My son moved in in January of 2023 to a filthy apartment. Food on the stove, in the microwave and even the dishwasher. We rented furniture from them and it was filthy, the guy said he cleaned it, there’s no way. The mattress his roommate had, had bodily secretions on it. Absolutely unacceptable. I cleaned and disinfected all of it. The AC hasn’t been working the whole time he was there. Several work tickets and calls where made about it. Therefore the electric bills was so high. When he moved out in June, his AC was set on 70 and it was 85 in the apartment. My son took the cover off to the AC and it was covered in dust and hair, no filter. They came and put one in at the end of January and never replaced it. It took 7 weeks and several calls later to get their sink unplugged and working. It had been stopped up since they moved in. Couldn’t run the dishwasher or use the kitchen sink cause it was clogged. You call the office and get hung up on several times. I sent emails and called and the manager NEVER called me back even though in emails she said she would. The grounds and trash area are dirty, the AC unit dripped so much it flooded the sidewalk in the Winter/Spring time. It still drips now, it’s just hot enough outside to dry it up now. I tried several times to call corporate and never received a call or email back. There is absolutely no communication! Please read reviews before you sign a lease here!

The maintenance is weak and acts very very late when you need them. There are many roaches and so dirty.

The office staff is very nice and helpful, and maintenance guys fix things fast. The location is good and I love that there is a park right by the apartment

I really enjoyed my time living here at The Trails. This home was the perfect fit for me and my pup, as my home was located next to the park and trails! Office staff is super friendly, and maintenance is quick to get things fixed. I also like how we are located on a bus route for TAMU, which makes it even easier to get to campus! Overall, I definitely recommended any college student looking for great housing and decent prices, to check out The Trails!!

Painted bathtubs, work orders in for over a month, miscommunication and that’s just the start. I’ve only been in these apartments for 3 months with friends and we have had countless problems. I would not recommend to live here.

I’m only writing this so other people don’t have to go through a stressful semester. My education definitely suffered living in this place. I lived in a roach infested apartment where roaches would just fall on me when I sleep. The apartment when I moved in was disgusting. The AC would constantly break and it will take maintenance forever. The office staff and the manager would respond to your problems with no empathy. After I moved out, I got charged two months later again with a cleaning fee. If anything, they should be paying me the cleaning fee seeing us I left it in better condition than it was given to me. It’s the worst place I’ve ever lived in and I still have nightmares about the roaches. Don’t do it, save yourself the trouble and the mental torture.

I love living here! As a college student, I was looking for an affordable place with great amenities, and this place definitely fits the bill! My parents were worried that with the low price would come with other issues, but I have not run into any such issues. The staff is really friendly, and the managers are really helpful when you have an issue! The maintenance is a bit slow but not enough to be an issue. I just renewed, and I am so excited for the new kitchen appliances!!

The staff is very helpful and personally I have lived here for 3 years and the staff before I want to say around april of 2020 was awful and not very friendly whatsoever. But NOW, the staff is very helpful, constantly greeting me with smiles (even on Mondays LOL). The staff at the Trails at Wolf Pen has made me feel more at home now than I have felt in the previous 2 years. Maintenance has always been helpful. Love the Trails and the new changes I am beginning to see.

I have lived here now for over 2 years. My first year here, I was treated with respect, and any problem that came up was dealt with in a timely manner. After signing our lease for our final year, I have felt that the staff and maintenance crew have completely disregarded any of our requests since they know we are not renewing again next year due to graduation. It took them over 2 weeks to fix our microwave after submitting multiple work orders and calling the office numerous times. Now, I have been dealing with a situation involving charges on my account for renters insurance that I had already submitted back in February. The effort of the staff in assisting me has been dismal, and the lack of communication they provide is disappointing. I have done more on my part in a week than they have done in 8 months since I submitted documents regarding the issue. If you are a college student, do not live here. You will be taken advantage of and dealt with as if they don't expect you to pick up on their mistakes. The rent is not cheap enough to be treated this way, and you can find some place much better and of higher quality for much less.
They do not keep up maintenance and after you sign a lease their friendly manners turn into rudeness and ugliness! Watch out for these people - awful apartments!
I have lived at the Trails at Wolf Pen Creek going on five years now, and I absolutely LOVE it! I am a PhD student at Texas A&M. When looking for an apartment for grad school, I wanted something somewhat away from campus (but not too far), and something that offers student amenities (but wasn't one of those undergrad-ridden "party central" type properties). I found all of these at The Trails at Wolf Pen Creek. LOCATION: They are nestled right behind the popular Wolf Pen Creek Amphitheater which brings numerous artists to perform each year, and these concerts are within walking distance from The Trails. Additionally, walking/running trails lead directly up to the complex which makes staying active easier. I ran my first 5K through the Wolf Pen Creek park, and all I had to do was jog to the starting line! APARTMENT UNITS: The interior of the apartments are well maintained, and the maintenance staff is extremely friendly. Work orders are usually addressed within 1-2 business days. However, my most recent work order was submitted right around move-in time, and it took a week to get it fixed. This was the only time I experienced a delay in processing from the staff, and I attribute it to poor timing on my part and the fact I addressed my need as only "semi-urgent" on the website. The best part is a washer/dryer IN UNIT (not just connections). For the same quality of amenities at other complexes in the area, renters will pay at least $50-75 more per month. For the amenities and price, The Trails is the best value I have found in the area. OTHER AMENITIES: The online system is user-friendly, and there is no additional fee for paying your rent online, using an e-check. I have heard of other apartments charging upwards of a $15 fee to pay online; this is not the case at The Trails, so payment is very easy and efficient. The apartments are also on the Texas A&M bus route (route 26). CLIENTELE: There is a nice mix of students and young professionals. Still, it remains primarily student-focused complex. Not very many families live here. I'm in a one-bedroom unit in the back of the complex, and it's always pretty quiet back here. No crazy loud parties. IMPROVEMENTS: They started painting the exterior stair rails from white to black last year and stopped suddenly on my building. I think they should finish this job. Some of the buildings could use an exterior coat of paint too. Interiors are nice though. This is the reason I gave it 4 stars instead of 5.
I really like my apartment complex. The neighborhoods are very quiet and the people are nice. The maintenance people respond to problems really quick.
