Property Ratings at The View on Fifth
If you like arguing with management for needed repairs this is the perfect apartment for you. Staff is confrontational when you request things be fixed. They're unapologetic and frequently do not accept responsibility for any issues. Apartment floors consistently smell of weed despite the no smoking policy. Parking garage has had numerous stolen cars and gates continue to not work. Garbage rooms are often packed with trash overflowing into the hallways. This is the worst apartment complex I've ever lived in.

Raccoon in attic when I moved in. Per other neighbors they had been there for a while and no action by management. Waited over a week for assistance and not even traps were set within that time. Other apartments had roaches.

The View on the Fifth has been great. The location is perfect. It is walking distance to many restaurants. The staff made the move in process smooth. The maintenance staff has been very responsive and quick to fix any issues. Quick drive to many shopping areas!

very fun place to live. the amenities are great. really cool swimming pool and gyms. A lot of cool restaurants surrounding the area. Maintenance people are great.

I've lived here for 16 months now (in Phase 1 off of Holly Ave, not the larger 5th Ave Building). For what it's worth I'm a 40 yr old woman, so this isn't a big party scene of a building, nor unsafe in any way. I really like the leasing office, they are always on top of any issues the community has and sends out informative text updates to us all and keeps all of our packages safe and organized. They are also super on top of maintenance requests. They ALWAYS show up within 24 hours for even the most mundane requests. The units are in great condition, the walls aren't thin, no trash around the property, decent neighbors, and I can always find parking in the surface lot. The pool and 2 gyms are just lovely icing on the cake :) I would highly recommend this apt complex for anyone looking.
Went to check if there's 1BR or studio available, there were two staff available and they looking and waiting for each other to talk to me. Finally one of them agreed to show me an available apartment, was mildly interested and make me feel I'm an inconvenience for him to leave the office in such a windy day. Even though the apartment is new, the rent plus parking and utility is quite a jump from other apartments in the area.
Wish I didn’t have to write this, but there have been too many issues to ignore in the short period of time living here. Moved in June 2017 into a filthy apartment- took two days to scrub it clean. Multiple objects broken/wrong with the apartment. Clearly wrote it on the move in check list; still have had no resolution. Elevators (both) have been broken at least 7 times (separately). Gate is never working/down for parking garage so you’re throwing $100 out the window- no enforcement whatsoever on who parks where- the “reserved for view on fifth” tow sign is not enforced, so feel free to park wherever. Clientele is way young and has no respect for neighbors or property, and management does nothing to fix this. Also, not truly a locked building. There was a homeless man riding the elevators and wandering around a few weeks ago. Definitely encourages a “safe” feeling. Wrote an email to the “new manager” regarding these (as well as many other issues) weeks ago and have yet to hear back- oh, and the issues from move in still have yet to be fixed. Please please please, take your money elsewhere.
I'm not going to spend time talking about positives (amenities) because if you have looked at their website you should know. If you are considering living here, these are things I think you should strongly consider, however: - They tried to raise our rent 10.7% after 1 year with no valid justification. Just think about that for a second. Our friends who live here got the same increase as well. - $100 parking garage is just insanity in this area. There is free parking on all of Holly, Norton, 6th, Gerrard, and Hess. Don't let them try and fool you into buying parking, it is a complete scam. - If you get a unit with a spiral staircase.....good luck getting ANYTHING upstairs. Those units may have more square feet, but they will go unused because you will not want to go through the effort of renting a lift to get stuff up there. - We lived in a 3BR unit on the top floor and only 2 of our windows even opened a sliver; so prepare to pay a ton of money to AC your apartment. - Insulation in general is very bad. The windows are framed with uninsulated metal so we actually had frost buildup INSIDE our apartment this last winter. The maintenance people informed us that there are a ton of people having the same problem. No joke, we kept beers on the window ledge instead of putting them in the fridge. - The pool gets completely trashed every Saturday by the immature and spoiled residents and their tons of friends they sneak in. Please, please, please, look around at other apartments, especially 3BRs. You can find better apartments that have better locations and the exact same amenities for the same price or a lot cheaper.
This is by far the worst apartment complex I've lived in. I was sucked in by the beautiful looks of the apartment units, but wish I would have been more concerned about the management. Everyone that works here is horribly irresponsible and unorganized. They do not care about the residents at all and have no idea what's going on around the complex ever. I wasn't told I needed a parking pass at the Holly building and was almost towed and I was given the wrong mailbox key that they didn't replace for several weeks. These are huge mistakes to make and all I got both times was a "woops"... no apologies. Neighbors are loud and the apartments are so cheaply made. I moved out before my lease even ended it was so bad.
I cannot say enough good things about Jen and Laura in the leasing office. They are kind, responsive, and quick to address any concerns that I have had (and there have been a couple.) They run the building very well and make sure residents needs are met. The only downside at The View on Fifth is the young clientele that has not yet learned to respect their property or others, but Jen works hard to keep them in line :)
I attempted to view a 1-bedroom apartment earlier today with the intention of seeing what would be available in future months. The woman at the Leasing Office did not even bother to get out of her chair or offer any information, stating that only a 3-bedroom apartment was available. No attempt at gaining contact information or attempting to see what my move-in time frame would be. This encounter makes me reconsidering attempting to rent here- if this is how they treat first time visitors then what are they like when they already have your money? Truly a disappointing experience.
Brand new apartments right in the heart of Grandview! These apartments are perfect for post-grads looking to get out of the campus area but aren't ready to give up all the niceties of living among a group of your peers. These apartments are brand new as of 2015 and new units are being built across the street. The apartments have all the necessary appliances including washer and dryer and have central AC. The management staff is what pushes this from a 4-star to a 5-star. They are incredibly polite and intentive. Maintenance requests are often handled in a single day. Highly recommend the View on Fifth.
