Living up to its name, Grandview Hills offers spectacular views of the surrounding hills and Lake Travis. Filled with million-dollar mansions and wide-open spaces, rentals here tend to be slightly higher priced than those in other Austin neighborhoods, but the proximity to the lake makes the location unbeatable. Commuters can reach Downtown Austin, located 15 miles to the southeast, in about half an hour.
The northern part of Grandview Hills is undeveloped and forested. Homes and apartments are located to the south and southeast, mostly along 620 and close to Concordia University Texas. This is also where you’ll find a shopping area, the Trails at 620. This plaza offers restaurants, shops, and the Moviehouse & Eatery. Property grounds and exteriors not well maintained. Maintenance is slow to respond. Things that are incorrect with billing are extremely difficult to get corrected. The front office hands always seem to be tied and also slow to respond. Packages all go to the post office on Jollyville and get returned to sender after a few days. It’s all very frustrating.

The move in process was pretty smooth, however my apartment was not move-in ready. And it took maintenance a month and a half to come and fix everything that should’ve been taken care of before I moved in. The day I got my keys, the lights wouldn’t come on. Upon the maintenance crew coming to fix that, they noticed a list of things in the apartment that needed to be fixed one being the stove that did not work. They told me they’d come back the next morning and fix everything before I moved in all my things. When I came back the next day to move in all my furniture, nothing had been fixed. I had to go to the leasing office multiple times to request maintenance to come fix my stove, which was one of 5 things they still had to fix. I was told that was a low priority and it took them a month and a half to come and fix it. It was a very big inconvenience having to eat fast food for a month and a half because they neglected to have the apartment move-in ready. Great property though! Love it!

Parker in the office was very accommodating and went above and beyond. Seems that the maintenance team isn't as onto of things. I asked for a few things to be addressed before move in and none of them were done. They are making accommodations now but, I wished it had been done before move in like asked.

I’ve been at The Verandah almost 2 years. It has been difficult getting to know the office staff because it changes as quick as musical chairs. For the majority of 2 years, the gate into the community has been broken leaving the. Immunity less secure. We’ve had garage break ins, vehicles stolen off the lot and vehicles with smashed windows and stolen articles. The pools stay green more than they are clear for swimming. The entire community needs a fresh coat of paint and cleanup. My mail has been stolen from the box.

Work ordered take a long time. Other than that it's amazing here. Spacious floor plans and a really nice gym I use almost everyday. Leasing office throws lil events too!

The people here are so reliable and easy to work with. My move in process was so smooth and this area is truly comfortable and peaceful. It is a safe area where everyone is friendly and it’s even quiet here. I don’t have to worry about noise or being disturbed. Best apartment I could have gotten!

Living experience is good. Maintenance could have been better. I cannot access the 2nd pool area using my key fob. Such a bad experience. Parking enforcement should be better. Some people park their trucks way out of their designated parking spot.

I have been living at this apartment complex for a few months now and overall, it's been a decent experience. The location is convenient and the grounds are well-maintained. The amenities offered are nice, especially the pool and gym. However, there have been some issues that have been a bit frustrating. The noise level can be quite high at times, especially on weekends. I have also had some maintenance issues that took longer to be addressed than I would have liked. Overall, I would say it's an average place to live. It's not perfect, but it's also not terrible. If you're looking for a decent, somewhat affordable option, this could be a good fit for you.

Overall The Verandah is a great place to live. It’s quiet and there are lots of places for my dog to run around. I enjoy the amenities we have, and the people in the community. The only con is the communication with the office (as expected with how big of a complex this is). The turn around time for responses can be better, but going into the office typically helps speed things along.

There have been improvements but there are also still a lot of things that just seem to be getting neglected. This is a large community and they only have a few maintenance people who handle work orders which means everything takes forever to get taken care of. The main pool has been out of commission for almost 2 months now, dog stations aren't stocked because "the key is missing" according to the porter, and every apartment is charged $12 for a delivery service because the office refuses to accept packages for residents. The delivery service is called Fetch and it doesn't matter if you use the service or not, you pay $12 a month no matter what and they are horrible! I have had several packages go missing and the customer service is horrible trying to get it taken care of.

I have lived here for about a month. I applied a month in advance, they started processing my application about two weeks prior to move-in. They were very communicative during the move-in process and helpful with making local recommendations for adventuring. The complex itself Is really quiet. I almost wonder where everybody is lol. The complex is more remote, taking on average 15 to 30 minutes to get to major destinations or downtown. So if you’re looking for some thing that’s close enough to the big city but far enough away to have the quiet filled nature experience, this is the place.

Moved in and had no power for two days. Keys given to us on Monday 6/10 still do no work to unlock our door on 6/14. No response from leasing office.
It’s very quiet because of where my apartment is located. But they put some fees in your account where you have absolutely no idea where they came from, called three times, went there once. I’m about to go back to talk about the latest fee they charged me. They are yet to tell me why they’re charging me. I’m waiting for them to come fix my window, not happening. I’m waiting for them to come and fix my toilet, not happening. Just little things here and there that makes me very uncomfortable. The people that used to own this place, used to take care of us way better.
I love living here. The builders really thought about resident quality of life with spacious interiors and beautiful exteriors. Five years so far with no plans to leave. The maintenance crew is awesome too!
Application process is ridiculously frustrating. Updater program required repetitive submission of documents. Kept receiving notification to submit documents although office confirmed documents received. At time of lease signing an additional $40 was required to use credit card. Program was having a hiccup and bank or debit would not be accepted.
I really enjoy living at The Verandah! It is very spacious and surrounded by so many things to do. Great rates and amenities as well. Parker helped us find the perfect home for the time being :)

Tatiana and Idna are the best! The pool looks super nice and I can’t wait to try out the gym. Maintenance has been quick and efficient and the man was very nice.

It is a nice place to live. The views are great and the units themselves are very roomy. It’s a great value for the price as well. This is the first apartment we’ve re-leased because we enjoy living here so much. I will say that the office can be extremely difficult to communicate with & get answers from. Many emails go unanswered & they seem to have no sense of urgency for anything. Is it property management or the office themselves, who knows. There are a handful of things on the property that need tending to as well, but nowhere is perfect. I will say that I still recommend living here as it’s very quiet & doesn’t seem to have attracted the “party crowd” which is awesome. Everyone in the community is friendly & helpful.

Why is it poor? …. Good Question! I have a list of things, situations and problems with this place.. nearly 2 months without a working dryer! And had 6 months without a working refrigerator! Living with a family 5! Cheap management who won’t fix, communicate or help ease any issues you have ever or in a timely manner! All they think about is the $$$$ for the rent ! Its defiantly no luxury! Mouse droppings, Cracks, holes and headaches!!! Minus stars zero! Don't waste your money and peace!

Beautiful area, horrible management! I have lived here for 1 month Staff Has been eager to take my money and move me into a space that was not ready for move in. They have done absolutely nothing to take care of the pre-existing maintenance issues, 1 of which has affected my health and quality of life. Staff will greet you with smiles and act like they are addressing your concerns while doing absolutely nothing as soon as you turn your back. They have you pay for a mailing/delivery service that is in no way necessary. After my lease was signed, I opted to rent a detached garage, without clear expectations of rental agreement whether it be month-to-month or full term of lease. So I now paid for a full month and no longer need the garage but they are telling me I have to keep it for the full term of my lease. I will have to say this Property is a big disappointment And now I’m stuck for a year. With a view of trash in a tree from an upstairs neighbor, instead of a beautiful canyon view.

I've lived here eight years and until recently it's been a ten star experience. An upstairs neighbor keeps their dog on the their verandah directly above mine all the hours they're away every weekday and they're gone a lot on weekends, during which time that dog barks at every leaf that shivers, frequently causing a dog barking frenzy. It's like living inside a dog pound. Otherwise, living here is blissful.

Maintenance leaves a lot to be desired. Can't use bathroom sink because of the major leak. We now have the flu and wash in the kitchen sink. I am going to start using the sink, but not responsible for water damages. 3 request have been made to the office just for the bathroom sink. The bathroom sink is one of about 5-8 issues in the apartment.

It's a beautiful property and really nice community! It did take a while for our applications to be approved and for them to communicate to us about moving in. Our leasing agent Idna was incredible to us though and we were so happy to have her help. Now we are moved in and the apartment is amazing. The only thing is that we put in a work order about a week ago with so response yet. I think for 5 stars they could work on faster communication. Although I know they are short staffed so I understand.

The Residents are great! And the management team that I have met are really nice. However, The dog poop bins are overflowing and there are no bags in MANY of them. There is trash being thrown over the fence by residents Bldg 20and no one will clean in up. All it would take is a ladder. The pool was often green last summer and unable to use it. There are fixtures and parts from air conditioners, lights, and electrical being left out along sidewalk.
