Property Ratings at The University Inn
I have lived in the West building owned by University Inn for little over a year now and I have had a lot of issues with the management. I had an issue with a roommate moving out and they were trying to get me to pay money that they had already told me was covered. Nothing ever gets fixed. There are so many things in my apartment that I have brought up to management that needed fixed. They put in work orders but it never gets done. I've had endless water damage happen in my apartment that was never properly fixed. They started towing cars without telling residents that we needed to get parking stickers. The pricing for the different units is all different and seemingly unfair. Parking lot has a ton of HUGE potholes that haven't been fixed. The negatives definitely out weigh the positives of this place..
This so called residence and hotel is less to be desired. My husband and I rented a room on 6-29-16 for one night. The problem is we were denied a refund on our dirty room! There were pieces of freshly cut grass over the beds. The bathroom has fecal, urine and hair on the toilet! We were accused of inappropriately using the room and trying to get our money back after a short time of renting it. I was appalled and humiliated! We also was told that we should have checked the room out after renting it. I thought that it was their job not mine, silly isn't it?! I didn't take pictures, I thought that would be childish. If I knew that I would be treated in this manner, I would have sent the pictures to health dept! All I wanted was a refund, fair is fair period!
I have lived at University Inn for two years now, and have loved just about every minute of it. The units are well kept (several updates are currently in the process) and are cleaned in between every tenant. Rent is very reasonable for the spacious layouts available - private balconies and roomy living spaces really make the Inn feel like home. Cinder block walls also help to keep your neighbors' noise in their own apartments. The wonderful staff and several long term tenants also give the building a community feel. And you can't beat having a big pool in the back yard with room to lounge and cookout during the warm months! Packages and postage are efficiently and securely handled by the main office, and staff are always happy to help meet your needs. Having front desk staff on premise from 8-5 during the week and 8-3 on Saturdays with evening and weekend coverage also leads to the secure feel of the building. I was at first hesitant regarding the unique first floor short term (hotel) rentals, but visiting tenants blend into the building community seamlessly. Ample parking is also available all year round. The location similarly cannot be beat - especially for those of us who have daily business in Kent (students, staff, visiting faculty) - with quick access to downtown, the KSU campus, and bonuses like the Franklin Street Saturday farmer's market and local festivals. Several grocery stores and restaurants are also within walking, busing, and certainly driving distance. Much of the maintenance staff are also specific to this building and a small group of others, leading to quickly resolved unit-specific maintenance requests. However, this can at times lead to drawn out renovations and building-related repairs occurring at unexpected hours. Further, despite the updated spaces, the Inn does not utilize an online posting board or email system to contact tenants, leaving tenants to discover building news and notices posted within the lobby - a small negative when considering the overall quality of life here. All in all, living at the Inn has been a continuously pleasant experience, leading me to sign another lease for the third year!
Nice location close to downtown. Apartments have a lot of space with big bedrooms and a balcony.
