Property Ratings at Trails of Sanger Apartments
I been living here over 3 years and I must say this is the best management team and staff we have been under they give you great service from the office to the maintenance workers anything you need done they give you a date and time when the work begins and always check upon you to see how the service going everything I needed done always was done with great expectation. Great Service
I want to caution anyone who is considering moving into The Trails of Sanger. The property management is Drever Capital Management. The staff in the office are very kind and friendly as long as you do not cross them or object to being treated unfairly or lied too. Always make sure you have anything they offer in writing or at the very least recorded (even that may not matter). If you are told something and it is not put in writing the likelihood of it being the same the next time you speak to them or it being honored, will not happen. Unfortunately, that will follow all the way up the chain of command to the owner of the Drever Capital Management Company. The boss above the on-site property manager is even worse. The term, “talking out of both sides of their mouth” sums up my experience with the on-site manager as well as the manager above her. If you turn in a work order, be prepared for it to possibly not be completed in a timely manner, properly done or completed at all. I have had some things broken for two years. If something breaks it likely will be blamed on you even if it was due to being an older amenity in your apartment. Yes, you will be charged for that expense. Be prepared for more extensive damage due to inadequate abilities as the resident to circumvent further damage. Unfortunately, I learned this the hard way. I had a flooding issue and they half way fixed the damage. My carpets were never the same after the flood. I had a mouse in my upstairs apartment. They were supposed to have the exterminator come out. To the best of my knowledge they never did or the exterminator never came. Thankfully it got into a glass and drowned. The pool is beautiful and nice to have. However, it spends a lot of time being closed down. If it is, they lock the gate and you aren’t able to take advantage of the nice grills there. When your lease is up be prepared for your rent to be raised substantially. They do not work with you if you are running late on a rent payment. From what I can tell this change happened when the new management company bought the apartment complex. Things were a little better until that happened. They are big into fining you for any little thing. At the very least that is the threat that is used. The garbage valet had been mediocre at best through the two plus years I’ve lived here.
I've been living at the Trails for a little over three years. I love the complex and the staff that work there. They are always so friendly and they always work with you. They do their job but in an extremely fair manner. They don't make you feel pressured or intimidated, they make you feel like a part of their own family. The apartments are very nice and spacious, with new lighting and interiors. I absolutely love the open kitchen and, as simple as it is, I absolutely love the fact that I don't have to go to a laundry mat just to wash clothes. Being able to do that in the comfort of my own home is a simple luxury. Being a female with a ton of clothes I've never had room for before, the huge walk in closet is probably my favorite thing about my apartment. I show it off to every new person that comes over. The grounds are always kept up. The pool, spa and gym area are always clean and kid safe. I moved out for about six months due to family issues but when I was able to get back on my own I looked at many other apartments closer to my work but I couldn't find any that even compared to the Trails. It's a bit farther of a drive for me everyday but I just can't seem to find anywhere else I'd rather be!
I have lived here for one year and I really like it. The people that live above me are really noisy. I do not have kids, so my house is really quiet, so we here everything. The staff is really nice, they have really helped me out during my tough times. I will probably keep living here. My kids are only four miles away.
We’ve been here for two years, and have had terrible ant problems during winter months. Last year they came in through the windows of our (upstairs) apartment, and would go into the living room, kitchen, bathroom, and even got in our closet. When we went to management with the problem, they sent an extermination company out, when that didn’t work, they gave us the excuse that they were looking for other companies because they’re having problems with the one they’ve been using.. We ended up hiring our OWN exterminator to come in and get the job done right. So this winter when we saw a few ants for the first time, I took preventative measures & put stuff in my windows that I read about online. We haven’t had any ants come in through our windows, but instead they’ve been coming through the inner walls! They come in through small holes or cracks where corners meet, or from behind a plug, anywhere they can get through. We had them solely in our pantry one day, nowhere else. Had to throw away an entire trash bag full of food. We’ve also had them along our bar, along our back kitchen wall, in our bathroom, and in our coat closet, all coming from inside the walls. I can’t cook in a kitchen that’s got ants crawling all around. I can’t even come home and expect a chance to cook dinner as is, because I never know which days I’ll be spending an hour+ cleaning up ants when I come home from work. The Trails are still using the same extermination company as last year that they said they were trying to replace. They still, obviously, aren’t doing any good! Don’t sign a lease here unless you want an ant infestation to take over your winter!
