They move tenants in right behind last one and dont repair or treat any issues previous tenant had. Pest control is non existent and the property manager makes promises he doesnt keep. Trash is prevalent throughout the complex and the back pool is green and not taken care of. There are bedbugs and roaches. I notified property manager and leasing agents - and it is going on week 4 and the issue has not been addressed. Pest problems and poor communication from management - do not move here.

This place is a dump, And VERY POORLY MANAGED. The grounds and breezeways are filthy! Broken glass everywhere! Barking dogs that management ignores , parking of illegal vehicles being ignored by management. Car break ins. People and school buses driving WAY TOO FAST ALL THE TIME! Maintenance SUCKS. Not one request for repairs handled in over 3 months! Save yourself the headaches!! This place is a poorly managed dump!

Right now I currently have a RAT living in my apartment, maybe more than one. Pest control was due to come out on Tuesday 8/3 and did not. This is normal around here. Service requests are put in and listed as completed, with no details on what was done, when it's rarely completed. I submitted a follow up regarding my pest control request and it was ignored, no response. Rats/mice are disgusting and harbor extreme diseases it boggles my mind this is not a concern to management. We pay 30$ a month for valet trash, they pick up when they want, so it's no wonder why there are rats. Let this be a warning to strongly consider living elsewhere, there is so much more I want to say but honestly the pest control issue is the most highest concern right now, especially if you have children. I've lived here for a little over 18 months and held off leaving a review because it would be a LENGTHY one. Most of these reviews are not genuine, I know for a fact at one point residences were given 50$ gift card for positive reviews around May 2019. I realize that is over 2 years ago but that does have an effect on the TRUE star rating. I have several coworkers and friends who live and have lived here. When I experienced my initial move in, it was terrible. I assumed it was an isolated incident. However it wasn't, 2 friends who moved into different buildings all within 30 days of each other experienced the same and had MAJOR issues and this is under current management. Also another important thing, in May I was charged 200$ which management (manager and the staff) ignore my requests as to what the charge was for, failed to provide proof of the amount. After calling, emailing and speaking with someone over dozens of times. Mid July they claimed to rectify the situation, apologized. They said it was their mess up and it never has happened before. Well it was never resolved because the balance is still on my account. When I moved into my apartment, the same day they decided to resurface the bathtub. They did not inform me. The chemicals were so strong my movers refused to move anything in until all windows and doors stayed open. Following up until 2-3 months later I had memory loss, dizziness, fatigue, extreme nose bleeds. I realized it was due to chemical exposure, I had to take off work for a few days. If you research the process of resurfacing a bathtub you shouldn't use the tub for at least 24 hours and shouldn't be in or around the home for 48 hours.

Ms. Prince, It is so unfortunate that you had that kind of experience when you first moved in. At the time of your move in, this property was under different management. 1. We needed to move-in on May 27, and we were called to pick up the key on May 26. - We waited from 1 pm - 4.30 pm on May 26, called and emailed during that time, but NO ONE WAS THERE AND NO RESPONSE. - We needed to cancel all moving appointments, wasted our time, money, and gas. 2. We tried to get the key on May 28, - but NO LEASING PAPER SENT TO US to sign because the lady put our emails incorrectly on the system. - We were told to pay $75 every month as a mandatory for technology installation. I needed to insist and show a welcome paper that we hadn't been told about the fee. If we knew it, we definitely wouldn't have signed the lease and paid for the deposit. So, she said, " Oh, It is probably not mandatory for you". 3. We booked 2 covered parking spots and washer and dryer on March 23, the day we signed for moving in and got the welcome paper. - We followed up two weeks after and were told that all stuffs were booked. But, NOT THING HAD BEEN BOOKED. 4. Since move-in date (May 28) until today (June 27), the apartment has been in a very bad condition. I emailed manager since the move-in date (May 28) and have never heard back from her! ENTRYWAY - Old resident's trashes had been left in front of the apartment's door and never been thrown away before we moved in and 2 weeks after, so we needed to throw by ourselves because we couldn't come back home and see trashed piled in front of our room every day. - Laundry room's doors were not installed back to its place and we needed to install back by ourselves because we had already waited for 2 weeks. KITCHEN - The wooden pole under the sink is broken, and no one comes to solve it - The bottom tier of the refrigerator doesn't have glass topper. We were told to wait for a part since May 30. 2 BATHROOMS (MASTER & GUEST) - Bathtubs have lots of moles and stain, especially the master bathroom. I can't even use it. After waiting for a month, today (June 27), a guy with the blue shirt came in and said "I CAN'T CLEAN IT" and left. We ran to the office and got an answer from a lady there, "I HAVE NO IDEA HOW TO FIX THIS" - Under-sink cabinet in Master Bathroom has a giant hole. I'VE HEARD NOTHING ABOUT THIS ISSUE We paid deposit 2 months ahead. We paid our room on time. But, we didn't room in good condition/ it wasn't ready for us to move in. Why do we need to pay for this? Issues haven't been solved for a month! No one took actions! What are you they doing? THIS IS UNHEALTHY LIVING!

We've lived here for just over a year, and the management has been less the stellar with each change. When American Landmarks took over , we saw upgrades which were nice in the beginning, however things took a turn for the worse when they took our shower head and threw it away. Never got an apology or restitution for what we paid for to have. When talking to management, I either felt I got brushed off or rude attitudes. And now they keep trying to extort more money , by adding services such as trash pick up and a spectrum service which you cant opt out of , fee after fee they keep adding, it's just not worth the hassle. Plus they always seem to have water outages and many times they never let anyone know untill long afterwards.

Good luck trying to get anything fixed at this place. It takes over a week for them to come out, with multiple phone calls/personal trips up to the office asking why the service request was marked complete online but not actually done? Or why when they have 10 maintenance guys they have to contract a third party company to fix a window? But then of course when they said someone would be out at 5:30 they show up at 6:30 just to shove the broken window frame back into place instead of replacing the parts on it that are broken. Also be ready to have your water shut off at least once or twice every two weeks for “emergency repairs” Oh but you can’t reach them over the phone, and their “emergency 24 hour maintenance line” is the same office number you can’t reach during REGULAR business hours so good luck trying to get answers about anything that happens here.

Me and my girlfriend moved in at the beginning of the year to this complex and we were a bit worried about this place because of the reviews. The leasing agent who leased to us let us know that a new company took over and is making changes, so i gave them the benefit of the doubt. My application was approved quickly and the lease was sent right away. When we moved in the apartment was great. I will say there were a few work orders I had to do but with the online system they have I was able to do them myself. Maintenance came out the next day, I was surprised. No complaints here.
So sad to say. I really wanted to give this place the benefit of the doubt when I moved in a year ago. From day one it seemed there was always issues. Rude staff, work orders sitting for months at a time. New management came in! I was thrilled! Unfortunately I’ve been disappointed once again. Hire cheap, shady contractors to work in the apartments. I had one guy get extremely upset with me that I showed up on my lunch break to grab a few items. I’ve heard many people say they are missing items or random items showing up in their apartment. Staff doesn’t seem worried about the MANY complaints about missing items, hazards in the grass (nails, razor blades, ect.) Please don’t let the new shiny appliances, fancy door locks and “view” get in the way of a possibly year of issues. Continue looking.

If I could put ZERO stars I would. This place is a joke! These are the most expensive apartments I've lived in and you think you get what you pay for but that's obviously not the case. This is my second and last year in here thank goodness. So here it is the management people are rude for one. You pay everything on time and they dont want to do what needs to be done. I have submitted a service request for my bedroom light to be fixed on 3/18/19 a simple fix right?? Wrong...They came the same day fixed everything else but my light in my bedroom. I then submitted a second one since I worked all night into that day. Told him to come back the next day but they didn't they didnt. Submitted an online post telling the management when is my light going to be fixed?? Then I come home on 3/21/19 with my living room light on, hallway light on running my electric bill just to come into my bedroom to see it is not fixed. Yet they had a work order form saying that it was fixed. Really??!! This is the last place you want to live! Dont let them fool you saying oh they have all the apartments updated. This place is a joke. I never had to write a review on places I've lived, but this one I'm telling you is not worth the high prices they charge you for so called updated apartments but they cant fix a simple lightbulb. Oh and just a heads up they are always shutting the water off to fix broken or leaking pipes. I'm just glad my lease is almost up

The new stuff are so rude they force you and put energy seaver on shower and restroom I have been asked them several times please remove it because it really takes time to wash your hands or take a shower for example I could take shower before in 10 minutes now I have to stay like 30 minutes and also I'm pregnant and can't stay 30 to just take a shower I will move from here after almost 5 years

I lived here from 2010 to 2018. They raised my rent by more than $50 every year I signed a new lease. The apartments are built as cheaply as possible. You can feel the cold air coming through the north facing walls. There is mold throughout all of the window areas. My apt flooded 2 times due to pipes busting. There is not enough parking unless you want to pack a lunch for the hike.. Too many problems to count. Finally the last year they wanted to raise my rent more than $100... this patient guy had finally had enough. Stay away!! The worst apartments I have ever lived in!!

I have lived here for 2 years of hell. The only reason I stayed was my daughters school. I went by the office the beginning of the years to give my notice. To my surprise to see a new staff and new owner. The manager Tracy talked me out of giving my notice and got all my issues taken care off. She sent Howard over to my apartment who was able to take care of all maintenance issues that I have had for over a year now. I was happy to find out about all the new upgrades that the company and staff will be doing to the property. I am looking forward to getting stainless steel appliances.

I'm not sure where all the good reviews are coming from but I'll give you mine. When I moved in I had no water in my kitchen for 17 days that was about a year ago. My sliding patio door requires a force of 2 people to open and the handle has broken off it twice. My fridge has a leak that has never been fixed in a whole year I have to catch the water in a pyrex I have in there. When I put in a work order about my dishwasher the guy had the nerve to say this is a good one as he walked out the door. He gave me a dishwasher without a tension rod as soon as you open the door slams to the ground the whole dishwasher shakes because the wooden casing around it is all nonexistent and torn. It smells burnt when it runs and it doesn't clean the dishes at all. I will put it another work order for it but I have no hopes of anything better. There are other issues but why I'm here today is because I woke up at 6:50 a.m. without any water. I had an important meeting at work and I'm also sick so you can imagine that not even being able to use the bathroom was a really really hard in the morning no problem. I took a half day and came back only to find that the water is still shut off I am really sick right now I don't have any water I have been calling the office the entire morning. I have called the emergency maintenance line two times and no one has gotten back to me it's now 5:08 p.m. and they're about to close so you can imagine that it's probably not going to get fixed today. I can't even get ahold of anyone and it's always like this and when you do get a hold of them they're just going to be rude to you and treat you like you're a problem. I mean it's crazy how freaking unhappy all of the people that work in the office are and how miserable they are. That they can't even answer the phone and say how can I help you without an attitude it's just really sad I feel just really bag for them. disposal that you have to empty three times a day for 6 months and they don't fix it I mean it's just crazy. Trust me if I could have nothing to do with them I would. Go online my apartments rent has gone up $400, Resort living. Resort living? I seriously am on the verge of laughing hysterically right now. This is just really really ridiculous and it's insulting to the people that you constantly neglect that have to live here. Good Luck
I've read the reviews and can't believe it lol. I've lived here for 2 years. Let me be honest, when I read these reviews and read management, I can think of one person, the guy. Andrea is great, always trying to do what she can to help. Maintenance is great! I live on the first floor and there are bugs sometimes but I put in a work order and the orkin guy comes right away. I know people that live in other apt complexes down the street and have the same situation with the bugs. I love the lake and the schools are great. I love how they have a gym here and it's open 24hrs. Yeah there might be some issues here and there but come on people even if you owned your own house you'd have issues to deal with here and there. Anytime i call for work i need in my apartment it is taken care of right away. Overall it's a great place to live, it's not new but it's nice and it's better than some places around here. I was speaking with someone that lives here and all he did was complain, so I told him then why don't you just move? Some people are just never happy. I am :)
DO NOT LIVE HERE. THEY WILL SCREW EVERYTHING UP AND STEAL YOUR MONEY. I HATE this apartment. I lived here for a little over a year. If you call the office, they won't call you back. If you put in a maintenance request, it won't get fixed and if it does, they probably broke something else in your apartment in the process. The staff is incredibly rude. I had a flyer on my door and when I tried to take advantage of the offer 3 weeks later, I was told I couldn't get the promotion because not enough people took advantage of it even though I STILL had the flyer and have lived there over a year. I have black mold in my bathroom, my windows leak, my hot water doesn't work, neither my washer or dryer work, my garage doesn't open, my laundry room door has fallen off, my ice maker doesn't work, and the dish washer knob doesn't go through the cycle right. I have complained to the office about everything in person and in writing. Nothing has been fixed. DON'T LIVE HERE! It's laughable. I have to use a pair of pliers to turn the knob on my dryer and the washer flooded my hallway. I called the office and talked to some girl and NOTHING has happened. They never fixed my garage and I just had to pay for it because they are too lazy to actually check that it doesn't work with my keypad code. Michael is by far the worst manager I have ever dealt with in a complex and I've lived in several between 3 different cities. Do not live here. They will steal your money and lie right to your face. Even though I left a forwarding address at the office when I moved out and they had my phone number on file because they called me several times they never sent me my final bill and then filed it to collection when I never received it. I wouldn't recommend this place to my absolute worst enemy. I had to actual report them to the BBB and TAA.
Do NOT move here. The pretty surface and seemingly reasonable prices will tempt you but do NOT do it. The management is awful, unprofessional, and uncaring. I have had problem after problem since moving in and have gotten no help. The breaking point was when i found black mold in my AC. This mold has put me in the hospital 5 times in 3 months. The apartment refuses to test it or even have a professional come clean it properly. Instead, they are having their maintenance come into my apartment without my consent to bleach it before i can get it tested myself. Terrible people, terrible place to live. Please believe all the terrible reviews you see here. I wouldn’t recommend this place to mice, let alone people. Steer clear.
I've lived here with my family for about a year and a half and we absolutely love it here! The apartment is quiet and spacious, my neighbors are lovely, we feel very safe here, and the office staff is wonderful....they go above and beyond to help however they can. I would definitely recommend living here to anyone!
If you enjoy having no available parking spots, dumpsters overflowing with garbage taking up some of those few, precious parking spots, the front office losing your packages and in general not caring about you at all, then this is the place for you. For sane individuals, avoid Emery Bay at all costs. I have had to involve upper management on several issues, none of which were satisfactorily seen to. Front office lost a package? Upper management says they'll work hard to make sure it never happens again while the apartment management says accepting packages is a courtesy and so they're not actually responsible for the mail they accept on your behalf. Water damage and suspected mold? Upper management says they'll take care of it immediately while the apartment paints over all the black gunk exposed behind warped baseboards and ignore all requests for a mold test. Don't even get me started on when the AC flooded--they sucked the water out of the hall carpet before the repairs were made thus water continued to soak the carpet, they treated all requests to return to suck up the water afterwards as redundant, and I had to use every towel I owned to soak it up myself. I have literally never met a group of people less interested in the health and well-being of their residents. Your property, yourself--the only thing they care about is your money. Do not give it to them. I am looking forward to the end of my lease when I can try and discover someplace sensible that understands how to run a business. Even forgetting the fact that you can smell the landfill from your front door on a muggy day, Emery Bay Apartments stink.
I normally do not write reviews but after seeing the rating to be 5/5 on here I figured it was time for a truthful evaluation. As I tell my fiancé, where you live is only as good as you make it. We enjoy our nice little apartment but the staff and complex in general DO NOT understand CUSTOMER SERVICE. Where to start.. upon moving in we filled out 4 different work orders. One of those was fixed, and the other three were marked off complete yet never attended to. A month in we had our first real storm and leak sprung through our rough.. we are still waiting for someone to come out. - Expect your electricity bill to be ridiculously high as the undersized A/C units run all day. - Dog poop bags? Seems the complex forgot what those were as they have yet to be refilled for 2 months - I hope you don't expect a package to be coming because the staff will not notify you. - Clean swimming pools? What's that? Oh and after 3 months we are still waiting for two of those initially "completed" work orders to be attended to after constant requests through email and in person. Like I said at the beginning anywhere you live is what you make of it, but do not expect the staff at Emery Bay to assist in making your stay more enjoyable.
I have been in this apartment for many years. They are very clean and well maintained. The maintenance staff is awesome here. They take care of things right away. The management and office staff workers are great. They try to do things for our community to keep us happy and meeting each other. My only wish is that irenters that have been here 10 or more years should be given a discount on rent, rather than rising our rent, for our loyalty and paying rent always on time. We deserve this or at least one months free a year.
Only ever lived in this apartment so I don't really have a point of reference (JK, I have lived in others) Great apartment complex with AMAZING staff. any problems I had were taken care of promptly. The rent fits the amenities that you get. Dog park is always clean, clubhouse available for use, two pools, volley-ball court, playground, and a car wash area for us neat freaks. The landfill does bring an odor similar to burnt popcorn but its not often enough to be a real nuisance. Staff is always friendly, and willing to help with anything and everything they can, and there is usually coffee and cookies available while you wait (apparently the staff has changed since many of these reviews) they're usually pretty prompt in answering the phones but sometimes aren't available as they are showing the apartments to potential tenants. Rated 5 stars due to the overall balanced rating of cleanliness, service, and amenities.
Lived there 4 years. Not bad till last year. Rates go up consistently...they made new improvements to raise rent yet again. I never owned pet, barely there, didn't cook but 2 times in 4 yrs. When I moved in I pointed out stained tub and asked for replacement to no avail. When I left Feb 2016, (apt cleaned) of course "no one available to do walk through"...after repeated request I was told there were damages and they would not be returning deposit! I pushed to see paperwork on their findings and I got a "made-up generic" invoice. Siting fan (that was replaced by them 3 weeks prior) along with tub (that I told them about on move-in)....They WON'T CALL YOU BACK AND FORGET YOUR DEPOSIT, NO MATTER WHAT YOU DO!!! TERRIBLE TO DEAL WITH...
We have lived here for a year. It is good but could use improvement. Our garage door hasn't worked consistently since July. The rent is a bit pricey for the area. It is great for those who use public transportation since the DCTA train station is directly across the street. Office staff is helpful and courteous. Nothing spectacular just average.
While there are a lot of wasps (mud daubers!) like the other reviewer commented, this is true almost everywhere in this area, I have friends who have the same problem and they don't live in this complex. First floor apartment has bug issues. Buildings are old, water comes in through windows when it rains. In my experience, however, maintenance is quick to respond and people in the office are from okay to really nice. I haven't had an issue here in my 1.5 years here. I pay less than the other person for a big one-bedroom. It depends on at what time of the month you move in. The grass isn't as dirty with dog waste as other complexes. I'm happy here.
Way over priced. I've waited 8 months for my dishwasher to get fixed. This place is swarming with wasps and I live in a 1 bedroom which costs about $1080 a month. Also it's super small. Worst apartments ever.
Honestly, my move in wasn't really fun. BUT, I also am aware the the complex changed hands 1 week before I moved, so the office was in a scramble. That being said, they have done everything he can to make it right since then. The office is always receptive, the grounds are well kept and the neighbors are awesome. I don't regret having moved here at all, and they allow my 12 year old lab mix without issue.
Great location - off highway, close to shopping centers, restaurants. Beautiful complex - pond with walking trail, kept clean, maintenence maintained. Negatives - expensive, and a few miscommunications that management eventually took care of. Overall nice. Lived here for 2 years.
