Property Ratings at The Vanguard of Polaris
I’ve been a resident here for the past 13 months and my family and I have really been enjoying our time here. Our apartment is beautiful, Maintenace request have been completed quickly. Not to mention we are loving the new playground and the large pool! I have referred one of my friends who are also loving it here!
I have an 18 month lease and in three months here are my problems. -Front and back door wontclose properly allowing my dog to get out. -AC Doesnt work and will cost you a fortune $170/mo. -Gas leak requiring my hot water shut off. -Management will not call you back even if you visit them about your problems in the office. -Walls are paper thin, you can hear people walking on carpet in the units next to you. Also as they scream at one another, you hear it all. - When they "renovated" that consisted of them speed painting and so i have pain on my windows, floors, bathroom mirrors. SERIOUSLY DO NOT MAKE MY MISTAKE, THIS PLACE IS AWFUL. Nick in 1438!
I moved in June and have had nothing but issues. This place looked more promising than my last place because i was newly renovated and the company seemed nice. I am currently going on 2 months without heat in my apartment, my garage door doesnt work, and my sink fell in and is being "fixed" with a 2×4 holding it up. They have said they will not fix it and that we can't get out of our lease. Do not rent at this place!
To list a few things off we had dishwasher broke for 2 months before a new one came , the neighborhood parking is a HUGE issue, and the upstairs is so so so hot during the summer it’s like a sauna.

Hello, We are so sorry you experienced this issue with your dishwasher. Unfortunately this was during a major covid time where all supplies from all suppliers were delayed no matter if we expedited shipping or not. This happened with any product we ordered no matter what supplier we used. We're glad we were finally able to get the dishwasher delivered and immediately installed. During the summer time, you are able to close off certain vents in the home downstairs to receive more cool air upstairs. That way the entire apartment is able to maintain a cool temperature.
We moved in May 2018 and moved out June 4th 2019. PAY ATTENTION TO THE HORRIBLE REVIEWS PEOPLE BECAUSE WE DIDN'T AND WE GOT SCREWED! They NEVER take care of their tenants. Carmen doesn't give a crap about the tenants and never took care of anything. You are supposed to get a months notice (before the 60 day notice you need to give them if you are moving) if rent is going up if you want to renew the lease... they gave us two weeks notice before the 60 days. When we came to look there were horrible reviews online and we thought, that with the change in management it would be different. It was not. We were greeted with broken promises, fixing the nasty sand volleyball pit, putting fire pits by the pool, getting our hopes up! When we moved in, our apartment was less than perfect, there were ant infestations, the screens had holes in them, the floors were scratched up from moving in the appliances, the tub was falling apart, and the toilet needed new parts to it. The apartment was not cleaned at all. I had to clean it the day we moved in because it still had wood dust. dirt and bugs everywhere. That’s just to name a few issues. There was a broken down car in front of our house for 3 months. It was supposed to get towed weeks before it did. I had to complain over 3 times before anything was done, and I had to complain multiple times in person and in email because people were putting their trash by the blue dumpsters. For months I had to look at couches that smelled because of the rain and no one did anything about it for weeks at a time. We paid 100 deposit and we only lived there 6 DAYS for the water bill and they charged us 65$ for water... for 6 days.... HOW! They couldn't even give me a reason when I called today how my water bill went from 45$ normally to 65$. Please if you read the reviews.. take it seriously because this place was the worst and we wish we would have taken the reviews seriously.
Move here at your own risk. The only good thing is maintenance is okay about responding and fixing things, and even some of those guys aren’t great. We had high hopes for this place after seeing the model. What a bait-n-switch. The unit we actually moved into (in the time we have been here) has had: A broken screen door Broken blinds Wall cracks that have gotten larger (that they just paint over) Seeing our granite get stained because they didn’t seal it A broken hot water heater-they did replace it, but the fact that broke...not good. WATER LEAK
We are pleased with this community. It is nice to be in a quiet setting but within close proximity to work and shopping. It is also within the Worthington School district which was ideal for us.
Just relocated here recently from out of town and the staff has been nothing but incredibly helpful in making this a smooth move for us. They were great at communicating with me throughout the process and showed me what was coming available for my timeframe. We just recently moved in and have been nothing but happy with our new townhome! We went to a few other locations that were similar but were really impressed by the renovations done here and the specials. The entire experience helped set our decision in stone and we're both very satisfied. Any maintenance issue that has been reported has been handled in a timely manner and the staff is always there to help! We're excited to be residents here and can't thank the staff enough for making it so easy for us!
Stop! If you are reading this and thinking about renting here, take this as your sign that you should keep looking. If you need reasons, I understand. If you can just accept the word of a stranger, I hear that the place across the street have the same layout, cost significantly less and can personally say the people work at the front office function like humans and not heartless beasts. Reasons to keep looking... 1. This is the most important, so I will start with this. The front office staff is beyond rude! In an attempt to keep this some what civil, the only word I can use is rude. I walked out of the office in tears because they were so unprofessional and I felt so disrespected. They are very cold and I watched the office staff change from rude and disrespectful to smiling and kind to someone walking in as a potential resident. Once you sign the contract, the other side comes out. 2. If you are looking to rent here now you are lucky enough to have missed the 8 months without a pool or “clubhouse.” Although they excitedly told us about the plans to update, they never mentioned that they would choose to close the pool area (even though they didn’t make any upgrades to the pool) for the entire summer. But, you won’t have to worry about that. Unless of course they decide to actually upgrade the pool next summer. Nothing like being promised amenities and never seeing them. 2. The “clubhouse” they upgraded can only be accessed from 9 am until 6 pm (if they actually choose to stay until 6) on Monday- Saturday. So, if you are a normal person, who works a normal job, during normal work hours you will never be able to use any of these “amenities.” Which, include a pool table, empty fridge, coffee machine and glass windows. 3. The building are still the same. As I watched the apartments around mine get upgrades I watched as they painted over cracks in the walls and ceiling, placed new floors over a cracked foundation and put new bathtubs and cabinets over moldy walls. So although they may “look nice” on the outside they still have to problems on the inside. I have a huge list on specific things that have happened since this company took over if you would like to hear them I would be happy to share. I know all apartment places have their problems but if I can save one person from having to deal with these people, this post was worth it.
