This suburb is home to the main campus of Penn State University, a prestigious university with a park-like atmosphere and historic architecture like Old Main, an expansive landmark campus administrative building dating back to 1930. State College is the ideal city for students, faculty, and staff of the university, as well as professionals and families. This suburb is home to an array of kid-friendly parks like Holmes-Foster Park, Orchard Park, and the Arboretum at Penn State. Property Ratings at The Valley
When I first moved into The Valley, it seemed like a great choice compared to other off-campus housing options. The pricing was reasonable, the location was convenient, and the amenities and events were appealing. The rooms are spacious, and with the Burrowes floor plan, you get large personal bathrooms and walk-in closets. The kitchen is also sizable with plenty of counter space and a decent living area. For the first few months, things were relatively smooth. During major renewal and sign-on months, I didn't encounter many issues. My only concerns were the trash valet service and the maintenance of the hallways, stairs, and elevators. The hallways are always stained, likely from trash juices, and they smell and are thoroughly scuffed. Despite following the rules for trash disposal, we sometimes found our trash skipped, leaving the hallways reeking in the morning. The front desk was unhelpful in addressing this issue. As renewal season ended, more problems began to surface. Parking became my number one issue. I initially believed that the advertised free parking would always be available. While I expected to occasionally park further away, I recently found it impossible to find a single spot anywhere. I often had to park on Toftrees Avenue and walk back to The Valley, then retrieve my car early in the morning for classes. The Valley pushes their overpriced reserved parking spots, which take up nearly half the available spaces, and they don't allow us to use one of the lots after 10 PM. This is frustrating because the lot belongs to The View, another complex owned by the same company, and it remains nearly empty even when all other spots are taken. Parking in a different spot is not an option due to strict towing policies. It's important to note that The Valley incentivizes residents to leave five-star reviews through giveaways, money, and events, so take their online ratings with a grain of salt. The events board in the lobby is also misleading. Many events are canceled or rescheduled without notice, and those that do happen often lack sufficient food and supplies. The events seem more like a marketing ploy for their Instagram. Overall, while The Valley has its positive aspects, there are significant issues that need to be addressed.
The valley wants your money rather than having you have a good life here. I’ve been suffering from noise complaint for seven months from upstairs, and they didn’t do single thing after calling the police and giving them proof that I called and they want me to film the videos of the source of noise when I don’t know when it’s happening, which requires me to handle my phone 24 seven. You just wanna have a good sleep. Sleep is very important for you to live. But if I’m not getting that. How am I supposed to live a good life here. The trash Butler service is pretty nice. However, if they forgot to pick up your trash and find out that we did and put it back into our house before nine they will charge you saying that we didn’t put the trash back into the house like we have to check when it’s their job Management is not nice manager is specially rude and not compassionate. I am paying pretty good amount of money on this property and they haven’t done single good thing for me. Don’t live here unless you have a good luck of having good roommates and a good house and good neighbors. My window is so small that I barely get sunlight and so depressing.
The leasing office is less than satisfactory! Recently my car was towed despite it being on file and registered with my apartment company. Also the printers are always down and its a complicated process just trying to print. This apartment is extremely overpriced for the lackluster living offered. Rent is constantly raised and they are quick to throw in more fees.
love this place so modern and clean and services are amazing
My residence experience so far has been amazing. The Valley did an excellent job at pairing me with roomates that I get along with great! The amenities are awesome, I use the gym every day and I love the sense of community the Valley tries so hard to establish through community games and activities. 10/10 would recommend to anyone in college that is looking for luxury, sophisticated and comfortable living.
The hallways on the third floor are marked up and trashed. There was spilled litter for a week before anyone cleaned it. They scheduled a paint project for my apartment while I was still living in the apartment which was a major inconvenience. Didn't even touch the halls which were worse than my apartment. Trash butler service rules are not followed by all residents and they are not enforced so garbage will be left out in the hallway for days. Two of the rooms in the burrows are smaller than the others and they really give you just enough to space to call it liveable. The desk and desk chair for example are right up against the bed and the layout is really impossible to change. The maintenance team is really nice and responsive, shout out to Scott he's the best. The walls are thin, you could hear everyone and everything. The highway is pretty loud but you get used to it. There isn't enough storage space in the kitchen so I recommend bringing your own shelf for food. The apartment complex allows dogs but they are not allowed in the pool, that is except for one resident who is friends with the management. Not very fair at all. The view pool is nicer and you get to use it and go in their clubhouse which is nicer in my opinion. Lots of hidden fees at move out and threats of fines while living there that don't amount to anything, such as the trash butler service mentioned before and the package pickup. They say you have 3 days but really you have more. Also, you have to do your own recycling or it will go in the trash with the trash butler service.
