About The Verge
The Verge Orlando is an off-campus student housing community, located less than one mile from the University of Central Florida. Our community is complete with a plethora of on-site amenities and offers fully furnished studio, two, three, and four-bedroom apartment homes. Residents will enjoy access to ample outdoor amenities and the UCF shuttle for easy transportation to campus! I would rate this place 0 stars if I could. I wouldn’t recommend it to anyone. Some people in the office are kind but overall awful management. Nobody ever answers their phones or email. But they spam you with calls and emails when they need something from you. My car was towed because nobody ever gave me a parking decal and now I am still waiting to get reimbursed for that if it even happens. I signed my lease on my way from VA to FL because I couldn’t get a hold of anyone to send it to me. Work orders aren’t guaranteed to get done. They told me I HAD to renew because of a FL law which was a lie and then called me every day until I told them I wasn’t going to renew and to stop bugging me. Would just make up dates about when I “had” to resign by. Every person on the phone would say something different. So unprofessional and ridiculous.

The apartment was disgusting when I moved in last fall. I spent the first four hours of that day cleaning the apartment before I could even begin to unpack my belongings. There were broken appliances, door handles missing, holes in walls, cracks in the foundation, broken windows, and more. Maintenance is horrible and will take weeks, if not months, IF NEVER to fix what’s broken. Pray you’re in the main development, not the second one, because that “protective” gate around the community hasn’t been closed since I moved in a year ago. Definitely bring some empty buckets with you because the living room floods every time it rains. Pieces of the ceiling fell down as well during the hurricane last fall, but The Verge made sure to do nothing to help that situation! Also, the roaches are MASSIVE, but Walmart has a good 2 for 1 deal on Raid (I recommend stocking up). In addition, be prepared to have people walk into your apartment at least once a month without your say. Whether it’s office employees, inspectors, or managers, you will be sure to get no privacy or respect here! It is incredibly scary and degrading, and the office will take nothing you say seriously, no matter how dire the situation is. I pray you have no issues with your roommate because when I expressed concern for my very safety with my roommate’s boyfriend who lived rent-free with us for an entire year, absolutely nothing was done. Overall, if you are living in these tiny, overpriced, cheaply built apartments… well… good luck, Charlie. (P.S. I am writing this on my phone with cellular data, not WiFi, because the WiFi never works. Best of luck!)

They show you an apartment that looks fine but their actual apartments are very old and filthy, bathrooms are beaten up in desperate need of repair. The move in day was a disaster, we found the apartment littered with garbage and had roaches. Washer and dryer broke and management was very unresponsive. We had to clean it ourselves. We asked for replacement of burnt light bulbs and ended up buying them ourselves after 3 weeks of waiting because maintenance never showed up. When sign the lease they tell you they help you with sublease for the summer if needed but then at the time you request a summer sublease they asked for it to be a minimum of 4 months, when the summer is only 3 months!!

This apartment charged me when I moved out. That’s fine. However, after I paid it almost 3 months ago (and I have the receipt and a string of emails) they sent the balance to collection???? So now I have to dispute this because it was already paid for and I have proof. I don’t know if it’s incompetence or an attempt to scam residents. Regardless, this is sketchy. I intend to call management and if need be the parent company because someone is really just failing at their job.

Horrible place. The first month my daughter stayed there they had plumbing issues so they were unable to cook or run the dishwasher. They had black stuff in their air conditioner. When she moved out they sent us a $367 hidden fee even though she had to patch up holes in the walls when she moved it. Don’t rent there.

Bait and switch the Model room was nice and clean with minimal furniture to make it look spacious The 2/2 unit was FILTHY! The return air grill was filthy and the filter needed to be replaced 2 months ago THAT DRIVES UP THE ELECTRIC BILL FOR THE TENANTS BUGS! EVERYWHERE

Honestly, just don't. The place has a terrible problem with roaches, my AC broke in the middle of summer several times, and a bunch of other small little things. Moved in with a cracked window that they acknowledged was broken before I got there that they never bothered to fix. Oh and if you're late on rent or a pet fee, they will enter your apartment to leave a note in your room which I think is extremely invasive and borderline illegal. Yes, they send out a statement to everyone saying they will enter your apartment if you're late, but I don't know how well that'll hold up in court. There was an instance where my pet fee bounced and they entered my apartment the next day and placed a notice on my bed. This was definitely illegal because it was in the middle of the month and I was not notified. Another thing, if you live in phase 2 by the basketball courts, good luck sleeping. People will play basketball (a lot of them don't even live there) at ungodly hours of the night. Maybe if they actually fixed the gate (when I lived there it was practically left open all the time from August 2020 to June 2021), people wouldn't be getting in. In fall 2019, they left the gate open and someone went in and vandalized several people's cars including mine (they dented my door and busted my mirror and mine my car was one of the ones that was better off). Finally, when you move out, they will charge you for EVERYTHING. Including something as little as having lint in your dryer lint trap which takes all of 5 seconds to remove. Just do yourself a favor and find somewhere else. Also management, please don't bother replying either a generic "we're sorry you had this experience..." I am not the only tenant with these issues, so before you say that this is not the experience you want your tenants to have, it is exactly the experience they have. Save your efforts in replying towards improving your complex.

I moved in August 20. At first I had no problem. My only issue was maintenance having access to my space and not notifying me or my roommates the time and date they were arriving. They overcharge you on utilities with a service called SimpleBills. They’ve admitted to my roommate that the app is new and have problems. Why use it if there’s issues with it? The convince fee is $26, wayyyy too much and I end up paying a little more in rent. Avoid this and send an e check instead. Noisy neighbors, I live in front of the basketball court and all they do is yell and scream at 2 AM, I can’t sleep most nights because of it. Amenities are nice but the wifi sucks since they implemented this security company or something, I have to go somewhere else to do my school work. AVIOD THE VERGE! You’re better off spending your money else where.

I lived at the Verge last year and I loved the tour before we moved in. Upon moving in were happy aside from things like not renovated rooms that we were promised and not the cleanest environment. About 2 weeks after moving in, I noticed ants in my room, which was weird considering that I did not have food in my room. I requested maintenance twice, but no one ever came to look at the situation. It came to a point when I came home after work to find ants all over my clothes, closet, and hurricane supplies (before Irma) and I angrily emailed the manager to get an exterminator (it was not just “ew, a bug” it was an uncontrollable problem of hundreds of ants). He emailed me back within half an hour and came to the apartment that night to kill the ants, got an exterminator the next day and I never saw an ant again. It should not have taken 3 requests and an angry email to get a problem that was under the carpet of my room and not my fault fixed, but I let it go because it was fixed. After that, I had no problems with the Verge itself until I moved out in July and heard nothing from them for about 3 weeks. All of the sudden, they charged me $15 to clean my mattress. I thought this was odd considering I also had a 3” mattress pad and mattress protector on at all times and Clorox wiped the bed before leaving.I emailed them back and got no response for weeks, then emailed the manager and got nothing. They responded to all complaints and said that if you call the office, they will not answer your complaints regarding balances and they were assigning Community Assistants to handle each case. About a week later, I get an email from my assigned CA with a picture of a very dirty mattress and a clipboard that reads my apartment number as proof that this is why they charged me. However, the carpet in the picture was renovated and mine was old, so the picture was entirely fabricated or they caused the dirtiness of my mattress and charged me. Either way, I contested the charge and have still not gotten a response. About a month after that, I got an email that said they were sending my account to the debt collector since I did not pay the balance. I paid the $15 because I did not want this to affect my credit, but the service fee was $16 for a total of $31 even though they had said in an email that no one would be sent to a debt collection agency until there was a final balance email from a CA, which I never received. I would encourage everyone to look elsewhere for housing,
Disgusting place. When I moved in there was a cockroach infestation. Horrible management and service. Dusty AC vents. Always construction.

Working with management right now over an open dispute.. it's all "we're sorry about that, so sorry", not sorry enough to do anything about it. These people are so unreliable and don't know how to put themselves in the shoes of residents. One girl who lived here didn't even have a working bathroom for two days. Unsafe conditions were left during the renovations. AWFUL, don't live here.

The leasing management here sucks and will give you conflicting information then what's on your online account with them. I ended up not getting my apartment because they gave it away and ended up losing my $99 Application Fee.

This apartment is great if you're a broke college student happy to be living anywhere with reliable plumming and electricity as well as an added bonus of free shuttles to campus. The day I moved into my apartment building, there were several holes in the walls, the oven did not work, and the shower did not drain. We got all those things fixed within four days (which is the average amount of time that repairs take, even for toilets) but the shower, toilet, and dryer continue to malfunction regularly. Office staff is generally friendly but condescending and occasionally helpful, they misinform residents more often than not. One time they called us on a Tuesday at 5:00 at night and told us that they were going to replace the carpet in my apartment (which I share with three other girls) on that upcoming Thursday. We explained to them that one of us had been planning on going out of town, two of us had shifts at work that they had not been given enough time to get out of, and I had an exam that day. They told us that we should be comfortable letting the people from the carpet company come into our bedrooms and moving our belongings when we weren't at home because there would be a member of the office staff present when they did so, that they wouldn't be able to give us a specific time frame during that day that they would be in our home, and also that we did not have the option to reschedule our recarpeting because the schedule was "out of their control". It took us several hours to get a manager to speak to us. The manager was very friendly and helpful and told us to figure out a date for us and then call him back. When we called, the office staff blatantly denied us access to the manager and told us that we could only pick a week, not a day. When the carpet people were in the apartment they tried to make us leave the premises. I left for an hour out of the three hours that they were there because I had a class, and I returned, the apartment staff member who I was assured would be supervising the carpet cleaners and making sure that none of our belongings were mishandled or stolen was sitting in a corner doing homework. With her headphones in. Swimming pool is nice. Clubhouse has some games and a nice gym. There's a computer lab that's good for typing up and printing out documents and not much else, there is no functioning internet in there at all. Movie room has a perpetually broken DVD player and projector.

Our air was out for a month - remind u that we are in Hot FL! They didn't do anything about it but overall I like it it's nice for a student house even thought I'm planning on moving next door ??
