Property Ratings at The View
It’s been a couple years since I lived here but I never got around to leaving a review until I was flipping through some old pictures and decided a review should be left to let others know. I lived here through grad school and my first year was fine. You get about what you would expect for off campus college housing. I was on the first floor of the building and at some point I noticed the floor of my bathroom was getting wet. At first I thought it was condensation from hot mixing with cold but overtime it kept happening and I noticed the carpet in the closet next door to the bathroom was also wet. I got maintenance to come in and they told me they didn’t get any moisture readings and didn’t see any water but I sent a picture back with a clearly wet towel. Then they did find readings. They thought it was from the radon pipe running through my closet letting cold air in and causing moisture and it took a couple weeks to get it “fixed”. While this was going on, I went out of town and came back a couple of weeks later to mold all over my closet. At which point, clearly the radon pipe wasn’t the issue. Ultimately, it was decided that it must be a crack under the foundation and there was no moisture guard. They said they would fix it. I cleaned out my closet, had to throw a bunch of stuff away, they gave me mold spray to spray myself on all my things and carpet and then I went to visit family when school went remote during COVID. I was probably gone two months or so and I was told it would be taken care of while I was away. When I came back, the floor was still not fixed and I was told it was because they were updating the clubhouse flooring. I spent the next two or three weeks being woken up every morning to maintenance coming in and out of the apartment doing work that probably could have been done when I was gone. I don’t want to fault maintenance because they were actually great and very helpful but clearly some things could have been done differently and the overall quality of the apartment was questionable at that point. I was told I wouldn’t be compensated for any of the things I had to throw out and I still paid full rent despite the conditions I was living in. I moved up a floor my last year so that I didn’t have to be in that apartment anymore and I was shocked they had someone new move in right after - I can’t imagine that they got all the mold out but who knows.
My son has lived here for years and just watched the quality of this place go downhill. Staircases are falling apart, internet is down constantly, the furniture they provide falls apart within 6 months of use and they are almost certainly going to charge us for it when my son moves out. Property managers clearly stopped caring about tenants when they built the Valley. Noise level is now incredibly disruptive due to how out of control the students that live there are. Student employees are polite but every phone call I’ve had with full-time office staff has been nasty and unprofessional! Avoid this leasing company altogether!!!!!
I’ve been living here for almost 3 years now and I’ve been loving every second of it. The staff has always been so friendly, and there are so many fun events planned throughout the year!!
I've lived here at The View for the past couple of years as I have been at PSU. I've moved around from a 2 bedroom to a 3 bedroom a year or so ago. The maintenance is quick to respond to requests, and the management hosts a lot of parties and events for the residents. I recommended this place to my younger brother when he transfers next year to PSU.
I love The View! This was my first apartment and the process could not have been any easier. The bedrooms are a nice size and having my own bathroom (which is HUGE) is amazing! The walk in closet was a necessity with my large wardrobe. Staff was super friendly and helpful. Would definitely recommend to anyone who is looking for their first apartment in State College!!!!

I moved into The View in the middle of the winter which was a little stressful. The apartment was clean and perfect for what I need. Some of the amenities were closed because of the governors orders but their coffee area was open which is super cute. You do have to bring your own pots and pans which I didn’t realize but it wasn’t a big deal.

Our Mattress is seven years old, filthy, and uncomfortable. When I bought my own they wouldn’t remove or disgard the old one they provided. Management bully’s tenants and has no idea what a World Class Customer Experience is. Keep looking. My daughter won’t be back next year.
Hope you take thorough pictures of every inch of the apartment when you move in because they will charge you for anything they possibly can when you move out. Actually only lived in the apartment for 3 months/12 month lease so there was very minimal wear and tear, but they will get you for whatever they can.
One of my daughter's roommates dropped out and left without finding a replacement. The View replaced her with an older adult almost two decades older than my daughter. Having a mid-30s person living with two 18/19 year olds is just wrong and inappropriate. These girls are not comfortable, nor do they feel safe. So far, management refuses to help. THE VIEW CAN PUT ANYONE IN THE APARTMENT...ANYONE. If you are an undergrad or parent of an undergrad, do NOT live here.
I will reiterate the statement made below by the other parent. "My daughter began living at the View while it was still The Grove . She had a horrible living situation, and the management did absolutely nothing to help." They are also cowards when it comes to speaking with adults and like to bully your child (who is an adult. They are disrespectful and should be shut down by State College. They treat residents poorly. There was an ongoing situation, whereby they lied that an application was not received, yet they funds they accepted proved them to be untrustworthy. My child had a horrible experience and the manager was rude and they fabricated information when I spoke to them. She had recorded conversations, yet they lied. Both her and her roommate had to move out willfully because of their cowardly behavior in trying to do the right thing. My daughter indicated that her pet would be living there and they gave her a roommate that was afraid of dogs. They failed to follow their policy and left it to thee roommates to resolved. My daughter moved out in the middle of her lease and but continued to pay the rent. I just received a move out bill for new sofa, new table, new mattress when she only lived there from August to November and had a vacant room until the end of her lease. They not only took the prepaid last month rent, they also took my July payment which was made in error. They are deceitful and dishonest. And I am trying to call and speak to Travis, who refuses to talk to me. He is a coward, telling me to send an email. A professional would answer the phone of a guarantor who has questions. I do not understand the invoice, hence why I am calling for an explanation. He is refusing to take my call and telling the front desk that he is unavailable and in meetings! BE AWARE PARENTS and FUTURE residents! If there was less than a one star - they would receive it.
My daughter began living at the View (while it was still The Grove) back in 2015. She had a horrible living situation, and the management did absolutely nothing to help. After two years of paying rent on time every month, they offered her the transfer of a lease because she is graduating in December. She accepted. Before she could sign the paperwork--without notifying her--they gave the transfer to someone else. These people do not honor their obligations. Keep your money, and find somewhere else to live.
Just a heads up that it's now called The View instead of The Grove. I'm an out of state student without a car, and thus, within a week of moving in, realized it's too far away from campus for me, and I decided to find others to do a lease-take over. The management is horrible; they are very polite whenever you call or ask in person, but don't get around to actually doing the work. The leasing manager, Emily, constantly said that "she will reach out to both of us" when the paperwork went through, or there was an update, but day after day, she would not give us an answer. In addition, Emily promised both of us, the lease holder, and the new applicant that there would be a definite answer by Monday, however, when Monday came and we called and emailed her, she doesn't do any of the work, and simply says "we will reach out to you when we have an update". The apartments themselves are nice, but cheaply furnished, and it's fine as long as you never have to deal with the management. I will never be renting from a large company again, because they do not care about the individual tenants, and cast you aside. On the last day, I needed a definite answer in order to move forward, and waited in the lobby until Emily told me the results. Ironically, it took less than 10 minutes for her to come up to me and tell me it was approved. Lesson learned, if you want staff in a large company to actually do work, stay there and watch them. Calling them and stopping by to ask for an update does not work. I dealt with the staff respectfully, and I personally don't like pestering them either, but the way the management handled this problem made the problem 100x worse than it actually was.
I actually moved in when it was first built, and honestly, move-in was a mess. That being said, the location (not downtown, but I didn't want downtown), amenities, and environment at the Grove were great. Negative Note: because of where it is, noise isn't too much of an issue, but if you get placed near noisy neighbors (let's face it, one of your neighbors will have at least one party) you will hear them. Paper thin walls. Positive Note: The rooms are spacious and private bed and bath are hard to argue with. Free coffee every day, swimming pool, free bus (state college standard, but still) all made the place really grow on me after a hectic start. If you choose to sign up, make sure you get in while a promo is going (they are usually having one or another). Also on the NV and V bus routes (so it runs to like 2:45am on weekends). Having also lived at the pointe, I prefer the Grove. Newer (so not too many people have slept on your mattress) and generally a cleaner place.
