front office--from the property manager, assistant manager, and various office assistants. In my opinion, each time someone new worked in the office, procedures, policies, and routine office work changed--all without notice to the residents. Additionally, the water would routinely shut off at the property. The office staff would not inform residents, nor would the staff answer the telephone or return calls about the ongoing issue. In my experience, the staff also seemed to have a difficult time responding to emails or inquiries. In fact, once the property manager, Debra left--any email communication from the office staff stopped. And, just like the person wrote in, "The Model for all other Apartments to follow," Debra, the previous property manager, was the model of professionalism and courtesy. Additionally, some (not all) of the office staff seemed to have a difficult time respecting some of the elders on the property. During times when I would wait to pick up my package in the office, I witnessed two different female staff members condescend one male resident, who expressed concern about the crime in the area--and another time, a female staff member would not acknowledge a male resident waiting to speak to someone. It just seemed--for these two female staff members--they would have rather not been bothered by their residents. Finally, the property is next to I-20. While my apartment was on the opposite side of the interstate, I could still hear the traffic. So, if you don't mind high turnover, disrespectful staff, and a high crime area--then this apartment complex might be a good fit for you!
A resident's vehicle was tampered with during the night; someone tried to siphon the gas out. A month later, a vehicle was stolen out the the apartment's parking lot. Corporate was informed and the front office, but nothing was done other than taking an incident report. There are signs posted on the way into the parking lot that it's private property, but the front office stated that the parking lot is public property. Then, corporate stated that it was private property. They stated they were not required to tell the other residents because there hadn't been multiple occurrences, even though the police advised us there were other occurrences right down the street . The front office is also not efficient at processing requests or responding to emails. They also don't always provide a copy of the lease when moving in. I would not recommend moving here.
my wife and i are in our second apartment,here at the trails. we feel very much at home here! there are several reasons for this,but the latest has to do with my health! a disc in my back is pushing against my spinal cord and making it very difficult to walk! i was at the pool one day and had a problem with my gate key. the manager came out to help me and must have noticed my condition! the very next day,2 additional handi-cap parking spaces were put right outside our apartment! i did'nt ask for them ,she just did it! how sweet and very much pro-active on her part! but that isn't all! the maintenance supervisor showed up 2 days later and ask about my bath. he explained to me about their policy on handi-cap bars for the bath! he installed them a day later! you'all reading this don't know how much this helps me and how appreciative i am!!it's not so much they did this for me,as is the feeling of people caring without being asked! bless manager debbie and her staff!!! i want to repay them for their efforts! for the next 60 days anyone considering an apartment here at the trails may contact me at 704-437-3256 {steve}and i will tell you what i know and here about these apartments!
I've been living here for about a year and a half and I must say the professionalism the staff shows its renters is amazing! There is never a situation that they aren't willing to tackle. They go above and beyond to make sure that you are happy with the services. Whenever there is a problem with the apartment,the staff has it resolved in a reasonable manner.The complex is always in an exquisite manner.Debra, the rental manager, should be applauded for her outstanding customer service skills and professionalism. If someone wanted to know where to rent an apartment, I would not hesitate to refer them to The Trails Apartments..First class all the way!
I was totally impressed by the central location . It's centralized between FW and Dallas. Easy access to freeway/s. Grounds are kept nicely. I like hassle free maintenance, yard work, and not to mention security on site. I'm not able to move this year due to housing obligations, but may be able to consider first of 2014. Hopefully the interior and the staff won't be disappointing. The overall rating is A+.
