Property Ratings at The Trails
Maintenance requests from 3 months ago still have not been finished. You are unable to get into contact with any of the staff here. The gym has been closed for over a year now
Just wanted an afforable apartment...do NOT waste your money here!! Rented a 1 bed/1 bath..when we moved in the sink was broken, the washer dryer stack was broken (they did not replace it, we had to do it through the company ourself), the place is INFESTED with flies from the drains. We spent so much on time and money on removal methods.. they will not go away after MONTHS. Even pest control said they cant help. It has been TIRING to live here the management people are slow and maintenance takes a while. Ultimately I regret not listening to the reviews, hope this can save someone the time and money I wasted.
Anytime I go on their website to submit a maintenance request it emails me saying it will be fixed within 24 hours, which never happens. Too many unkept promises.
Since Day one from moving in here I have been having issues with this place. Since I moved in they said they cleaned the apartment, however it smelled like cigarettes. I was told that they were going to clean the air ducts. And I have been lied to by management here. Nothing was ever cleaned as you can clearly see Nicotine dripping from the air vent. Also had an Issue with my bath tub as the knobs were leaking. "Their" plumber came 4-5 times and still could not figure out how to fix it. And the knobs are crooked. and it took them 4 months to finally repair the wall in the bathtub. Who knows what kind of mold is back there. Management lies saying its fixed or that someone came to the apartment but I've been home during the time they said they came but no one came. Save your self the trouble. Don't move in. I will be taking action against this as its a smoke free zone. Also I would give it a 5 star rating if it wasn't for management lying, smoke smell, and bathroom issues. I have a 4 year old son living with me and they are still not doing anything.

We are very sorry you have had this experience at our property. This is not acceptable and we want to fix any issues you may have. Will you please email us directly at feedback@pmgliving.com so we can get on this right away? Thank you.
So I moved in recently and my apartment was in horrible conditions. Still paid full rent and down payment. So I asked “management” to ask the property owners to contact me and she responded saying they didn’t want to speak to me. Poor management and poor ownership. You guys should try to talk to your residents sometimes.
my name is kevin i been living here at regency oaks about 9 years now and this is a nice place to live at alot has been great here and the mangement here is great they do a really great job here .helping you out when you need it.this is a really good place to live at and its close to everything...
Everything they say in their ads are lies and the new management is making it impossible to live. Shutting off the water for over 8 hours in a day, for multiple days in a row. Their gym is just for show, nothing works. Sorry, the treadmill works ?? and that’s a laugh of despair. Do. Not. Rent. Here.

Ana When we see such responses like yours, we immediately contact the Management on site to assess the situation. In this particular situation, as I know you had been made aware of already, we are in the process of replacing the main water valve as well as adding a new fire hydrant per the City’s request. This is not a simple task and involves coordination between multiple groups. Unfortunately, one of the City agencies provided the plumbers with incorrect specifications regarding one of the pipes. This occurred during a very delicate part of the work which was the cause for the water disruption. It was never our intention to disrupt the service for such an extended period of time and we apologize for that. Since this incident occurred, I know you have been in the Management Office and have been told what I described above. I was quite happy to hear from the Manager that you told her how much you enjoyed living at Regency Oaks. Regarding your comment about the fitness equipment, we couldn’t agree more!! It could use an upgrade. We inherited all of that when we purchased the property a few months ago. That is why we are in the middle of a multimillion dollar renovation to the property which will obviously include a full renovation to the fitness center including all new top of the line equipment. Other improvements will include a major renovation to the clubhouse and pool area as well as a re-purposing of the basketball court which will become a dog park/outdoor activity area. I almost forgot to mention we have already started to paint the buildings and you should ask the Manager to see our new upgraded apartments. They are very nice!! We hope you are patient with us as we undertake these renovations. I had the Manager contact you twice yesterday to set up a face to face meeting since I was on site but she did not hear back from you. If you would like to meet, please let her know and we can set something up.
Apparently, this place is under new management. There is a new staff in the office, I see pressure washing, painting and mulching on a daily basis. If they would only get wifi in the clubhouse, I heard it was coming ...we'll see?
