Seems like a nice apartment complex when you tour the community and the model unit. However, upon move in there are countless issues and headaches. My apartment (which i did not get to tour because “it was still being worked on up until 2 days before my move in date) was filled with roaches that started coming out the day after I moved in. It took 2 weeks for the complex to put me on the pest control list for treatment, so in the meantime I took measures to try and get rid of the pests. My dishwasher also broke the first week in my new apartment. I put in a request online, and maintenance came by the next day to fix it. Two weeks later, dishwasher breaks. I put in another maintenance request and hear nothing for 3 weeks. I have to go by the actual office and ask why no one has come by for my broken dishwasher, as it’s been 3 weeks since I put the online request in. They say they’ll send someone that afternoon. No one comes by, so I go back to the office the next day to follow up. (No one answers the phones when you call, surprise surprise). They send someone that afternoon who tells me my dishwasher is broken broken and they’ll have to order a new one. it should arrive the following monday. I say that’s fine, Monday comes and goes and no one comes by to install a new dishwasher. I give it a day to two, go back to the office on Thursday the same week to ask where my dishwasher is and what happened to Monday. I’m then informed they’ve accidentally installed the dishwasher into a vacant unit and they are putting in another order for a new one that Thursday. and now it’s the following Thursday, I have heard nothing, called and no answer, received no updates, so I go by the office AGAIN. Of course the door says it’s “open” and it’s locked. so I stand outside and wait until someone finally comes. This person has no idea about the situation, calls the manager and is told that they’ve had more important maintenance requests so my dishwasher isn’t a priority even though it’s been outstanding for a month and a half now. Long story short, gross apartments with roaches, not taken care of, the gates are constantly broken, maintenance does not follow up with requests, the office does not answer calls, and no one seems to care about the residents and problems they need to fix.

The new office manager is very professional and helpful he’s been very pleasant to work with and has given the property a whole new ambience the grounds are much cleaner since he has taken over
I have been a resident at the Vanderbilt since 2017 and the manager have been okay but not the best they didn’t answer your phone call didn’t answer your service request but the new management is making great improvements and changing the community for the best a little pricey but great amenities
During this time it’s very hard to get in touch with them . They don’t want you to come to the lease office they what you to do everything online or over the phone using their automatic system which is not great because they don’t ever call you back . They want you to pay an application and admin fee before even providing pictures or viewing . All they give is floor plan and nobody wants to go by floor plan to move into something they might not like . If you ask for pictures they can not provide any to a specific unit floor plan . Not old or recent

Due to our high occupancy sometimes we aren't able to show the exact unit you will be moving into before the previous resident moves out and the unit can be turned. I recently moved to the apartment and my experience thus far has been great. Tiana the manager was very professional and helpful . She really went above and beyond to ensure that I was pleased with my apartment there was a mix-up with the apartment I thought I was getting and the apartment I actually got but tiana stayed late after hours and made sure she fixed the problem and got me an apartment that was comparable to the one I wanted . That really made me feel good about my decision to move here. All of the staff are really nice including the maintanence men. I would definitely recommend this complex to my friends and family.

A year after moving out of this extremely poor living situation, my wife received a notice in the mail that they are charging her over $1000 to replace the carpet and blinds in the apartment. This is after she was unable to live in the apartment during the last two months of her lease, due to fear for safety after numerous incidents of people looking in her windows at night, followed by a break-in where all of her electronics and several other pieces of sentimental property were stolen. (Note, this $1000 charge includes her monthly "renters insurance" which did not cover any of the property theft). The criminals forcibly broke into the apartment, damaged blinds, soiled carpet, and destroyed the last semblance of security that my 5'2 wife had living on her own. The apartment did not bother attempting to call her or get a forwarding address, they simply sent the notice to her last known address (the apartment she was no longer able to live in) which she obviously did not receive, until it was time to send to collections. Now she has debt collectors calling to harass her at work over charges due to ***damages that were incurred while her apartment was being robbed at this extremely dangerous apartment complex.*** Due to losing two months of rent being unable to live in this incredibly unsafe complex, as well as these retroactive charges they are levying due to criminal damage perpetrated by one of the many charming people they allow to hang out and sell drugs in the parking lot at night, we are out over $3000 to this complex. In summary, my experience with this apartment complex was the worst I have had in ten years of renting in Houston. Do yourself a favor and stay far, far, FAR away from this complex. You can find a Walmart to live behind that will offer you better service and security than this complex.

Moved in May. Location is great, especially access to I-45. Took them a while to get the pool open, and parking is tough for visitors. Love my porch and the security gate.

The management here does not care one bit about the quality of life. There is no fitness center no business center or spa that they advertise. Which by the way is false advertising. The pool is never opens. I feel really bad for any children living here. The only thing for them to do is swim and the pool is closed most of the time. The pool has been closed now for the whole month of July 7/20 /2016. The fences around the patios are falling down. When you go to the office to ask about the issues they just give you the run around. I do not recommend this place to anyone.

The amenities they list on this website and the ones that are present in the apartments do not line up.They do not have a game room or business area or anything close to a spa just a small pool with nonfunctional jets.the last few years there have been sewage problems and they allowed sewage to spew on to the streets contaminating the area around are building. The management is very poor and do not assist to resident needs or wants.Worst apartment complex ever!!!!

Extremely over priced, no visitors parking after 10 which means if u are young dont move here, ant infested, trash is never picked up on time, appliances in apts do not match. Worst than the greenspoint apts.

The Vanderbilt has had its ups and it's down for me. More ups than downs currently keep me as a resident. I have been at the Vanderbilt for 3 months my apartment is the perfect size for a transplant to Houston. One bedroom with a spacious walk in closet and decent sized bathroom. The parking issues is a bit skeptical with no guest parking but no real off the street parking. I currently don't own a car so it is convenient that the Vanderbilt is within walking distance of the park and ride making it that much easier to get to and from work in the medical center. If you do drive and want to potentially avoid some of the Houston Traffic - Kuykendahl has a direct enterance ramp for the HOV Lane. A few concerns I have are it features 2 pools but only one has been open all season and it isn't maintained as well as it could be so I have yet to use it. When apartment hunting they seem to only have the 2 bedroom to show so I was never able to see my unit before hand. The office itself is beautiful if they had a better structure to maintain resident request. With over 40 builds on the property I'm sure it can be hectic but the other property round with income restrictions make you want to quit you career and get a quick job. But like I said starting off you get what you pay for and at $590 base the Vanderbilt has me as a resident until at least July 2016
This particular apartment complex has changed management companies about 4 times since I have lived here. The initial company was actually relatively good. They kept up on maintenance requests, generally tried to provide pre-emptive maintenance where possible, and took resident suggestions for consideration. This latest company (No idea who they are since I haven't even been able to speak with the property manager, I get met with "Well we can do that.") has enforced towing rules that place the residents at the mercy of the towing company. They have overnight security, or they say they do. I haven't seen any security walking the complex in at least a year. The gates in/out of the complex are consistently broken every 2-4 weeks, and as stated in some of the other reviews, crime has become a problem in the last year or so. Years ago I would refer friends to live here. Now I'll be terminating my stay here as soon as possible and finding a rental company who knows how to treat their residents.

The Vanderbuilt Apartment was established in 1983, and the plumbing proves it. Whether it's the leaking pipes in the bathroom, or the occasional sweage burst; hopefully you don't need to wade through it. Make sure you have the new parking permit, and if you don't have it make sure you get it in writing that you're in the process of receiving a permit. Either way, it'll end up towed. The washers don't drain all the way, and the dryers will eat your quarters. The crime rate is skyrocketing in the last 6 months (on the property) including arm robbery. The management does nothing but send out notifications. The rent is going up, while nothing is being down. The gym has been down since New Year's Day, and there is trash everywhere. Number one thing to do - don't move here.

All vehicles are required to have parking stickers. I had an overnight visitor and their car was towed before 9am. I will be moving soon!
