Regarded as a vibrant college town with a small-town atmosphere, Grand Forks sits in the Red River Valley, sharing its eastern border with the North Dakota-Minnesota state line. Grand Forks is home to the University of North Dakota, the largest college campus in the state, as well as an Air Force Base. As a result, many residents enjoy easy commutes in North Dakota’s third-largest city.
In addition to the many restaurants, cafes, shops, and bars of its thriving downtown area, Grand Forks also offers a laidback pace in its many idyllic neighborhoods. Residents bask in the outdoors at Grand Forks’ many scenic parks and on the lush Greenway Trail that runs along the Red River.
Grand Forks also contains the state’s largest indoor waterpark, Splasher’s of the South Seas, touting a variety of slides, activity pools, a lazy river, kiddies play area, and a hot tub for adults.

Has great customer service. When talking at the desk. Very friendly people. The amenities are great. Only for this summer the pool was down, but it happens. Everyone’s super friendly to talk to. Even if I try not to talk very often
For the past two years that I’ve been here I can honestly say I really enjoy my apartment my roommates are chill. The front office staff comes off very nice always like they have cool events a lot Maria and the staff has been really helpful so far I recently transferred to an elite apartment and she made the process very easy for me so good so far
Do not live here. Run by a corporate machine looking to maximize profits with no interest in or accommodation for residents. Slow to fix heat in the winter during freezing temperatures. Customer unfriendly policies when renewing and moving units. They actually charge extra when you move units and give you 24 hours to move, on a day of their choosing within a 9 day window with zero lead time. You are notified on the day that you're required to move. You're at the mercy of their schedule with no accommodation for circumstances.
Snow removal (or lack thereof) is awful! Still waiting two weeks for snow removal, sidewalks and steps are deep and covered. I have never seen such a mess or lack of accessibility to apartments due to snow!
The management is extremely rude and will hang up on you for trying to come to a resolution on any sort of issue. They jacked up the rent and added many fees during the COVID pandemic. Walls are extremely thin, and the buildings are made with the lowest build quality I have ever seen. If they are willing to treat their best tenants poorly, I can't imagine how they treat others.
This apartment complex is literally the worst apartment complex to live in. Rent is overpriced and the people answering the phones don't care about residents. They care more about their amenities than their residents. Multiple times I have called and been given the incorrect information by staff. I have had my heating/cooling fixed more than three times in the past year, and somehow it keeps breaking again. When I called to tell them that my air conditioning wasn't working while it was 97 degrees outside, the person on the phone tried to tell me that I froze the unit by attempting to have my apartment at 70 degrees. I am so utterly disappointed and disgusted with this apartment complex, I would rather be homeless than spend another 12 months here.

Worst place to live. The price is way too expensive for what you are actually getting. Reasons not to live at the verge, expensive, poor management, walls are so thin you can hear the crunch of the snow, dirty prior to move in (pee on the toilet seat), etc... They will tell you to sign your lease before the add on the community and other fees when in reality they want people to sign because nobody likes them. They want to act like there are so many amenities when they are not really good. Furniture is so cheaply made, tanning beds I guarantee were never cleaned, snow removal is the worst, I just really recommend finding a better place to live. I regret signing my lease and would again not recommend to anyone.
It started out pretty poorly with bad management and being built to quickly. As the year has gone on they have brought in better management that is trying to fix all of the problems. It's becoming a great place for college students to live. There are many amenities like the pool, weight room, tanning beds, basketball court, volleyball court, tavern, bonfire area with grills, and in the winter a hockey rink.
