Property Ratings at The Veridian
The more recent previous reviews have it - this place used to be good, but is quickly going downhill. Poor and untrustworthy management, hit-or-miss maintenance, unreliable elevators, and a concerning amount of safety problems - trespassers getting unauthorized access to the building via the lobbies (especially the East Tower - which has no concierge), a lack of security at night, car theft in the garage in between the two towers of the complex, packages & groceries being stolen... I could go on, but for what you'll pay in rent here, you can do better elsewhere.
For the prices you'll pay here, you could live in an actual luxury apartment, which is what I recommend. I've lived here for 4 years, and it was comfortable when I moved in, but at this point it's falling apart. They raised my rent almost $200 last year and want to raise it another $100 for 2024. Meanwhile, there are people trying to break into apartments, cars getting broken into, and tires getting stolen on the regular. The "gated" portion of the garage is a joke, as the gate is almost always broken. We have a "package room" which is just an unsupervised mess of packages that consistently get stolen. This December, the fire alarm has been going off in a series of weekly false alarms, but no one notifies residents if the alarms are real or not--even after the fact. Unhoused people sleep in the hallways. Gnats or black flies live in the gunk in the drains, and the drains clog monthly, so I spend a lot of money on Draino. I would even put up with all of this if the apartment were reasonably priced. But at these rates (don't forget to factor in a 5-11% rent increase every year), I strongly recommend you look elsewhere.
This building is horrible. Maintenance is not responsive. The rent hikes are obscene. It is overpriced for the area. I consider breaking my lease every week. I can't wait to move out.
This place will do anything possible to bleed you of money while never fixing their own problems. They tried raising our rent $200+ if we wanted to resign, then when we moved out they refused to give security deposit back and even charged us for the most petty things ever. Literally cited as “some dust on the top of the fridge” and small stain on the door of the microwave”. Like it’s enough to lose full security deposit and get charged for. Meanwhile people’s cars in the garage get broken into every other day and the gym equipment never works but they don’t do anything about it. Avoid this place!!
Water intrusion causes black mold. They charge you while you live in a hotel. BLACK MOLD UNDER MY BED FOR MONTHS
This place is by far the worst business I have ever had to deal with, period. I counted down the days until I could move out from the month I moved in. From the very first week of living there was nothing but problems. The revolving door of leasing staff (we had 4 different leasing agents while there) and property manager are beyond useless. My biggest complaint is the disaster that is the parking garage. Parking is incredibly over priced and there is no security. Garage is open for public parking so expect to see abandoned vehicles, people living in cars, erratic driving, and strangers lurking around at all hours. There is a “gate” on the 3rd floor, but it’s a rare occasion it’s actually closed. The building itself also has little security, with doors and locks being broken all over the place. The 5th floor entrance to the garage has been broken for the last year (staff is “well aware” and is “taking care of it”) and lobby key fob locks are also busted, so expect to see homeless people in the lobby. I let management know about some of the broken things in February and upon move out in October, nothing had been fixed. The elevators inspection certificates are all over a year expired (don’t worry, they’re also “in the process of repairing it”). Amenities are nice in theory, but the gym is very small and broken up into 2 areas on separate parts of the building and treadmills are always broken. Pool is very small and usually swarming with people who don’t actually live there, but there is no one monitoring the pool area to stop that. Units themselves are pretty basic, laid out weird, and cost wayyyy more than they should. When receiving the renewal offer for my unit, the rent went up 6% from what we were paying. I have never had an issue with anywhere I have lived, so I know it’s not me that’s the problem. My advice to you is go to any of these other newer buildings in downtown silver spring and avoid the Veridian at all costs.
The Veridian Apartments in downtown Silver Spring is a disastrously mismanaged business that puts on a facade of luxury. The apartments give the first appearance of newly renovated luxurious apartments, but the details are lacking. Our bathroom door at one point fell off the hinges, the fifth floor door to the garage never locked for the duration of our lease, and good luck finding a fully functional treadmill in the downstairs half of the gym (gym is split between first and fifteenth floor). This sinking ship is complete with rude and unhelpful staff. Problems are met with retribution rather than empathy. Our first few months we were charged our gas bill through Washington gas and the Veridian, who told us we had to resolve the issue. A call to Equity apartments was met with multiple entries into our apartment with 48 hours or less of notice for “extermination” “random county inspections” “annual maintenance (at least 4 times)” and treatment for calling out the mistake of the Veridian staff. We also heard a story of one tenant that lived in the apartment with their dog for six months until they had a run in with the staff. Later that month they were informed their dog was part of a breed restriction and had to leave or get rid of the dog. Parking is itself an issue. The garage is over priced and dangerous. Multiple breaking and a lack of cameras made the garage feel even more terrifying. An abandoned car sits on the third floor with crude drawings etched in the dust, and a man that lives in his car is regularly seen asleep in his vehicle. If you are moving to the area, don’t fall for the trap that is the Veridian Apartments. P.s. in 2012 someone was murdered there. Look it up! They won’t tell you!
Originally I enjoyed living at the Veridian, but as time has gone on I've been seeing the same issues pop-up: - The parking garage is absolutely terrible. In the time I have lived there, there have been multiple car break-ins, to the point that the management has emailed people about it and just sends the same standard form email. Also, the corridors in the garage are incredibly thin / concrete blocks jutting out everywhere. You're probably going to scratch your car. - Get ready for your rent to go up 6% - 13% each year. I paid on time every month and saw my rent go up 6%, and this was not a month to month contract (for that I was quoted at a 10% increase). When I tried to negotiate it down , I was basically told that if I didn't like it I could move out. - If you live in the east building, prepare for the desk to treat you poorly. Whenever I come for packages or to get a key if I've locked myself out, I have found the desk to be incredibly rude to me, all while being friendly to people who live in that building an walk by. One time I went to throw bulk trash out and had someone from the front desk run over to me and question if I live there and demand proof. - The hallways are pretty gross. They need to be painted and the carpet cleaned. If you live near the trash room, prepare for the hallway to smell like garbage. - Getting in touch with the management company is far more difficult than it should be.
My advice: Don't move here. We have lived in the Veridian for about two years. Our first year was great and we renewed last summer. Overall, we were happy with the apartment: the building has a great location, nice common areas and gyms, concierge service - but the leasing office is awful. There was a massive staff turnover in the office during spring/summer 2016 and now all the office staff we originally met has moved on. The new staff does not know very much about the apartment and always give conflicting information. The building also doesn't enforce the quiet hours and takes months to respond for concerns. Our neighbors started staying up all night and making tons of noise between 1:30-3:30 AM in September. We could not sleep. You can still hear the noise in the room next to our bedroom! The neighbors are REALLY LOUD! We started contacting the office with noise concerns in October. We had also tried calling the night concierge, who never answered the phone. In November, we were told we could move to a different apartment with no penalty, then we were told we'd have to pay to break our lease if we wanted to do that. We were actually told that we couldn't be hearing our neighbors making that much noise because the office thought only one person lived there (now we hear that it's one guy with a "permanent guest," whatever that means). The kitchen of that unit is directly next to our bedroom, which the leasing office also did not realize. It took them months before they looked at a floor plan and started to respond (inadequately) to our concerns. From these experiences, I don't think the leasing office staff know what they're doing, and they only respond with the absolute minimum. It's difficult to get answers from them. In my opinion, it's clear that the staff is not concerned with helping their tenants. Maybe you'll get lucky if you move here and your neighbors won't be awful. But there's nothing you can do if they are.
I've been living in the Veridian for 3 months now, after living in another Downtown Silver Spring area building. The amenities are great, 2 gyms, rooftop terrace, party room, on site ATM, guests suites, it's all here. What I love most is that the staff is extremely attentive. There's no bait and switch here. The staff is friendly, they are all well mannered, the grounds are clean and the community is safe. You are centrally located close to grocery stores, restaurants, and metro. If all those things don't sway you, the Veridian is one of the only buildings that DOES NOT charge its residents lock out fees! So don't worry about dropping your keys down an elevator shaft, there is always a friendly staff member available to let you in!
I love how convenient my unit is to the metropolitan area and local events. The building is family friendly and very clean.
The staff here is incredibly friendly and helpful, and the building has almost any amenity you'd want--rooftop pool, in-unit washer and dryer, 24-hour concierge/package service, a 3-pet limit instead of 2, etc. I've rented with this management company before and I've never been disappointed. The market/dry cleaner downstairs is a lifesaver. The location can't be beat, and the rent prices are comparable and, given the amenities, probably a little lower than the neighboring buildings. There are a couple areas for improvement though: The units themselves are quite nice, most have floor-to-ceiling windows... which seems great until you realize how difficult it makes regulating the temperature in your apartment. Better than having too few windows, though, I guess. There is a dog area outside, but this place would be top-notch if they'd go full pet-friendly and fence that area in and maintained/cleaned on a more regular schedule--and maybe install a pet washing station or something. The floorplans range from good to just ok. Unfortunately I think I'm in a "just ok" unit. My apartment feels a bit like a long hallway with a window at the end, which makes it difficult to arrange furniture. I can live with it and get creative though. Atlantic Parking manages the garage and that part is ultimately what knocks a full star off the rating for me. They are *painful* to deal with (the garage attendants are very friendly--I'm talking about the organization itself that ends up creating multiple accounts for you, never gets you your hangtags, only gets your access cards after weeks of asking them, and so on). Because of this parking arrangement, there is no free off-street visitor parking, as far as I know. The roughly 3/4-mile walk to the Metro station is downhill, and the walk back is uphill, so after a long day at work it can be a little annoying, but it's an easy, straight shot and I've never felt like I needed to move to a closer building. There are a couple restaurants nearby, and Giant and CVS are walkable, but you'll probably still be driving most places. So, in sum, you'll have to put up with a few annoyances here, more if you have a car, but it shouldn't completely prevent you from moving here if this is the area you're looking at.
You can't ask for a better place to live in Silver Spring. Walking to the metro, shopping, coffee shops, restaurants, nightlife. The only time I have to take out the car is to run errands to Rockville. The staff is incredibly attentive, and maintenance of the common areas and grounds always up to par. The apartments themselves are big and full of light, and the soundproofing is so good I sometimes think I'm living by myself in the building! The Veridian is a great place to live. It is walking distance to the metro, several grocery stores, restaurants, and shopping. It's a great mix of suburban and city living. The building is well-kept including the pool, fitness centers, and common areas. Floor plans are also spacious and have modern updates. The concierge and leasing office staff are all friendly and more than willing to help. It's a good value and a wonderful building to call home.
