North Grand Rapids is the sprawling sector north of central Grand Rapids along Interstate 96. Although this portion of the city offers a suburban feel, there are abundant amenities within the area. State Route 37, also known as Alpine Avenue, is lined with restaurants, supermarkets, retailers, and local businesses. Property Ratings at The Valley
They did not respond to anything I sent them after applying. I asked for help and got nothing. I needed help and they charged me the 200 deposit fee without refunds. They are horrible and do not respond at all. The worst.
I wish I could be leaving this place a better review. When we first moved into The Valley we thought it would be really nice. This was until we began getting multiple notices for the management team to enter our apartment complex for nefarious reasons. One of these reasons was to make sure we had a fire extinguisher. We began looking around our apartment to find said fire extinguisher and put it in the requested location but couldn’t find one. We emailed the property management team multiple times requesting to have a fire extinguisher but we never got one until 3 months later, we went to the office during business hours and got it ourselves. This place also seems to be home to quite a bit of problematic people. The valley allows any and all dogs into their complex, owners constantly don’t have their pets on leashes and about every 10ft there is another pile of dog poop you are stepping around. The Valley doesn’t take care of their own land and neither do it’s residents. Our vehicles were broken into on Christmas Eve Evening. Fortunately nothing was stolen as we don’t leave valuables in our vehicles. The photo though is the topping on the cake. From the information I was made aware of the evening this incident happened, a resident or a residents child stole a vehicle and was driving it erratically through the complex and lost control smashing it into 3 other vehicles and the car port. Needless to say if you want to be constantly hassled by a property management company and like your hard earned property destroyed this should be the first place you move into.
I have enjoyed living at The Valley! Our townhome is perfect for our family and we have all the amenities we need. With a toddler I love that they have a playground that is easy to access from our townhome. The staff is wonderful and responsive. I also enjoy the location of the townhouses. Easy access to the Beltline, highways, grocery stores and more. The property has been kept up and even adding on some new buildings. Online payment of our utilities and rent is easy through the online system offered. We get alerts in a timely fashion! They also host resident events which are a great way to meet everyone!
My experience here has been very poor. The joists in the units weren't nailed or screwed into the floors so a small child or forty pound creature sounds like an elephant if your on the floor below. They don't have recycling. Ive heard it was previously low encome housing before being bought by AMP Properties. Because there are many undesirables here they expect tenants to call the police to rectify blatant disregard for close quarters living (I.e. 10 pm quite rule). The windows and doors on many units are old and provide little noise or leak prevention. If management happens to get caught in a lie they become litigiously defensive or contract a heavy dose of amnesia. Go elsewhere if you have young kids or work from home or just want simply want to feel safe.
Overall, we had a great experience renting a single bedroom unit! This review will help those who are normal in their preferences and simply want to live in a safe, quiet environment. They went under new management a few years ago so reviews from years back really shouldn't be heeded as we didn't have an experience like that and the new management is really pouring money into the community to make it great. We've found that a lot of people who write these reviews either overreact to petty things or do not give the information people really want- this will try to fill that void. To touch on some things that are often sought out: POTENTIAL DISLIKES: Nothing was terrible, but it's nice to mention some things. - The floors would creak, but not much. - We could hear our neighbors every now and again. (We were above them) We soon realized they're just loud people. However, they were very nice about quieting down. Most of the time we couldn't hear them. And, living in an apartment, some of that is to be expected. PROS -The leasing staff was very friendly. -It was very affordable. -Maintenance was phenomenal and very friendly as well. In our instance, they always helped out quickly and got the job done. We only ever had small things and they were fixed within hours. -We were allowed to paint our walls as long as we primed them before we left. -New carpet and new floors as many of the units are undergoing upgrades. -In our single units, heat was covered by The Valley! That made the winter seasons very pleasant. -Parking=good! -They're contracted through Comcast and service was something like $30/mo w/router. In the city of Grand Rapids, it can be $55 without the router. -They also go through Erenterplan which is a renter's insurance agency that costs something like $14.00/mo. It's very affordable. -Theft was never an issue. Our door had a deadbolt and our slider had a bar with latch that locked it in place. (I only saw the cops their once and they seemed at ease). -Bugs were seldom an issue. Not The Valley's fault really. -The community was striving to upgrade all of their services. They repainted the stairs, re-landscaped everything, are creating beach volleyball courts, etc. They even put up a new no-smoking policy for future residents (those still on old leases are not accountable yet). -Very friendly and or quiet neighbors in our case. -THE LOCATION is great. It's 5 minutes from Knapp's Corner and 20 seconds from both Plainfield and Northland Dr.
If you are looking for a spacious place but with a manageable rent, this is definitely the place for you. Pet friendly, Washer/Drier hookups,outdoor pool, in a good neighborhood, and close to everything you could need (stores, theaters, parks and more), just to name a few features that the Valley has to offer. Lots of tree's and a nice ravine grant a feeling of being separate from the city, but with the convenience of living in town. The Office is very helpful, and easy to work with. Overall a great place, no complaints.
I've rented everything from small apartments to larger homes, but this is my first townhouse. I absolutely love the location of this community and the school district is one of the best. You can tell the homes are older, but completely updated on the inside. If I have to change anything, I'd like to have a larger AC unit. The one that is provided is small and has a hard time cooling all parts of the house. The staff in the office is very helpful and on top of any request you may have. I am very pleased (so far) with our overall experience.
