Property Ratings at The Trails at Dominion Park
I have been living at Trails Of Dominion Park since August 9 2023 and since I have moved in the apartment has not done they part. They have roaches and refuse to exterminate no matter how many times you call the office. There have been countless times of me informing them of things that aren’t working and not fixing my apartment and they have yet to be fixed. I signed a 14 month lease in August and my ceiling fan still has yet to be replaced. I plan on moving out and not resigning my lease in October. I don’t recommend these apartments for anybody else to live here, they mark off work orders, even though they have never completed them. I call pest control. They never come to be replaced or even put on the Office never answers the phone nor can I ever get an answer out of the office. The Maintance Office never want to come fix anything. It took them three days to fix my air condition and legally. My air condition has to be fixed as soon as I make a call about it they don’t take anything serious. They mark up stuff that they have never even came to check up on. I am very displeased with my few months living here and I don’t ever plan on moving back here ever again. They sit up here and change the policies without informing the residence or including us in the changes that’s being taken. There is no communication between the residence and the office. Ignore the Maintance Office. If this was a five star rating, I wouldn’t give it a star.

Thank you for your feedback on our community and staff.
Maintenance work orders are not a priority here. Today is Sept 27 2023. I’m still waiting for lights in the kitchen since Sept 20, 2023if I had a ladder I would do it myself. I also have a maintenance service request for peeling paint n chipped paint n mold on the bath tub. Tub Needs to be resurfaced, it’s been painted over who knows how many times. That order was put in on August 27, 2023 a month n still waiting. So nice apartments POOR MAINTENANCE n POOR communication n respect for Residents living space when it comes to repairs. Never been late on my rent n this is my second lease. It doesn’t matter. But if yo rent not paid by the 3rd They will come to your door the next day posting on your door. LOL

We apologize for delay in your repairs being met.
On 7/15/2022, I Drove over an hour to get there just to be told that no apartments were actually available. Also, apparently my appointment time was set for their lunch break at 1:45pm. There needs to be better communication between the front office and this website of what is actually available, it's pretty misleading.

I’ve never thought I’d be so disappointed in a business to have to waste my time writing and informing people that it’s so horrible. Do not waste your money here. I’m on my 6th month here and currently breaking my lease which cost almost 2k and it will be well worth it!! When I first moved in the apt was invested with roaches, I deep cleaned the whole place because it was obvious the complex didn’t do it when the old renters left. There were old crusty napkins shoved in a drawer in the kitchen also. Disgusting. Parking is very limited, trash everywhere in the parking lot and areas you could walk your dog, ac was broken in the middle of June for a whole week bc staff is poor at communication and lazy. Oh not to mention I’m pregnant and they knew that. Always someone rude and unhelpful when my call is answer (most of the time sent to voicemail) If you leave a voicemail don’t expect a call back. You have to follow up on everything. You have the option to pay rent on an app and there are always different fees that are not explained. Rent is a different price every month and it makes no sense and when you call someone about it they don’t explain anything!! You get random letters on your front door saying you owe money with no sort of explanation when you pay your rent on time and in the correct amount. The worst and most dirtiest place I’ve ever rented from.
The owners started doing a lot of work on the exterior and the "red" doors really make the Square section pop out at you. Staff and property looks great.
They delete your request when they haven’t been completed and don’t answer the phones rude office
We toured the property thinking of occupancy due to possible relocation from Lake Charles, LA because of complete devastation due to 2 hurricanes. The staff is very professional. Laneysia, was very friend and compassionate. Although we decided to remain in Louisiana, if I do relocate to Houston The Trails at Dominion Park is at the top of my list. I left very pleased!

Hi, it gives us great pleasure to read about your experience with us!
The communication is very very poor. They screen the caller ID to see who to answer for and who not to answer for. I've called, along with several family members and we watched how unprofessional they really are. They lied about the vacancies for some unknown reason. They also said they don't update this site, but everyday I've come, I've seen new listings added. All in all, I am happy I got a chance to see who they really are before I forced the issue to move in. The floor plans look great, but you should have staff to match it.

Maintenance is horrible!! Grounds are always filled with trash!
Property Manager at The Trails at Dominion Park, Responded To This Review
Thank you for sharing your thoughts. Why don't you ask your neighbors to not always throw trash out of their cars or let their children drag large bags of trash and garbage to dumpster areas. Cleanliness should start with our residents, after all, it is your home.
Showed up to view available apartments and office was closed with instructions to call. Did that 3 times and left 2 messages over 2 days requesting info and the possibility of viewing apartments. Never received a call back or even got to talk to a live person.

Shenika was very professional and helpful. She answered every question I had and made my move in a breeze. Every time I visit the office the friendly staff greet me with a smile and are ready to assist.

Thank you for your positive comment regarding our leasing manager at TADP.
Never experienced any major issues while staying here. Staff has always been helpful whenever I did have any questions or minor issues especially Shenika, she has always gone out her way and even followed up with me to make sure whatever I spoke to her about was taken care of.

I moved here 2 years ago and don’t plan on going anywhere. Great area and I love the staff from the leasing agents to the maintenance staff. Everyone is so kind and helpful. I love the tea they have in the office it’s so delicious. I had a minor maintenance problem soon as I called it in not even 2 hours someone came to fix it. I like how they offer different size apartments. I have a 2 bedroom and it is so big. Despite the bad reviews you see on here I think you should try it out for yourself. I’m giving 5 stars because I never had a bad experience since I been here.

Thank you for your positive comments on our staff from start to overall experiences. Thank you for your continued residency.
First time living on my own and I wasn't sure where to start. I saw these apartments online and saw what it offered and decided to take a chance. I met a young lady by the name of Shenika who helped me through this process. I know I might have went over her time by asking so many questions but she didn't mind and that eased my anxiety and canceled my doubt. Thank you for all of your help.

Thank you for your positive comments regarding our community and sales leader Shenika.
If I could have given negative stars I would. Rude rude rude rude employees. They Don’t come here. The company doesn’t care about the residents. They care about themselves. They care about there building and there money that’s all they care about. There’s roaches here and plenty bugs and I have put in several request for the bugs to be gone and they do nothing but come back and you I get charged for pest control when there not controlling the pest. The garbage dumpsters are always full with garbage every where. The employees don’t care about residents there rude and nonchalant. Worst place I ever lived. The apartments are too expensive when all they do is paint everything to make it look nice. I have put in several maintenance request and I still don’t have the request done that I asked for. Don’t spend a dollar or your hard earned money here. This company is money hungry and care about there self. I promise no one will care about you once you move in.

Hi, we take our residents' comments seriously and would appreciate the chance to discuss your concerns further.
They have really bed communication.... They take for ever to do something.... The exercise room is never open. Don't give them your 25 dollars.
Don't be deceived by the pleasant surroundings. We leased an apartment for one year and could not get out of there fast enough. Roaches everywhere! EVERYWHERE!!! Kitchen, living room, bedroom and bathroom! Hoards of them! There was not enough spray in the world. We would ask the office management to have and exterminator spray and would be directed to a phone number for maintenance who never answered the phone or responded to voice mail. Four months before our lease ended, water began to stain the ceiling. We reported it to the management. Someone came and looked at it but did nothing. The stain grew and grew until, with any kind of rain, water would be running down the wall and out of the baseboard. They'd come out and look at it but did NOTHING! When we gave notice that we were going to vacate, we were told that they weren't going to fix it until we moved out. They didn't do that either because the unit was rented out immediately after we left. Those poor people!
the 1st 2 weeks I was there I was sleeping in my car because the apartment was infested with roaches. Could not move anything in at all (Boric acid works well!). The parking is horrendous unless you pay an extra $25 - $30 to have covered parking that makes you a target for the all too frequent break-ins. The car thefts would be significantly less if the maintenance would fix the security gate (but that is my opinion). The security gate has worked for only 2 days out of the 9 months I have been here. Writing certified letters to the regional office about unsafe conditions seems to get nowhere fast. The water/sewage bill is unusually high ($60-$80) a month. I will say the leasing office staff is courteous however the maintenance management/staff needs some serious improvement on performance and turnaround time. Never had an issue with residences although it would be cool is some pick up their trash. I have 3 months left. Unless a serious dramatic change happens with maintenance here I will not be coming back. Its just not worth it.

DO NOT MOVE HERE, they do not come and fix anything it takes weeks to have them come when you submit any requests. I have been waiting for them to come and fix my back door, my stove, etc etc. Also they advertise that they have hot tubs but not a single one of them work (this was one of the reasons we moved here) Also the front gates are never working and each time they try and start using them they cant get all of the residents to use the gates so they have to stop using them again.
I have lived here almost a year , they have a horrible roach problem. Mold, bad maintence , and pest control. When i first moved in the hot water heater was busted it was nats everywhere , i guess no one had walked to apartment before me to see it i had no hot water for 2 days it was all a bad experience. Also due to the hot water heater being busted for so long from the previous renter the walls in the hot water heater closet devloped mold. I went to the front office the property manager denied it wad mold she said she would come to my unit and never did. They just have poor service . Please dont move here
Read Police Reports Don't live here seems like weekly if not dayly shootings. Keep away from
Don't move here if you have kids.. Check with SHERIFF'S, and read the Police reports Multiple shootings with nothing being done by management. There's a high turnover rate in the office. Lots of shootings (one or more gun shots are heard weekly) and drugs, Can't wait to move out. Don't move here if you have kids..
Worst apartments ever. Moved here because they accept large dogs. Crime has never stopped around her. I've seen 6 property managers in 2 years. Tenants get robbed and not even a notice goes out. People get robbed regularly, at gun point. (Mostly Women.) I've been living here 2 years and have had 2 MAJOR crime incidents. DO NOT MOVE HERE. Leaving soon.
The apartment complex is very large and has a variety of 1 bedroom floor plane, the office leasing agents are amazing in helping you find an apt that best fits you. My 1 bedroom has a huge walkin close and washer and dryer hook up, double vanity in the bathroom and a outside balcony. (Have you ever heard) I love it!!!! I found the Trails of dominion park apartments on Apartment.com which is a easily navigated wedsite. I was relocating from Okc to the Houston area and new nothing about different locations so this wedside was very helpful in my transitions. I would suggest Apartment.com to anyone looking for a place live. Thanks Apartments.com
Like most apartments, Dominion Park apartments is full of pros and cons. The location is wonderful as it is literally next door to the metro park and ride providing easy access to the HOV lane for those of you who carpool. The fact that it is on the service road of one of Houston's main highways (I-45) and minutes away from Tomball Parkway is exceptional for commute to work or recreational activities. No need to go downtown for fun as endless eateries, and even a movie theatre await you less than 1 mile away. I also love that all apartments are perfectly positioned to have equal access of the beautiful pool and tennis courtyard view. On the other hand, I can't say I am too fond of the office staff. Although some are extremely helpful, I have yet to create a maintenance request that I didn't have to follow up on. In fact, I was told that I was at fault for an unfulfilled request because "I" didn't follow up on it the next day. It took over 4 months to fix a hole in my ceiling that I put on my move in checklist which later caused it to literally rain in my apartment and damage my 55" TV! Overall, my building is pretty quiet and I hate to leave but the multiple disregards to maintenance requests are unbearable. Thanks for listening, I hope this helps!
I have been a resident for about 5 months now and I have been pretty satisfied with my experience. My appliances are a bit outdated (stove, dishwasher) but they are functioning. The maintenance staff attempt to keep the grounds clean but it's pretty tough with so many trees around. The parking situation could be better as well, always seems like there isn't enough spots. I haven't had any major issues here so I might consider renewing my lease when it ends early next year
We have lived in this apartment 2 weeks, and are EXTREMELY disappointed in this so-called "luxury apartment" that we are paying $1052 a month for. The office supposedly opens at 9 AM, I have to leave for work at 8AM every day. I have spent from 30-40 MIN. three days in a row calling the leasing office while receiving a operator stating that the office is closed. That's an issue. If you open at 9, be ready to work at 9. They have given us a "luxury apartment" that is not suitable to live in, yet alone with two small children. There has been an old stove, BBQ pit, and trash, I am assuming from a prior resident, sitting outside of our door for the past 16 days. It stinks and it is beyond embarrassing to invite my family over to see all of this trash outside of my "luxury apartment". Maintenance and staff have come to stick notices on doors, and complete pest control orders, yet the trash has remained. Problem! NEXT, we are the only ones in our building with a door, with no deadbolt lock and no peephole. We are two SINGLE women with SMALL children. Is it safe for me not to know who is on the other side of my door? I don't think so. We have both reported this to the staff. NOTHING. NEXT, when you walk through the door in our hall, the floor is sunken in. This has also been reported to the staff. NOTHING. Is it safe for us, or our SMALL children to be walking around with a sunken floor? If something was to happen, hospital bills would be through the roof. NEXT, both of our children were bit from the legs up by ants the first week of our stay here. It had been reported to management, and we received nothing that first week. Meaning we were given a "luxury apartment" that was not sprayed and clearly not ready. Finally we were able to get in touch with Shena and she said she saw that we had reported the ants, yet the requests had not been printed out and given to maintenance....this was WEEK 2 going on 3 of us living here. Finally they came out on 8/14/2015. NEXT, we also reported our garbage disposal being broken. We were told within two hours someone would be out to fix it. That was last week. NOTHING or no one has come out and our apartment now smells like sewage. NEXT, there have been several reported break-ins.....We have a security box at the front of this "luxury apartment" and no security officer. We have a security gate that was broken up until 8/14/2015. Do we feel safe in this "LUXURY APARTMENT" with our two children? Would you? Probably not.
Love living here at this place, affordable clean, management is good. great location plenty of extras. Great pools and workout room.
Luxury prices without luxury living. In my one year lease we've undergone new management 3x's, high crime rate(drug activity, robberies, murder) Residents are not notified of crime. Maintenance issues will go unresolved for weeks/months. Unprofessional staff, cheap security, no sufficient parking for residents. A gym is advertised however, the equipment has been broken through the duration of my lease. I would not advise anyone to move here. I give it one star because of the convenient location - easy access to I-45
i love my new apartment, this app showed me exactly what I was getting and I am pleased to say I am very impressed because you never get what you see online and this time I am a true bieliever. Thanks to Apartments.com
