This is the most disgusting apartment complex I have ever experienced. The plumbing is trash. Your apartment WILL flood. One or more of your appliances WILL go out. I have had to call code enforcement SEVERAL times because Maintenance is grossly incompetent and dishonest and the people who should care DON’T.

I’ve been waiting for the lease to be posted online so that I can review the terms of the lease before relocating/signing. It’s been two weeks and I still have not received my lease but I have sent a large amount of money to the property. The property has been unorganized from the moment I stopped by September 1st to view one of the units. It looks as if the leasing agent “ashley” is the only one on the property trained to do everything, but she is extremely busy at all times. Please get ms ashley more help in the leasing office. I haven’t even fully made it into a unit here yet, but I can tell it’s a bad choice already.

I don't know how a management team can be this bad. I don't even live here, and I don't want to live here. I show up on a Thursday afternoon to get information on the apartments. The lady at the front desk gave me the information I needed and then helped me schedule an appointment for the following Sunday at 3:30PM. I drive all the way to the apartment at 3:10PM, and I see that everyone is leaving the office. I ask what's going on, and she tells me that she forgot to tell me it was a holiday (it was Juneteenth) and that they were closing early and asks if I can just come tomorrow. I wasn't mad at the fact she forgot it was a holiday because it's normal to be forgetful. But I left a voicemail early that day since nobody answered the phone if I could come early since I had nothing to do and she claims she never received a voicemail. I am bad because she never even left a message or called to let me, the person she helped schedule, know that they were closing early so I wouldn't have to drive all the way out. The second time I tried coming in was a few days later. This time, it was a different lady. She just got back from vacation, so she wasn't sure what apartments her co-workers were showing people. Long story short, after waiting for a reply from her co-workers, she tells us that she knows an apartment she can show me, but it has some damage. I said it was okay since I just want a general idea of the apartment. Right before we get ready to leave, she realizes that she does not have the keys to her car nor to the golf cart. Nobody is replying to her. Her solution is to show me a virtual video that I could just find online of the apartments. I came to see the actual place, not a video. I have no problem walking to the apartment even if it's far, but she said no because it was too hot outside (C'mon, I've lived in other places with temperatures way higher than Memphis). I should not have to go through so much hassle just to see an apartment.

****DO NOT MOVE HERE**** This is the worst property I’ve EVER experienced. From the corporate owners down to the office workers. The old owners were bad but the new ones are even WORSE. They half fix and take the cheapest way out of everything. My front door and the window to my house have been broken since I moved in in September and still have yet to be fixed. I’ve gone back-and-forth with them for so long I ended up giving up. But the cherry on top is that there’s a heat advisory in 100° weather and they have the nerve to turn off tenants air without notifying them and leaving it off and then saying that it will be two weeks before they can fix it. This is inhumane living conditions and ridiculous. But hey continue to work on the pools so the property can look like good on the outside so you can continue fool people into signing leases and getting commission once they do. P.S. good luck getting ahold of anyone, I had to go through a whole eviction process before I got a response from the office. Maybe they’ll finally answer after this review.

Even with new management this community is terrible. Constant gunshots, break ins, & disgusting outside on the grounds. Trash is everywhere. Majority of the street lights don’t work. The wood staircases feel like they could cave in at anytime. There’s no security. Even if you request a police drive by to check things out they won’t come. The inside of the units are just as bad. They may look nice at first glance, but it’s just a bandaid. Pipes & ceilings leak. You can’t actually have good control over the thermostats. They’re ancient and are so hard to move. All of the windows are drafty & covered in filth that won’t come off no matter how hard you scrub. The floors are uneven & it feels like it could collapse under you in some spots. Whoever painted the inside did a terrible job. There’s paint residue all over the cabinets, appliances, floors, & shower. Speaking of shower, I can’t use the tub for baths. The faucet is broken so that if you swap from tub to shower it’ll get stuck & wont work at all anymore. The tiling in the bathroom is cracked. There’s mold growing on the ceiling. The popcorn ceiling is slowly falling off, so you have to constantly pick up pieces of it from the floor. Some of the lights don’t work no matter how many bulbs you try to replace. The laminate flooring is peeling up in some places. Management never gets back to you. I email and call constantly only to be ignored. Now they won’t even accept rent payments online. You have to buy a money order or use checks to pay in person which isn’t conducive to many lifestyles and they have a history of “losing” payments. Everyone in the office seems annoyed whenever you try to talk to them if you’re lucky enough to even get them to respond to you. I’ve never felt so unsafe anywhere before. So disregarded & disgusted by a community. I will NOT be renewing my lease & im certain to tell everyone exactly what living here is like with photo evidence. The price is absolutely ridiculous for such a repulsive and terrible apartment complex. If you have children, definitely stay away from here. Oh and as far as pets go, there’s dog poop everywhere! Not just in the little fenced off dog “park” but actually everywhere that there’s grass. The dumpsters stay piled high. They force us to pay for a trash service that picks up your trash from your doorstep, but in the 9 months I’ve been here they haven’t come a single time. We’re forced to pay for pest control but roaches and ants still swarm the apartments
This is the worst apartment complex we have ever lived in. When we moved in, we had to have the washing machine pipes replaced, we had water everywhere. New water heater, water everywhere and new garbage despoil. 8 months for a dishwasher that never showed. Maintenance and their outside contractors take forever to fix anything. Garbage and tree limbs everywhere no one cares enough to have some come and pick it up.

I’ve lived in this terribly complex for 2 months. In that short time I’ve had awful experiences with the leasing office. Everyone I’ve dealt with in there has been rude and extremely unhelpful. They’ve neglected to give me my mailbox keys for 2 months now. The actual box itself is apparently broken & they refuse to fix it. The ceiling leaks every time it rains. The windows and sliding glass doors do not lock. There are bugs everywhere outside. I’m lucky to be on the 2nd floor so I don’t have to worry about them coming inside too often. The pest control we pay for never seems to show up. The appliances only work some of the time. The ventilation is awful. Likely hasn’t been replaced in decades. There’s mold and mildew from all the water building up the walls and ceiling. The tub leaks. The floors are uneven. They didn’t even bother to properly clean the unit before I moved in. They did apparently paint the walls, but they sprayed paint all over the cabinets and appliances and left the masking tape still on the window ledges and doorknobs from when they painted. The outside grounds of the community are filthy. The internet they force you to pay for each month is spotty and slow. I am counting down the days until my lease ends. This is the absolute worst place I’ve ever lived in with the rudest and most neglectful office staff. This community is also incredibly unsafe! There are gunshots and car break ins regularly. There’s no security whatsoever inside the complex. Some of the street lights don’t even work. DO NOT MOVE HERE!

I have been living here for almost a year. The leasing office has raised the rent three times (in the middle of a pandemic), they NEVER answer the phone, and take forever dealing with simple request. Pest control never comes. They charge you for bogus internet that goes out of the wind blows too hard. You’re charged for a velvet trash service, but no one ever picks up your trash. Some apartments have roaches and ants really really bad. We had to go out and buy ant traps ourselves because pest control never showed. If I had a dollar for every complaint I’ve read since I’ve lived here, I’d be rich. I even went so far as to reach out to the company that own these apartments, and they never return your calls or emails. Do not waste your money and time.

they have lots of issues with their units: mold, sewer roaches, leaking issues, heating issues, and occasional gun shots. if you want them to repair something you will have to call everyday 3-5 times a day. theh never tell you if maintenance will come by or if there are repairs being done. I hate it here.
Great Property, The Management Is Fine, Living space is pretty good, needs to be more secured and the office staff is quite rude but some staff members are nice and helpful unlike the others that have to be fired on my opinion. But overall good place and very peaceful.

I’m very easy going to start. Living space is fine(inside apartment) outside can be a bit trashy and old looking, got a remodel on appliances. Office staff is terrible. No one ever knows anything, customer service is never good and everyone has an attitude. You always have to put in several service requests for 1 issue. Not to mention these apartment uprooted all of their tenants and forced them to cancel existing internet services to join this new place called XIBER(public info, it was on the news)I do not recommend. Very frustrating living here. The actual living space is fine but dealing with any employee or any management is terrible. And last , every time you call and need a manager “ call us back in 15 minutes”.

This is the most unprofessional establishment I’ve ever seen in my life. Poor customer service, maintenance, and the staff lies! It started my first day here but I had signed a lease and felt stuck. Everything from plumbing that doesn’t function to water bugs. It seems this place is infested. Renovations only helped a little you cannot heat this place it’s freezing in my apartment and the walls are incredibly thin.
Unfortunately I’ve over stayed my welcome because of convenience. I’ve been here 7 years and the these apartments have been under 4 different property management. ALL HORRIBLE. The people in the office act illiterate. It’s no point in having a phone because they don’t answer it, you have to literally walk inside the office for any and everything. They LIE straight to your face! Let me not get started on these bulls hit renovations, even with the renovations I wouldn’t dare move over here if I was looking. I just so happen to look on the “new” website and see they’ve raised the prices due to renovation. I’m going to start by saying they were already overpriced before the renovations. Anyone looking to move here, please look elsewhere! Hope this helps! I only selected one star because I had to!
Don’t get fooled by the name change or renovations. These are the most horrible apartment complex i have ever lived at. I have been trying to be patient but it’s getting ridiculous. Took over a month just to get my mailbox key, was not able to use my washer for over a month, wasn’t even able to cook because the stove or oven wasn’t working, tub was leaking since the day that i have moved in, with water damaged brown spots on the tub that they won’t even fix and plenty of other issues never getting fixed. It’s a complete disaster at these apartments. It was not move in ready and probably will never be because management and maintenance are horrible. I wouldn’t recommend anyone to ever EVER live here. I have been to the office over 5 times for these maintenance issues for them to disregard it like it will magically go away on its own. I have only lived here for a month and i can’t wait until the day I move out. Should’ve read and listened to the reviews before i moved here. On top of that my Ac unit is not working & they won’t fix it until Monday!! Last time i checked that’s a maintenance emergency, you can’t keep someone from having air condition in there apartment in this 90 degree weather! This is ridiculous.
For this to be my first apartment, this has by far been the worst experience everrrrrr! I’ve only been here 2 months and I’ve had problem after problem I went a week and a half without hot water nobody cared or made it a priority to fix it I called and went to the office Sooooo many times and one time they tried to act like they wasn’t in the office and I had to beat on the door almost beating it down because I can hear them say don’t answer the door ! I’m currently dealing with not having air. We haven’t had air since the 24th of May ! I do not recommend these apartments to no one I hate themmmm !!!
I originally had a 1 bedroom apartment I moved because of bugs...WATER BUGS! They were everywhere! I moved to a 2 bedroom and my air was out for the whole summer, maintenance brought a portable air unit which made my light bill sky rocket, they only took $100 off my rent and my air was literally out the whole summer! One day I got a knock on my door from the POLICE saying they need to check my bedroom for a bullet. Mind you I knew nothing about a bullet or anything. The police said there was a shooting and the bullet traveled from my neighbors apartment to my apartment. The bullet was found in my bedroom in the wall behind my mirror. The ladies in the office never called me to let me know that there was a shooting. I had to call them! I had to put my own locks and door knob on my door because the one they had was loose as if someone had broken into the apartment before.
It’s 1:14 am and I am packing haven’t been here a month yet!!! I could run down a list of what’s wrong but just take my word for it... DONT DO IT!!!! I gave one star because I had to ???????
These are the worst apartments I’ve ever lived in. Everything is falling apart and I’ve had several leaks that they never properly take care of. I have had one of the current leaks since Jan and all they’ve done is painted over the stains on the wall. Now the stains are coming back through the paint and there are additional water stains on the walls and ceilings. I had to rip my own padding up numerous times because emergency maintenance never shows and when you call the office they tell you someone will be right out and they never show either. The only thing they will do is have the carpet guys out to suck up the water then your lucky if you ever get them back out to replace the padding. They do not treat the walls so it’s obvious these apartments have mold in the walls. Counters are all broken and falling apart bathtub always leaks had numerous service requests to fix things in my part other than the leak and they never get taken care of either. I have a hornets nest on the patio so we can’t even go out without being stung. Pest control was supposed to be out same day and guess what, never showed either! I hope someone comes in and shuts these apartments down! The old and new management care nothing about the health and well being of their residents and they overcharge for rent consider the dump you live in. Grounds are always covered in trash and office staff are rude! Don’t think for a second you can hold your rent to get things fixed because it will not happen. It is a oddity that you can ever get anyone on the phone here. I spoke to property manager and she told me she would make things right and then could reach her again. Leave voicemails they don’t not get returned. All the staff here does is lie! Please don’t put yourself in a bind in these apartments and find somewhere else. Once you leased you can’t get out without paying over double the rent no matter how bad of shape your apartment is in because nothing is ever taking care of properly! If I could give 0 stars I would!
These apartments are the worse I've never had such problems with raccoons trying to break in through the roof!!!STAFF ARE LIARS!! THE BOOK KEEPER IS A JOKE!! I UNDERSTAND THAT ALL BILLS HAS TO BE PAID IN A TIMELY MINOR BUT EVERYONE HAS SET BACKS!! I WAS TOLD THAT IF EVICTION IS FILED THERES NO WAY OF GETTING OUT OF IT EVEN IF YOU PAY RENT PLUS COURT COST THAT THEY WILL DENY IT!! IVE NEVER HEARD ANYTHING SUCH!! AT LEAST IF YOUR GOING BTO BE HARD ON RESIDENTS ABOUT RENT MAKE SURE YOU KEEP UP YOUR PART AND KEEP UP WITH PROBLEMS THATS GOING ON!!
The maintenance man did his job once and after that he never came again. My guest bathroom tub kept leaking hot water and it started molding in the bathroom. Something broke in the back of the guest bathroom toilet were it made water leak everywhere. Both of them problems I fixed myself cause the maintenance man wouldn't come to fix it. The weather stripping was bad on the doors and windows. All types of bugs were getting in and the spiders were very bad, webbing and spiders were everywhere. I asked them to spray outside and they didn't do that. The crime was horrible over there. It was shootings and break ins after break ins over there. I wouldn't move my worst enemy over there.
If you're fine with maintenance people walking into your apt. without warning or reason to be there, then good luck with Country Squire Apts. And good luck with the aggravated robberies. Better yet stay as far away from Cordova as you can. I'ts been going down hill for years.
I lived in these apartments for 3 years and had to call maintenance every other week. The maintenance team isn't trained to fix anything. I dealt with a leaking ceiling for 3 weeks. I can't even write the other problems right now because I'm getting mad while typing this. SMH (Stay away from these apartments!!!!!!!!!!)
Apartment appliances are dated look to be around the 70's. Apartments smell of smoke. So they are not smoke free. The buildings have an old moldy smell. Oh and the walkways are very dangerous in the winter months. They do not clear the walkways.They are priced ok for what you get. You know the old saying. You get what you pay for.
Very Friendly People, Always Having Group Activites For The Residents. They Care about your personal problem and they work with you. The nicest apartment complex I have ever stayed in , would most highly recommend these apartment to other family's
great area, cheap rent, very nice pools, tennis court, volley ball court, gym, computer offices available, over all great choice of apartments .
I have lived in these apartments with my grandfather for about 7-8 years and they are spacious and real nice but unfortunately I have 3 children and a step son therefor an two bedroom apartment is no where near big enough. Other then That small Issue I would recommend these apartments to a couple or single person.
