DONT DO IT! Seriously just don’t. It is so expensive and you have to pay electric and gas yourself. In this old place, the insolation is HORRIBLE, and these bills can easily run $200 a month especially in the winter. They offer free Wi-Fi but it’s absolute trash. Calling management about it they’ll just ignore you. Had to call spectrum and they said it was ultimately management who had to call. But eventually they came to “fix it” and it lasted maybe about half hour before it was cutting off again. The wiring is terrible. You can not trust that the lights will actually turn on when you flip the switch. Sometimes I have to smack the bulb or jiggle the switch multiple times. And I cannot trust that my AC will work in the summer. The walls are paper thin and you can practically hear your neighbors having a normal conversation. One of my neighbors is constantly yelling between the hours of like 1-4 am and it would always wake me up. I talked to the people on the other side of them and turns out the both of us have submitted MULTIPLE noise complaints bc it’s bad. And over time, they’ve only gotten louder and louder. Management just told me there was nothing they could do. So if you have issues management has proven they’ll just ignore the problem. Felt like they were saying screw you, figure it out yourself. No matter how much I scrub and scrub at all the surfaces, it seems like there’s always a layer of scum that won’t go away. And the mold and mildew is bad. I’m a pretty clean person, but I just feel dirty living here sometimes because I’m always finding a new place that needs scrubbed. Management does a terrible job at keeping you up to date. With the renovations they’ll randomly kick you out of the car ports under the threat of towing at your expense (even though I pay an extra $50 a month for the car port). And they’ll randomly go in your apartment with little to no warning and no permission. It leaves me feeling like I have very little privacy. Like I had to call the cops once when I came back from a weekend away because I saw my lights on inside my house when I knew I turned everything off. Turned out management had gone in and done a walk through without telling me. Everything is unreliable and faulty and I feel like I have no privacy. At all. Plus it’s SO EXPENSIVE. Just run.
Management is so bad. I’ve lived here for three years and USED to really love it. Then the new management came in. I could give example after example after example of why you shouldn’t move here but I’ll just sum it up. It’s so overpriced and this new management really seems like they dont give a crap. I really am miserable here. 0/10 would not recommend. Seriously, just don’t do it.
I’ve been living here for a while now and the landlords are awful they always mess up your rent charges and their site for paying does not work effectively. They constantly make mistakes and will overcharge you. They also keep terrible record of your payments, previous communications, and lease forms.
How does this even have 4 stars?? This place is literally falling apart despite “renovations”. The new management never gets back to you even though they are always saying they will. Took 3 months to get our bathroom ceiling that was leaking water to get fixed. Don’t even get me started on the potholes. This new company does not care about its tenants. Do not be fooled by the pictures above.
I lived here for a year and didn't have too many serious issues (besides a mouse infestation and multiple repairs that needed done)until there was a change in management. I was already quite annoyed with having to trap 10+ mice in our kitchen in 1 day, but when the management changed, things became unacceptable. The staff started to not inform us when they would enter to do maintenance. For example, one time maintenance came in and took one of our cabinets without informing us at all. Another incidence was when a maintenance crew was working on our roof, they created a hole in our bathroom ceiling and no one patched it until I came home and had to then report it, so we had a hole in our roof for close to 2 days. Also, our internet was horrible; my roommates and I all had to work and go to school online and the internet crashed about every 30 minutes, if it was working at all. When I called to report the issue, I was told to figure it out myself through Spectrum, who then told me it was the apartment's fault, and so we didn't have reliable internet access for over 2 months. There were also multiple car break ins a month or two before we moved out, and the management did little about these calls. Overall, even if the properties are now being renovated, there is not a respect for tenant's privacy or a willingness to solve and prevent serious issues. I would not recommend this place for anyone looking for a place in Kent.
Not only will you need to send your car for repairs by just driving in but the apartments are also trash. The management is not honest with quality and price. They changed an electrical panel in our bathroom at least 4 months ago and never fixed the hole in our wall. There are exposed wires in a bathroom. It's almost comical how badly these apartments are run. If I could give this complex a 0 I would. Also not all utilities are included. You still have to pay for gas and electric, which in apartments as old as these does rack up.
These apartments are falling apart. I have lived here for two years, in two different apartments, both equally awful. Both places have flooded and grown mold. The ceiling looks like it is about to collapse. The ceiling right under the upstairs bathroom is bowing. The floor has soft spots in every room. The balconies are chipping away and rotting. Our last apartment was easy to break into (nice when we forgot our keys, but unsettling nonetheless). The bathtub feels like it's about to fall through the floor. When we turn on the light in the main bathroom, it takes 10 minutes to turn on. It will turn on if you wiggle the light switch around for a few moments. Do not rent this place unless the new management company can prove that they fixed the problems and did not just cover them up.

I lived in their 3 bedroom townhomes at their previously named Whitehall Terrace. Their apartment homes are very spacious and I loved the in unit washer/dryer and that our rent price had everything included besides electric and gas. Then I transferred to a 1 bedroom unit at their ranch style community previously named Hickory Mills. That is a very calm and quiet community and has everything I need. Parking is never an issue for me, as I always seem to have open spots near my apartment. Their communities are under new management as of January 2021 and they have been letting us know about upcoming changes and renovations that in turn will only better the atmosphere here. Their staff have always been helpful to me to the best of their knowledge and I am aware of a learning curve with new employees since the sale of properties.

This apartment complex is the worst you could possibly think of ever moving into. Between unprofessional staff (who have screamed profanity at me more than once), and absurdly high rental rates, it’s horrible that this place is still running. Management is even worse than the staff, and don’t even get me started about maintenance. If you’re willing to spend your money on this place, go find somewhere that deserves your money and will give you what you pay for. “Pet friendly” is the biggest lie you’ll ever hear. Staff will bombard you with lease violations that didn’t even happen, and then treat you worse because you have an animal. Seriously, look anywhere else but here. Save yourself the money and the headache of dealing with some of the WORST human beings you’ll ever meet and have to live near for at least a year. (I’m not saying that lightly.)
It is really nice apartment here. Very close to Kent State, has garage for each unit. Also has a small garden and patio that you can plant by yourself. Nice layout of the floor plan, some of them have fire place on it.
Living room and kitchen are perfect size and the apartment is roomy. Lots of room in the backyard of the apartment and there is a nice community pool. Maintenence is average but so far I love it.
Lived here for two years and enjoyed it for the most part. Nice, spacious townhomes. This is the best place I have lived as far as sound is concerned! Very nice pool, although it can take them well into May to get it open. The rent is a little expensive, especially considering you are on the opposite side of campus to downtown. The only negative here is the PARKING. There is never enough parking from Aug-May. The parking passes they give out will fall out of your window if not taped in, then your car gets towed and they still charge you the $110 to get it back. Management was not helpful at all with parking. Lied to us about what was and was not guest parking, and promised over and over to improve the situation but after two years they still have not! Overall a good experience other than the parking situation.
This is the best place close to campus! Not loud and people know how to live!
